While younger audiences follow TikTok and IG personalities on first-home topics like how to BTO, get a queue number, and renovate your flat, Chiew&#8217;s target audience is gentrified differently.<\/p>\r\n\r\n\r\n\r\n<p>His <a href=\"https:\/\/go.99.co\/ericchiewyoutube\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">YouTube channel<\/a>, which at the time of this publication, has about 21k subscribers and 221 videos, began about 4 years ago. It appeals to seasoned homebuyers and investors, and focuses more on property investing, asset appreciation, buying and selling, and finding the right time to enter (and exit).<\/p>\r\n\r\n\r\n\r\n<p>One formula that sets Chiew apart is his humour, as he occasionally peppers his videos with Singlish and neighbourhood chit-chat, giving viewers an &#8220;eh, got <em>lobang<\/em> or not?&#8221; (translated: exclusive tips) scoop on things. His famous buzzwords include &#8220;<em>huat kueh<\/em>&#8221; (i.e. earning profits represented by prosperity Chinese rice cakes), &#8220;chai tow&#8221; (ie. getting chopped (or receiving the short end of a stick) like a carrot or radish) and &#8220;exit strategy&#8221;.<\/p>\r\n\r\n\r\n\r\n<p>Among property agents and home investors, he is a household name &#8211; a familiar face at least, whose honest opinions and humour on the property scene will continue to educate and entertain. I lost my mother to cancer when I was 18 years old. I was homeless for a period, renting room to room from relatives and church friends. I began to be diligent to earn more money in a corporate banking job when I was 22 years old, after National Service.<\/p>\r\n\r\n\r\n\r\n<p>It was at this point in my life where I met several wealthy people who taught me about investments and properties.<\/p>\r\n\r\n\r\n\r\n<p>At the time, I saw many beautiful houses, and hoped that I could one day own one such property. This is how I started my journey at 26, where I purchased my first property with my ex-boss. I made my first pot of gold from this property after three years. It gave me a lot of confidence and a clear direction to build my property portfolio.<\/p>\r\n<p>My first property was a 2-bedder condo at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/leonie-suites\" target=\"_blank\" rel=\"noopener\">Leonie Studio<\/a>. I placed S$100k as a down payment and got back S$200k after the unit was sold. I also bought a new launch condo, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/bartley-ridge\" target=\"_blank\" rel=\"noopener\">Bartley Ridge<\/a>, with my wife, which gave us the capital to buy our landed properties.<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\" id=\"h-where-do-you-currently-stay\"><strong>Where do you currently stay?<\/strong><\/h2>\r\n\r\n\r\n\r\n<p>I am currently staying in a semi-detached house in the <a href=\"https:\/\/www.99.co\/singapore\/sale?bathrooms=any&amp;composite_furnishing=any&amp;composite_property_status=any&amp;composite_views=any&amp;features_and_amenities=any&amp;has_floor_plan=false&amp;isFilterUnapplied=false&amp;landed_sub_type=semi_detached&amp;main_category=landed&amp;map_bounds=1.5827095153768858%2C103.49449749970108%2C1.1090706240313446%2C104.12483807587296&amp;name=D10%20-%20Tanglin%20%2F%20Holland&amp;page_num=1&amp;page_size=35&amp;path=%2Fsingapore%2Fsale&amp;period_of_availability=any&amp;property_segments=residential&amp;query_coords=1.312863760516108%2C103.80782108200053&amp;query_ids=dtdistrict10&amp;query_limit=radius&amp;query_type=district&amp;rooms=any&amp;show_cluster_preview=true&amp;show_description=true&amp;show_future_mrts=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;tenure=any&amp;zoom=14\" target=\"_blank\" rel=\"noopener\">Holland-Bukit Timah area<\/a>, which I bought when I was 33. Coincidentally, I will move to my new house &#8211; a bungalow &#8211; next year. In fact, it has been growing well. We will continue to save and invest, since there are several uncertainties in the property market right now.<\/p>\r\n<p>Perceived uncertainties are because of a lack of knowledge about buying the right property at the right location. The high costs involved, besides rising interest rates, brought about further anxiety to many homeowners and investors.<\/p>\r\n<p>The solution is to still definitely get into the property market in the right location. It will never get easier if one continues to wait. I would suggest for anyone to start as soon as possible in getting a bigger place in the right location. The property market in Singapore will certainly continue to grow on an upward trajectory.<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\" id=\"h-what-specific-types-of-properties-do-you-invest-in-and-why-do-you-prefer-them\"><strong>What specific types of properties do you invest in, and why do you prefer them?<\/strong><\/h2>\r\n\r\n\r\n\r\n<p>I love residential properties, especially the freehold landed sector, as there is a very low supply and high demand.<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\" id=\"h-how-do-you-assess-potential-investment-opportunities-in-the-singapore-property-market-what-are-the-key-factors-that-you-consider\"><strong>How do you assess potential investment opportunities in the Singapore property market? What are the key factors that you consider?<\/strong><\/h2>\r\n\r\n\r\n\r\n<p>It primarily depends on one\u2019s budget. Each type of property has its \u2018sweet spot\u2019 on the entry price. Assuming that one\u2019s budget is about S$2 million, you can consider a three-bedroom at the city fringe area, or a 3- to 4-bedder in the <a href=\"https:\/\/www.99.co\/singapore\/insider\/buyers-pay-more-ocr-integrated-developments\/\" target=\"_blank\" rel=\"noopener\">OCR (Outside of Central Region)<\/a>. Everyone should work within their budget. It is important not to over-leverage.<\/p>\r\n\r\n\r\n\r\n<p>If your budget is below S$1.8 million, the OCR is definitely a very good area to explore. A budget higher than S$1.8 million means you can consider the city fringe (<a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-rest-of-central-region-rcr\/\" target=\"_blank\" rel=\"noopener\">RCR, or Rest of Central Region<\/a>). The city fringe area enjoys an outrageous demand from upgraders. It is therefore easier to enter and exit with a healthy profit.<\/p>\r\n\r\n\r\n\r\n<p>Besides entry price, buying into the right area is significant. Some areas have tiny growth. Research is critical. For example, we should consider factors like new shopping malls, upcoming MRT stations, and 1km from good primary schools, when we assess areas with high growth potential. Such areas include Punggol, Bayshore, Clementi, Jurong, and many more. The most promising growth area right now is <a href=\"https:\/\/www.99.co\/singapore\/insider\/may-2023-hdb-bto-review-tengah\/\" target=\"_blank\" rel=\"noopener\">Tengah<\/a>. My advice is to focus on the location and land size.<\/p>\r\n\r\n\r\n\r\n<p>Look for a good landed area within your budget. You can start from the OCR, followed by the city fringe, and move to the CCR when you have accumulated profits.<\/p>\r\n\r\n\r\n\r\n<p>&#8211;<\/p>\r\n\r\n\r\n    <section
