In simpler terms, that&#8217;s more than double the price of this record-breaking HDB terrace.\u00a0<\/span><\/li>\r\n\r\n\r\n\r\n<li><b>Potential SERS windfall:<\/b><span style=\"font-weight: 400;\"> As the property&#8217;s lease approaches its end, there&#8217;s also the possibility of future SERS (<a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-selective-enbloc-redevelopment-scheme-sers\/\" target=\"_blank\" rel=\"noopener\">Selective En bloc Redevelopment Scheme<\/a>). While SERS windfalls shouldn&#8217;t be a primary buying factor as they&#8217;re never guaranteed, they can be a factor some consider.<\/span><\/li>\r\n\r\n\r\n\r\n<li><b>High-end renovations and unique features:<\/b><span style=\"font-weight: 400;\"> Unlike the previous record holder, this unit features significant renovations and high-end finishes. Modern amenities like smart home technology, luxury appliances, and an open-plan layout that maximises space could be a major draw for some buyers.<\/span><\/li>\r\n\r\n\r\n\r\n<li><b>Buyer motivations:<\/b><span style=\"font-weight: 400;\"> Ultimately, the buyer&#8217;s motivations play a significant role in this record-setting purchase. There could be various personal reasons behind their decision. For instance, they might prioritise features that cater to their current lifestyle needs, such as a modern layout or high-end finishes. A long-remaining lease might not be a major concern for them, suggesting they could be planning for a shorter-term stay. Alternatively, they may have their reasons for prioritising immediate enjoyment and convenience over future considerations.<\/span><\/li>\r\n<\/ul>\r\n<p>\r\n\r\n<\/p>\r\n<p style=\"border: 2px solid black; padding: 10px;\"><em><strong>Interested in upcoming new launches for the year? As HDB terraces age and have fewer years left on their 99-year leases, their prices should generally trend downwards over time.\u00a0<\/span><\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p><span style=\"font-weight: 400;\">However, this decline is not linear.\u00a0<\/span><\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p><span style=\"font-weight: 400;\">The value depreciates slowly in the early years (60+ years remaining). In the middle years (30-60 years remaining), the depreciation rate increases and the value drops much faster in the later years (less than 30 years remaining).<\/span><\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p><span style=\"font-weight: 400;\">So, shouldn&#8217;t the price of an ageing HDB terrace decrease rather than set a record?<\/span><\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p><span style=\"font-weight: 400;\">Despite the declining value trend, HDB terrace houses in desirable locations, like <a href=\"https:\/\/www.99.co\/singapore\/hdb\/kallang-whampoa\" target=\"_blank\" rel=\"noopener\">Whampoa<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/queenstown\" target=\"_blank\" rel=\"noopener\">Queenstown<\/a>, can maintain higher prices due to strong demand and their scarcity.
