Despite the backdrop, prices have barely\u00a0budged due factors like the absence of a recession and low interest rates, analysts said.<\/p>\n<figure id=\"attachment_6705\" aria-describedby=\"caption-attachment-6705\" style=\"width: 800px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-6705\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/08\/winnipeg-secondary-960x540.jpg\" alt=\"Low home loan interest rates are helping to cement property as an attractive asset\" width=\"800\" height=\"450\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/08\/winnipeg-secondary-960x540.jpg 960w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/08\/winnipeg-secondary-960x540-940x529.jpg 940w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><figcaption id=\"caption-attachment-6705\" class=\"wp-caption-text\">Low home loan interest rates are helping to cement property as an attractive asset<\/figcaption><\/figure>\n<p>Going by official figures, the latest private home vacancy rate is 8.9 percent, close to what was\u00a0seen after the Asian Financial Crisis of 1997.\u00a0Mortgagee sale listings have similarly peaked, with 31 newly-listed properties in the year&#8217;s second\u00a0quarter, data from consultancy Knight Frank showed.<\/p>\n<p>Still, Monetary Authority of Singapore managing director Ravi Menon said it was \u201ctoo early\u201d to\u00a0remove curbs on property ownership as prices have shifted \u201conly modestly\u201d.\u00a0Prices have dropped by just 9 percent since the third quarter of 2013, according to Urban\u00a0Redevelopment Authority statistics.<\/p>\n<p>SLP International head of research and consultancy Nicholas Mak said that home prices \u201chave not\u00a0fallen much\u201d as the island nation was not in a recession.<\/p>\n<p>\u201cThe current slowdown in the property market is mainly caused by government policies, not due to\u00a0a recession,\u201d he explained.<\/p>\n<p>Mr Colin Tan, director of research and consultancy at Suntec Real Estate Consultants, said that\u00a0investors are holding on the majority of vacant private homes.<\/p>\n<p>\u201cIn many cases, especially for the high-end (properties), a deep cut is necessary to reach\u00a0affordability levels of home owners,\u201d Mr Tan quipped. \u201cAs conditions are not so dire now to warrant a deep cut, everyone is holding on to their positions\u00a0as small cuts don\u2019t really move sales,\u201d he added.<\/p>\n<p>Low home loan interest rates are also helping to cement the place of property as an attractive asset.\u00a0These are typically pegged to the three-month Singapore interbank offered rate (Sibor), that is\u00a0currently around 1.2 percent, <a href=\"http:\/\/www.channelnewsasia.com\/news\/singapore\/private-homes-puzzle-why\/3014552.html\">Channel NewsAsia<\/a> reported.
