{"id":7453,"date":"2016-10-22T08:25:06","date_gmt":"2016-10-22T00:25:06","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=7453"},"modified":"2022-07-01T04:04:19","modified_gmt":"2022-06-30T20:04:19","slug":"landed-home-sales-rise","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/landed-home-sales-rise\/","title":{"rendered":"Landed home sales rise to three-year high in Q3"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div><p>Landed home sales reported their highest numbers in three years during the recently-concluded Q3, as more buyers made their move in view of attractive prices.<\/p>\n<figure id=\"attachment_7454\" aria-describedby=\"caption-attachment-7454\" style=\"width: 800px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-7454\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/10\/landed.jpg\" alt=\"Latest landed home sales figures show strong confidence about landed homes as long-term investments\" width=\"800\" height=\"585\" \/><figcaption id=\"caption-attachment-7454\" class=\"wp-caption-text\">Latest landed home sales figures show strong confidence about landed homes as long-term investments<\/figcaption><\/figure>\n<p>According to the latest figures released by the Urban Redevelopment Authority (URA) and property\u00a0consulting firm Edmund Tie &amp; Company (SEA), total transaction numbers for landed houses had risen\u00a0by 17.5 percent from the last three months to 436 units in Q3.<\/p>\n<p>The sales peak came in the wake of a 2.2 percent quarter-on-quarter drop in landed home prices\u00a0during the three months leading up to September.<\/p>\n<p>URA data also showed that landed home prices had slipped by 14.4 per cent since the 2013 peak,\u00a0stemming from cooling measures such as the Additional Buyer Stamp Duty (ABSD) and Total Debt\u00a0Servicing Ratio (TDSR) framework.<\/p>\n<p>Nonetheless, local confidence about landed homes as long-term investments remains strong, owing\u00a0to hopes of future price appreciations among buyers, as well as the relative scarcity of such\u00a0properties.<\/p>\n<p>Landed homes made up only 2.9 percent of the total residential properties under construction this\u00a0year, with only 1,182 new units being built as of the second quarter.<\/p>\n<p>\u201cThe long-term prospects for the landed sub-market remain positive. Many aspire towards\u00a0ownership of a landed property, which is within the top tier of the housing market, and this\u00a0aspiration is likely to continue into the future,\u201d said Mr Ong Teck Hui, national director for research\u00a0and consultancy at property firm JLL Singapore.<\/p>\n<p>\u201cDue to limited supply, we can expect superior price appreciation from landed homes over the long\u00a0term,\u201d he added.<\/p>\n<p>Echoing Mr Ong\u2019s views, Dr Lee Nai Jia, head of research at Edmund Tie &amp; Company (SEA), expects\u00a0that demand for landed homes will continue to stay strong.<\/p>\n<p>\u201cGiven that prices and construction costs for landed homes have decreased, many buyers are\u00a0looking at older landed homes for reconstruction.
