This translates to a price psf of around S$563.<\/p>\n<p>Since then, six other million-dollar executive flats have breached the million-dollar mark, with a floor area ranging from 1,539 sq ft to 1,571 sq ft. This would mean that the price psf for these flats ranged between S$639 psf to S$722 psf.<\/p>\n<p><a id=\"nopopup\" href=\"https:\/\/go.99.co\/99gformblog\" target=\"_blank\" rel=\"noopener\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"alignnone wp-image-62770 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg\" alt=\"Seller 99.co in-house CTA banner\" width=\"1200\" height=\"225\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355-150x28.jpg 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a><\/p>\n<p>In fact, a new all-time high price was recorded for an executive resale flat in Bedok recently. The 1,539 sq ft flat, located within the 16th and 18th-floor range of Blk 10B Bedok South Avenue 2, was sold for S$1,110,888. This works out to around S$722 psf.<\/p>\n<p><iframe loading=\"lazy\" style=\"border: 0;\" src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3988.7556197391955!2d103.93393176717711!3d1.3224405999999984!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0x31da22b5bff1ade9%3A0x72df89c0b2d0bc90!2s10B%20Bedok%20South%20Ave%202%2C%20Block%2010B%2C%20Singapore%20461010!5e0!3m2!1sen!2ssg!4v1684125953802!5m2!1sen!2ssg\" width=\"600\" height=\"450\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>In terms of absolute price, this would make it the most expensive flat in Bedok (for now). But not in terms of price psf.<\/p>\n<h2>Million-dollar 5-room HDB resale flat set record for highest price psf in Bedok (so far)<\/h2>\n<p>Measuring 1,130 sq ft, the price psf for the million-dollar resale flat works out to around S$885 psf. This makes it the priciest HDB resale flat in the town in terms of price psf (at least for now).<\/p>\n<p>One possible explanation for the high price is that it\u2019s from a Design, Build and Sell Scheme (DBSS) project. DBSS projects were built by private developers and feature high-quality finishing like condo units. However, they are different from <a href=\"https:\/\/www.99.co\/singapore\/sale\/executive-condominiums\" target=\"_blank\" rel=\"noopener\">ECs<\/a> as they were sold by HDB and do not have condo facilities.<\/p>\n<figure id=\"attachment_65519\" aria-describedby=\"caption-attachment-65519\" style=\"width: 1200px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/05\/belvia-dbss.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-65519 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/05\/belvia-dbss.jpg\" alt=\"Belvia\" width=\"1200\" height=\"700\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/05\/belvia-dbss.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/05\/belvia-dbss-150x88.jpg 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a><figcaption id=\"caption-attachment-65519\" class=\"wp-caption-text\">View of Belvia. Source: Google Street View<\/figcaption><\/figure>\n<p>More importantly, the scheme has since been suspended, making them rarer compared to <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb\/hdb-bto\/\" target=\"_blank\" rel=\"noopener\">BTO flats<\/a>. It\u2019s also why some DBSS projects have recorded million-dollar flats in the resale market, such as <a href=\"https:\/\/www.99.co\/singapore\/hdb\/natura-loft-deMnx9k5zxYePhptWYw8hhKZ\" target=\"_blank\" rel=\"noopener\">Natura Loft<\/a> in Bishan and <a href=\"https:\/\/www.99.co\/singapore\/hdb\/city-view-boon-keng-deXqTs8Y3A5UnTZaGRUXe6d3\" target=\"_blank\" rel=\"noopener\">City View @ Boon Keng<\/a>.<\/p>\n<p>Another likely reason is the remaining lease. As mentioned earlier, the unit had a remaining lease of 90 years and 4 months when it was sold. Since the project TOPed in 2014, it\u2019s relatively new.<\/p>\n<p>One thing to note is that there&#8217;s a lack of newer HDB flats in Bedok that are available on the resale market. Since the BTO system started in 2001, only seven BTO projects (excluding <a href=\"https:\/\/www.99.co\/singapore\/hdb\/belvia-decTHkFZ8L8A7KhNSLvnEmpH\" target=\"_blank\" rel=\"noopener\">Belvia DBSS<\/a>) have been launched in the estate. Among these, only two projects, <a href=\"https:\/\/www.99.co\/singapore\/hdb\/ping-yi-greens-deWPKaxJjzUeR9kFkSggAyAM\" target=\"_blank\" rel=\"noopener\">Ping Yi Greens<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/hdb\/fengshan-greenville-de5tF66ArzF3LtM6wrnvfnCb\" target=\"_blank\" rel=\"noopener\">Fengshan Greenville<\/a>, have <a href=\"https:\/\/www.99.co\/singapore\/insider\/met-your-mop-what-can-you-do-with-your-flat\/\" target=\"_blank\" rel=\"noopener\">completed their MOP<\/a> and entered the resale market.<\/p>\n
