Mixed-use development Thong Sia Building was sold for\u00a0$380 million.<\/p>\n<p>The jump in sales value coincides with more competition for land parcels between developers, as supply\u00a0from the Government Land Sales (GLS) programme continues to shrink.<\/p>\n<p>\u201cThis is evident by the high number of participants in recent tenders,\u201d said Mr Wong Xian Yang, head of\u00a0research and consultancy at OrangeTee.\u00a0\u201cAs such, developers are exploring other options such as the collective sales market,\u201d he added.<\/p>\n<p>Mr Chris Koh, director of property firm Chris International, expressed similar views.\u00a0\u201cRecent GLS tenders have been very, very competitive. And I think with asking prices having come down,\u00a0there is more reason for developers to look at the en-bloc market to pick up some sites,\u201d he said.<\/p>\n<p>According to market analysts, the ongoing sale of Raintree Gardens will likewise attract healthy interest\u00a0from property developers.\u00a0The 175-unit Potong Pasir development, which has a minimum asking price of $315 million, will have its\u00a0tender closed on Oct 5.<\/p>\n<p>\u201cThe tender for Raintree Gardens\u2026 would be a litmus test for the collective sale market. If successful, that\u00a0would add another $315 million, assuming they meet their asking price, which would bring the total en- bloc\u00a0sales value in 2016 to nearly $1 billion,\u201d said Mr Wong.<\/p>\n<p>As compared to previous years, the volume of developments being put up for en-bloc is low, he added.
