width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\"><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\"><\/span><\/span><\/iframe><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-capital-gains-and-returns\" class=\"wp-block-heading\"><b>Capital gains and returns<\/b><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The overall median capital gain for resale condos in March 2024 stood at S$380,000, reflecting a S$20,000 increase from February 2024. <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/d11\" target=\"_blank\" rel=\"noreferrer noopener\">District 11 (Newton \/ Novena)<\/a> emerged with the highest median capital gain at S$823,000, while <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/d1\" target=\"_blank\" rel=\"noreferrer noopener\">District 1 (Boat Quay \/ Raffles Place \/ Marina)<\/a> reported the lowest median capital gain at -S$63,000.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Additionally, the median unlevered return for resale condos in March 2024 was recorded at 33.4%. <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/d26\" target=\"_blank\" rel=\"noreferrer noopener\">District 26 (Mandai \/ Upper Thomson)<\/a> had the highest median unlevered return at 63.3%, whereas District 1 reported the lowest at -5.8%.\u00a0<\/span><\/p>\r\n<p style=\"border: 2px solid black;
