{"id":7417,"date":"2016-10-17T07:22:57","date_gmt":"2016-10-16T23:22:57","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=7417"},"modified":"2022-07-01T04:04:15","modified_gmt":"2022-06-30T20:04:15","slug":"condominiums-approaching-top","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/condominiums-approaching-top\/","title":{"rendered":"Why you should consider buying completed \/ TOP condos"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div><figure id=\"attachment_7418\" aria-describedby=\"caption-attachment-7418\" style=\"width: 800px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-7418\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/10\/rezi3two.jpg\" alt=\"Purchasing TOP condos does have its merits\" width=\"800\" height=\"373\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/10\/rezi3two.jpg 960w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/10\/rezi3two-940x438.jpg 940w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><figcaption id=\"caption-attachment-7418\" class=\"wp-caption-text\">Purchasing TOP condos does have its merits<\/figcaption><\/figure>\n<p>If you\u2019re interested in getting a <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\">condominium<\/a> in Singapore, you\u2019ve got 3 options open to you: <\/span>\t\t<\/p>\n<ol>\n<li style=\"font-weight: 400;\"><a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\" target=\"_blank\" rel=\"noopener noreferrer\"><b>Resale condos<\/b><\/a> &#8211; condominiums that have already been constructed, and are currently owned or occupied:<br \/>\n<\/span><\/li>\n<li style=\"font-weight: 400;\"><a href=\"https:\/\/www.99.co\/singapore\/new-launches\/sale\" target=\"_blank\" rel=\"noopener noreferrer\"><b>New launch (or prelaunch) condos<\/b><\/a> \u2013 condominiums that are slated to be, or in the process of being, constructed; and<\/span><\/span><\/li>\n<li style=\"font-weight: 400;\"><b>TOP condos<\/b> \u2013 condominiums that are close to receiving its Temporary Occupation Permit (\u201c<\/span><b style=\"font-weight: 400;\">TOP<\/b>\u201d).<\/span><\/li>\n<\/ol>\n<p>Each of these types has their own advantages and disadvantages, but we\u2019re here to tell you why you should consider TOP condos for your next purchase. <\/span>\t\t<\/p>\n<ul>\n<li><b>TOP condos are in prime condition<\/b><\/li>\n<\/ul>\n<p>The beauty of a brand new unit is that all the fixtures and fittings are in prime condition. <\/span>\t\t<\/p>\n<p>This means not having to spend precious time (not to mention money!) fixing leaking taps or replacing loose tiles. <\/span>\t\t<\/p>\n<p>Besides the practical benefits, you have the less tangible (but no less important) peace of mind that comes with knowing that the tub you\u2019re soaking in isn\u2019t coated with years of skin cells from previous owners. <\/span>\t\t<\/p>\n<ul>\n<li><b>Capital Appreciation<\/b><\/li>\n<\/ul>\n<p>As the first owner of the property, you\u2019re best-placed to reap maximum capital appreciation off your unit.\t\t<\/p>\n<p>There are two reasons for this. <\/span>\t\t<\/p>\n<p>First, buying direct from the developer means you\u2019re cutting out the middleman, and getting the apartment at what you might call the \u2018wholesale\u2019 price. When you\u2019re ready to sell, this will give you the upper hand against other sellers who had bought their apartment second or third-hand, as you can afford to price your apartment lower than what they\u2019re asking, yet still maintain a healthy profit line. \u00a0\u00a0\u00a0<\/span>\t\t<\/p>\n<p>Second, since depreciation only begins on completion, there\u2019s virtually no asset depreciation here. So if you\u2019re <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\">buying a condominium<\/a> for investment purposes, a TOP condominium is a better option than the more aged resale condominium. <\/span>\t\t<\/p>\n<p>Just be sure to wait at least 4 years from your purchase to avoid having to pay any <\/span><a href=\"https:\/\/www.iras.gov.sg\/irashome\/Other-Taxes\/Stamp-Duty-for-Property\/Working-out-your-Stamp-Duty\/Selling-or-Disposing-of-Property\/\">Seller\u2019s Stamp Duty<\/span><\/a> on your sale. <\/span>\t\t<\/p>\n<ul>\n<li><b>Free Repairs!<\/b><\/li>\n<\/ul>\n<p>Expanding on the earlier point of the unit being in prime condition, a TOP condominium also comes with a defects liability period (usually about 1 year from TOP) during which time the developer is contractually obligated to repair any damage or defect in the unit.\t\t<\/p>\n<p>The best part? Repairs are done totally at the developer\u2019s expense. <\/span>\t\t<\/p>\n<ul>\n<li><b>Greater Choice of Units<\/b><\/li>\n<\/ul>\n<p>Developers usually make the majority of their sales at their launch, i.e. before construction has even started on the units.\t\t<\/p>\n<p>However, and especially in today\u2019s slower market, there\u2019s still a sizeable number of units available as the project nears TOP for potential buyers to choose from.\t\t<\/p>\n<p>This means buyers have a greater chance of securing prime units, especially compared to resale condominiums where they\u2019re constrained to choosing between whatever units current owners are putting on the market.\t\t<\/p>\n<ul>\n<li><b>Discounts and Freebies<\/b><\/li>\n<\/ul>\n<p>This one will appeal to all the bargain-hunters out there (so basically about 99 percent of Singaporeans). <\/span>\t\t<\/p>\n<p>Developers today are courting buyers <\/span><i>aggressively<\/span><\/i> with great discounts and freebies in the hopes of enticing them to purchase a unit. Here\u2019s a table of some of the key differences between TOP and new launch condominiums that might help you out.\t\t<\/p>\n<table style=\"height: 779px;\">\n<tbody>\n<tr>\n<td><\/td>\n<td>\n<p style=\"text-align: center;\"><b>New launch condos<\/b><\/p>\n<\/td>\n<td>\n<p style=\"text-align: center;\"><b>TOP condos<\/b><\/p>\n<\/td>\n<\/tr>\n<tr>\n<td>\n<p style=\"text-align: center;\"><b>Payments<\/b><\/p>\n<\/td>\n<td>\n<p style=\"text-align: center;\">Since new launch condominiums aren\u2019t built yet, payments are made according to a Progressive Payment Scheme (instalments of 5 \u2013 10 percent every 6 months). <\/span><\/p>\n<p style=\"text-align: center;\">This means lower monthly payment obligations on your bank loan. <\/span><\/p>\n<\/td>\n<td>\n<p style=\"text-align: center;\">Much like buying a resale condominium, you\u2019ll be required to pay the entire purchase price.<\/span><\/p>\n<\/td>\n<\/tr>\n<tr>\n<td>\n<p style=\"text-align: center;\"><b>Waiting Time<\/b><\/p>\n<\/td>\n<td>\n<p style=\"text-align: center;\">You\u2019ll have to wait between 1 &#8211; 3 years for your unit to be ready.<\/span><\/p>\n<\/td>\n<td>\n<p style=\"text-align: center;\">Depending on how far along construction is, you can be in possession of your unit in a matter of months.<\/span><\/p>\n<\/td>\n<\/tr>\n<tr>\n<td><b>Uncertainty<\/b><\/td>\n<td>\n<p style=\"text-align: center;\">You\u2019ll have to rely on floorplans, and try to imagine what the flat will eventually look like. <\/span><\/p>\n<p style=\"text-align: center;\">There\u2019s a danger that you may not like the end result once it\u2019s been constructed. <\/span><\/p>\n<\/td>\n<td>\n<p style=\"text-align: center;\">There will usually be a show flat available within the building so you can have an idea of how your unit will look, so there\u2019s minimal guesswork involved. <\/span><\/p>\n<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p>Convinced that TOP condos are the way to go?
