The scheme was expanded to include\u00a0four-room flats in April, in addition to flats that are three-room and smaller.<\/p>\n<p>While the scheme is unlikely to expand further to cover five-room units, the Minister for\u00a0National Development Lawrence Wong said that there will be efforts to help elderly home\u00a0owners downsize their flats soon, <a href=\"http:\/\/www.straitstimes.com\/singapore\/housing\/lease-buyback-scheme-not-likely-to-cover-5-room-flats\">The Straits Times<\/a> reported.<\/p>\n<p>Regarding the reluctance to cover five-room flats, Mr Wong cited a lack of urgency and a\u00a0need to \u201cstudy other options for right-sizing first\u201d.\u00a0According to R&#8217;ST Research director Ong Kah Seng, not expanding the LBS makes sense as\u00a0many seniors are conservative, preferring to keep their flat for the next generation rather\u00a0than to sell it.<\/p>\n<p>&#8220;Many prefer to bequeath their flat to the next generation instead,&#8221; he said.\u00a0In addition to the LBS, the Silver Housing Bonus also helps seniors to monetise their flats.\u00a0After downsizing their flat, the scheme gives elderly home owners a cash grant and transfers\u00a0the sale proceeds into their Central Provident Fund (CPF) account.<\/p>\n<p>Mr Wong noted that further work will be done to smoothen such transitions within his term.\u00a0&#8220;It sounds straightforward to do but there are a lot of transactions that you have to go\u00a0through,&#8221; he noted, adding that some people may have problems with financing and timing\u00a0their moves.<\/p>\n<p>&#8220;You have to make sure that the timing works well, (that) everything is back to back,\u00a0otherwise, you would end up caught in between,&#8221; he said.\u00a0To help seniors get value out of their flats, Mr Ong also suggested improvements such as\u00a0having the Government provide comprehensive counselling to educate elderly home owners\u00a0on their monetisation options.<\/p>\n<p>As of May, more than 1,500 households have taken up the scheme, with 541 doing so\u00a0between April last year and March this year.<\/p>\n<p>Read more at <a href=\"http:\/\/www.straitstimes.com\/singapore\/housing\/lease-buyback-scheme-not-likely-to-cover-5-room-flats\">The Straits Times<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The Lease Buyback Scheme (LBS) is not likely to cover five-room flats in the near future.
