The last significant rise was back in February 2021, with a 1.9% month-on-month increase. Specifically, prices for 3-room flats increased by 1.6%, 4-room flats by 1.8%, 5-room flats by 1.6%, and executive flats by 1.1%.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">According to the SRX Property Price Index for HDB Resale:<\/span><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><span style=\"font-weight: 400;\">Year-on-year, the overall price increase was 7.3% from June 2023.<\/span><\/li>\r\n\r\n\r\n\r\n<li><span style=\"font-weight: 400;\">Year-on-year, prices for all room types increased: 3-room by 6.5%, 4-room by 7.5%, 5-room by 7.3%, and executive by 6.2%.<\/span><\/li>\r\n\r\n\r\n\r\n<li><span style=\"font-weight: 400;\">Prices in both mature and non-mature estates rose by 6.7% and 7.3%, respectively, from a year ago.<\/span><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<h2 id=\"h-decline-in-resale-volume\" class=\"wp-block-heading\"><strong>Decline in resale volume<\/strong><\/h2>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2024\/07\/million-dollar-flats-ath-june-2024-hdb-monthly-overall-resale-volume.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-76344\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2024\/07\/million-dollar-flats-ath-june-2024-hdb-monthly-overall-resale-volume.png\" alt=\"million dollar flats ath june 2024 overall resale volume\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2024\/07\/million-dollar-flats-ath-june-2024-hdb-monthly-overall-resale-volume.png 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2024\/07\/million-dollar-flats-ath-june-2024-hdb-monthly-overall-resale-volume-150x113.png 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">A total of 2,184 HDB resale flats were transacted in June 2024, marking a 13.1% decrease from May 2024.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">However, year-on-year, the resale volume for June 2024 was 17.5% <\/span><i><span style=\"font-weight: 400;\">higher <\/span><\/i><span style=\"font-weight: 400;\">than the previous year.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p id=\"came-from-mature-estates\"><span style=\"font-weight: 400;\">By room type, 24.8% of the volume came from 3-room flats, 44% from 4-room flats, 24.2% from 5-room flats, and 6.9% from executive flats. Breaking it down by estate, 57.7% of the resale volume in June 2024 came from non-mature estates, while 42.3% came from mature estates.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-highest-transacted-prices-in-june-2024\" class=\"wp-block-heading\"><strong>Highest transacted prices in June 2024<\/strong><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/s1-588m-city-vue-henderson-ath-june-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">The highest transacted price for a resale flat in June was achieved by a 5-room flat<\/a> at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/bukit-merah\/boon-tiong-road\">Boon Tiong Rd<\/a>, selling for S$1,588,000. These million-dollar flats represented 4.4% of the total resale volume for the month.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Kallang Whampoa recorded 18 million-dollar flats sold, followed by Geylang and Bukit Merah with 11 units each. Other areas contributing to these transactions included <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/toa-payoh\" target=\"_blank\" rel=\"noreferrer noopener\">Toa Payoh<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bishan\" target=\"_blank\" rel=\"noreferrer noopener\">Bishan<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/ang-mo-kio\" target=\"_blank\" rel=\"noreferrer noopener\">Ang Mo Kio<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/clementi\" target=\"_blank\" rel=\"noreferrer noopener\">Clementi<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/queenstown\" target=\"_blank\" rel=\"noreferrer noopener\">Queenstown<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/hdb\/serangoon\" target=\"_blank\" rel=\"noreferrer noopener\">Serangoon<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/yishun\" target=\"_blank\" rel=\"noreferrer noopener\">Yishun<\/a> (yes, you read that right), <a href=\"https:\/\/www.99.co\/singapore\/hdb\/hdb-central-area-de62vVTcQmBkKsnhb7edjvJn\" target=\"_blank\" rel=\"noreferrer noopener\">Central Area<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/hougang\" target=\"_blank\" rel=\"noreferrer noopener\">Hougang<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bedok\" target=\"_blank\" rel=\"noreferrer noopener\">Bedok<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/marine-parade\" target=\"_blank\" rel=\"noreferrer noopener\">Marine Parade<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bukit-timah\" target=\"_blank\" rel=\"noreferrer noopener\">Bukit Timah<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/pasir-ris-central\" target=\"_blank\" rel=\"noreferrer noopener\">Pasir Ris<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/hdb\/tampines\" target=\"_blank\" rel=\"noreferrer noopener\">Tampines<\/a>, and <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/woodlands\" target=\"_blank\" rel=\"noreferrer noopener\">Woodlands<\/a>.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-the-new-ath-for-million-dollar-flats-sold-is-29-73-higher-than-the-last-record-high\" class=\"wp-block-heading\"><strong>The new ATH for million-dollar flats sold is 29.73% higher than the last record high<\/strong><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\"> Out of the 96 million-dollar transactions, 35 were 4-room flats, accounting for 36.46%. Meanwhile, 42 were 5-room flats, making up 43.75%, and 18 were executive flats, which comprised 18.75%.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">If you add these percentages, you&#8217;ll get 98.96%. This is because the remaining percentage goes to one multigenerational flat that was sold for S$1,028,000. Most of the million-dollar transactions in the month came from 5-room HDBs, which is not surprising given their larger size and appeal to families needing more space.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">However, what <em>is<\/em> surprising is there were more 4-room million-dollar sales than executive sales. More 4-room flats reached the million-dollar mark compared to executive flats, and they were close to matching the 5-room transactions, with just seven fewer sales.<\/span><\/p>\r\n\r\n\r\n\r\n<p style=\"border: 2px solid black; padding: 10px;\"><strong><em>Interested in upcoming new launches for the year? This high demand, coupled with a limited supply of new flats in desirable locations, pushes prices up.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Second, location plays a major role. Flats in mature estates, <a href=\"https:\/\/www.99.co\/singapore\/mrt-stations\" target=\"_blank\" rel=\"noreferrer noopener\">close to MRT stations<\/a> and amenities, tend to command higher prices. Buyers are increasingly valuing a longer remaining lease on the flat.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Lastly, the overall HDB resale market has seen significant price increases in recent years.
