{"id":7057,"date":"2016-09-12T07:13:42","date_gmt":"2016-09-11T23:13:42","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=7057"},"modified":"2022-07-01T04:03:39","modified_gmt":"2022-06-30T20:03:39","slug":"property-curbs-will-not-ease-anytime-soon","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/property-curbs-will-not-ease-anytime-soon\/","title":{"rendered":"MAS: Property cooling measures will not ease &#8220;anytime soon&#8221;"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div><figure id=\"attachment_7058\" aria-describedby=\"caption-attachment-7058\" style=\"width: 800px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-7058\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/09\/construction.jpg\" alt=\"It will be a while before the cooling measures will be lifted\" width=\"800\" height=\"533\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/09\/construction.jpg 749w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/09\/construction-600x400.jpg 600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/09\/construction-440x294.jpg 440w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><figcaption id=\"caption-attachment-7058\" class=\"wp-caption-text\">It will be a while before the cooling measures will be lifted<\/figcaption><\/figure>\n<p>Reiterating the government&#8217;s long-held position, the Monetary Authority of\u00a0Singapore (MAS) said that property cooling measures were here to stay amid falling\u00a0home prices.<\/p>\n<p>The recent tweaks to refinancing rules will make it easier for home owners to\u00a0refinance their mortgages, but it \u201cdoesn&#8217;t represent an easing at all,\u201d said MAS\u00a0managing director Ravi Menon.<\/p>\n<p>The move was made to lighten their debts, rather than to encourage an uptake of\u00a0housing loans, he explained.<\/p>\n<p>\u201cIf you look for a prop up to the market, this is not going to help as it doesn\u2019t apply to\u00a0new loans,\u201d Mr Menon said.<\/p>\n<p>\u201cThis is to improve financial prudence without creating new demand for housing\u00a0loans,\u201d he added. \u201cWe won&#8217;t ease anytime soon.\u201d<\/p>\n<p>Earlier September, MAS lifted a cap on the amount home owners could borrow to\u00a0refinance existing mortgages.<\/p>\n<p>These owners could previously borrow up to 60 percent of their expected income,\u00a0and less if they had taken up car or study loans.\u00a0Now, there are no such restrictions on owner-occupiers, following changes to the\u00a0Total Debt Servicing Ratio framework that took immediate effect.<\/p>\n<p>The cap of 60 percent will still apply when owners are taking up fresh home loans.\u00a0Still, a few experts saw the surprise move as a shift toward the easing of property\u00a0curbs.
