Q2 of 2023 saw yet another round of <\/span>cooling measures<\/a> introduced by the government. These measures attempted to ease the unabating property market, hitting foreign buyers the hardest. This resulted in <\/span>new launch<\/a> projects like <\/span>Newport Residences<\/a> pushing back its preview, which was originally scheduled for April.<\/span><\/p>\n

As we move into the second half of 2023, it will be interesting to see how the upcoming <\/span>new launches<\/span><\/a> perform. We\u2019ve compiled a list of new launch projects that are set to launch this quarter \u2013 if you\u2019re shopping for a new home, this list is perfect for you.<\/span><\/p>\n

1. Grand Dunman (District 15)<\/strong><\/h2>\n

Following the launches of <\/span>Tembusu Grand<\/span><\/a> and <\/span>The Continuum<\/span><\/a> in Q2, the spotlight is now on <\/span>Grand Dunman<\/span><\/a>, which is the third and final project to debut in <\/span>District 15<\/span><\/a> this year. Among the three, Gra<\/span>nd Dunman<\/span> stands out with a whopping 1,008 residential units. It is also the largest launch of 2023. <\/span><\/p>\n

Location-wise, it is the nearest project to an MRT station (<\/span>Dakota MRT<\/span><\/a> on the Circle line), a mere 2-minute walk away.\u00a0<\/span><\/p>\n

The development will have two 3-storey clubhouses containing a gym, library, function rooms, and many other facilities. There will be shops on the first floor as well. Other notable facilities include an 80m grand pool, a hydro-massage pool and a treetop walk.<\/span><\/p>\n

Grand Dunman will be developed by <\/span>SingHaiyi Group and CSC Land Group. Previews have already started (since 1 July 2023), and sales bookings will officially launch on 15 July 2023.<\/span><\/p>\n

This year, the average psf price of new sale transactions in the district is S$2,551, and the bulk of them is from Tembusu Grand and The Continuum. Hence, we anticipate Grand Dunman\u2019s psf prices to be within this range.<\/span><\/p>\n
