The October BTO launch saw its lowest average take-up rate for 3 Rooms and above configurations when compared to its past 10 launches<\/em>,&#8221; says 99.co&#8217;s Chief Data Officer Luqman Hakim.<\/p>\r\n<hr \/>\r\n\r\n\r\n<h2 id=\"h-market-dynamics\" class=\"wp-block-heading\">Market dynamics<\/h2>\r\n\r\n\r\n\r\n<p>The <a href=\"https:\/\/www.srx.com.sg\/price-index\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">SRX Property Price Index for HDB Resale<\/a> indicates a 0.5% price increase in October 2023 compared to the preceding month. This rise is nuanced across different sectors, with Non-Mature Estates seeing a 0.8% increase and Mature Estates a 0.6% uptick. Room types also varied, with 3-room flats increasing by 0.3%, 4-room by 0.7%, and Executive flats by a striking 1.7%, while 5-room flats experienced a slight decrease of 0.4%.<\/p>\r\n<p><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/11\/ResaleVolumeResalePrice_Oct2023-e1699525399984.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"aligncenter size-full wp-image-70854\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/11\/ResaleVolumeResalePrice_Oct2023-e1699525399984.jpg\" alt=\"hdb resale october 2023\" width=\"1200\" height=\"1400\" \/><\/a><\/p>\r\n\r\n\r\n\r\n\r\n\r\n<p>Year-on-year analysis paints a broader picture of growth, with an overall price increase of 5.3% from October 2022. All room types have seen increases, particularly Executive flats, which have surged by 7.4%.<\/p>\r\n\r\n\r\n\r\n<p>Mr. Luqman Hakim says, &#8220;<em>Some of these HDB seekers may instead turn to the Resale market for more choices and this likely contributed to the 11% increase in resale volume in October. However, we expect Resale volume to stay slightly the same or lower in November and December due to the holiday period and as HDB seekers await to participate in the December HDB BTO launch.<\/em>&#8220;<\/p>\r\n<p><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/11\/SPIandMedian_Oct2023-e1699525449461.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"aligncenter size-full wp-image-70855\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/11\/SPIandMedian_Oct2023-e1699525449461.jpg\" alt=\"hdb resale october 2023\" width=\"1200\" height=\"1391\" \/><\/a><\/p>\r\n\r\n\r\n\r\n\r\n<hr \/>\r\n<h2 id=\"h-transaction-volume\" class=\"wp-block-heading\">Transaction volume<\/h2>\r\n\r\n\r\n\r\n<p>The resale market saw 2,200 flats change hands in October, marking a 10.8% decrease from September 2023. However, this represents a 12.0% increase from the previous year. The distribution of sales across room types and estates further highlights the market&#8217;s diversity, with Non-Mature Estates accounting for 62.2% of the resale volume.<\/p>\r\n<p><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/11\/ResaleVolumeBreakdown_Oct2023-e1699525480942.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"aligncenter size-full wp-image-70856\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/11\/ResaleVolumeBreakdown_Oct2023-e1699525480942.png\" alt=\"hdb resale october 2023\" width=\"1259\" height=\"1417\" \/><\/a><\/p>\r\n\r\n\r\n\r\n\r\n\r\n<p>&#8220;<em>Following the rise in volume, resale prices in October also increased by 0.5%. October also saw 41 \u201cmillion-dollar\u201d transactions &#8211; this brings the total number of million-dollar transactions in 2023 to 377, just exceeding the whole of 2022\u2019s 370 transactions above million dollars<\/em>,&#8221; says Mr. Luqman Hakim.<\/p>\r\n<p>[xyz-ihs snippet=&#8221;Property-Value-Widget-Code&#8221;]<\/p>\r\n<hr \/>\r\n\r\n\r\n<h2 id=\"h-record-breaking-deals\" class=\"wp-block-heading\">Record-breaking deals<\/h2>\r\n\r\n\r\n\r\n<p>A 5-room flat at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/bukit-merah\/henderson-road\" target=\"_blank\" rel=\"noreferrer noopener\">Henderson Road<\/a> set the record for the month with a transaction price of S$1,450,000.
