Buying a house in Singapore is anything but a walk in the park. There’s more to think about than just picking a place \u2013 including considering factors like <\/span>lease length<\/span><\/a> and access to public transport.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n

And if you’re a young parent hoping to enrol your child into a top primary school, there’s one more thing to keep in mind: being within 1km of good primary schools.<\/span><\/p>\r\n\r\n\r\n\r\n

Living closer to the school increases your chances of successful registration. In Singapore’s competitive environment, parents often carefully choose a home to boost their child’s school prospects.<\/span><\/p>\r\n\r\n\r\n\r\n

Getting your child into a top primary school in Singapore<\/span><\/h2>\r\n\r\n\r\n\r\n

How can you get your child into your preferred school? To answer the question, you must first understand how Singapore\u2019s primary school admissions work.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n

Primary school admission in Singapore is divided across the following phases:<\/span>

Starting from 2022, Phase 2C, which is for those with no prior connection to the school, has seen an increase in the number of seats from 20 to 40.<\/span><\/p>\r\n\r\n\r\n\r\n

If your desired school has more applicants than spots, priority admission is based on your child’s citizenship and the Home-School Distance category. Essentially, this means that living closer to the school increases your chances of securing a spot.<\/span><\/p>\r\n\r\n\r\n\r\n

Priority admission follows this order:<\/span><\/p>\r\n\r\n\r\n\r\n

  1. Singapore Citizens (SC) living within 1km of the school<\/span><\/li>\r\n\r\n\r\n\r\n
  2. SC living between 1km and 2km of the school<\/span><\/li>\r\n\r\n\r\n\r\n
  3. SC living outside 2km of the school<\/span><\/li>\r\n\r\n\r\n\r\n
  4. Permanent Residents (PR) living within 1km of the school<\/span><\/li>\r\n\r\n\r\n\r\n
  5. PR living between 1km and 2km of the school<\/span><\/li>\r\n\r\n\r\n\r\n
  6. PR living outside 2km of the school<\/span><\/li>\r\n<\/ol>\r\n\r\n\r\n\r\n

    However, because of the high demand, even living within the 1km to 2km radius may not guarantee admission. Many parents aiming for a top primary school in Singapore often ensure they live within a 1km radius to maximise their chances.<\/span><\/p>\r\n\r\n\r\n\r\n

    To check if you’re within the 1km radius of your preferred primary school, <\/span>you can use the MOE primary school distance calculator<\/span><\/a>.<\/span><\/p>\r\n\r\n\r\n\r\n

    Properties within 1km of top primary schools are in high demand<\/span><\/h2>\r\n\r\n\r\n\r\n

    It’s no surprise that properties near the top primary schools in Singapore are in high demand. According to The Straits Times, <\/span>condos within 1km of Princess Elizabeth Primary School (District 23), the most oversubscribed school in 2023, saw their median resale prices soar by 51%.<\/span><\/a><\/p>\r\n\r\n\r\n\r\n

    The same article also reported significant appreciation in other condos surrounding <\/span>top schools such as Rosyth Primary and Pei Hwa Presbyterian<\/span><\/a>. And if the property is within the 1km radius of not one, but two top primary schools, <\/span>demand skyrockets<\/span>.<\/span><\/p>\r\n\r\n\r\n\r\n

    For instance, <\/span>AMO residence<\/span><\/a> in <\/span>District 20<\/span><\/a> that is currently under development (TOP 2026), is close to both CHIJ and Ai Tong Primary School<\/span><\/a> and got sold out despite its high price.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n

    Silversea <\/span><\/a>in <\/span>District 15<\/span><\/a> is another example of how proximity to top schools can influence prices. Within the project, only Block 50 of the project falls <\/span>within the 1km radius of Tao Nan Primary School<\/span><\/a>. In 2022 and 2023, Block 50 had an average PSF of $1,904.5. Meanwhile, blocks that sat outside the 1km radius, such as Block 46, had an average PSF of $1,860.2 in the same period.<\/span>

    While parents may feel disheartened by these differences, for potential investors, buying near a top school could mean higher appreciation and rent rates.<\/span>
    <\/span><\/p>\r\n\r\n\r\n\r\n

    However, it is important to note that the current property market is in many ways an anomaly. The country has seen <\/span>never-before rent rates as the economy freed up during a post-COVID boom<\/span><\/a>. <\/span>New housing projects were announced<\/span><\/a> and people, from long term visitors to expatriates, started streaming into the island. <\/span>2022 was also the first full year of the revised Phase 2C that MOE launched for primary school registration<\/span><\/a>. However, do note that the trend might change depending on external factors and any cooling measures by the government.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n

    Tips for purchasing a home within the 1km radius<\/span><\/h2>\r\n\r\n\r\n\r\n

    While properties near top schools in Singapore are pricier, this can be seen as an investment in your child\u2019s education, and perhaps your retirement, too. With such high stakes on the table, it\u2019s important that you go through this home-buying process carefully and thoroughly.<\/span><\/p>\r\n\r\n\r\n\r\n

    Here are some tips on how to do so:\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n

    1) Plan in advance<\/b><\/h3>\r\n\r\n\r\n\r\n

    As simple as this might sound, planning is the best thing you can do to identify a good house and increase your child\u2019s chances of success. Once you’ve <\/span>identified the ideal school<\/span><\/a>, you have options: buy within the 1km radius or rent with a lease of six months to two years to improve your priority access.<\/span><\/p>\r\n\r\n\r\n\r\n
