This 1,195 sqft flat, located on the 45th floor, is a corner unit configuration with 96 years remaining on its lease. Sold at S$1,444 psf, the unit\u2019s spacious layout and high ceilings were major attractions.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The buyers, a Singaporean family with young children, were drawn to the property\u2019s strategic location and modern amenities. The seller had initially listed the flat at S$1.838 million, but after a brief stint on the market and some bidding, the property was sold for S$1.725 million.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">This sale raised questions about whether it was an isolated case or indicative of broader market dynamics. One listing involved two adjacent 5-room flats in <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/sengkang\" target=\"_blank\" rel=\"noreferrer noopener\">Sengkang<\/a> marketed as a <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\/jumbo\" target=\"_blank\" rel=\"noreferrer noopener\">jumbo flat<\/a>, while the other was a 5-room unit in Toa Payoh. Both listings faced criticism for being unrealistic and misleading.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">In Sengkang, the so-called jumbo flat at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/314c-anchorvale-link-adPFaVEoZuue4CqAezVQgnoi\" target=\"_blank\" rel=\"noreferrer noopener\">Block 314C Anchorvale Link<\/a> was advertised as having 6 bedrooms and 4 bathrooms. Authorities clarified that the listing was misleading because the flats cannot be legally combined and sold as a single unit. The listing was promptly removed, and investigations are ongoing. <\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Meanwhile, the Toa Payoh flat at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/the-peak-toa-payoh-deXtuepHupKv6oAjz46EbLxh\" target=\"_blank\" rel=\"noreferrer noopener\">The Peak@Toa Payoh<\/a> was flagged for not having the requisite <a href=\"https:\/\/www.99.co\/singapore\/glossary\/hdb-intent-to-sell\/\" target=\"_blank\" rel=\"noreferrer noopener\">intent-to-sell registration with HDB<\/a>. Now, <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb-bto-classification\/\" target=\"_blank\" rel=\"noreferrer noopener\">flats are classified as Prime, Plus, or Standard<\/a>, offering clearer distinctions for buyers.<\/span><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><b>Standard Flats:<\/b><span style=\"font-weight: 400;\"> These are the most common and will be located in various estates, including less central areas. They come with a shorter 5-year <a href=\"https:\/\/www.99.co\/singapore\/glossary\/mop-in-hdb\/#:~:text=This%20implies%20that%20you%20cannot,to%205%20years%20in%201973.\" target=\"_blank\" rel=\"noreferrer noopener\">Minimum Occupation Period (MOP)<\/a> and are expected to form the bulk of HDB\u2019s BTO supply.<\/span><\/li>\r\n\r\n\r\n\r\n<li><b>Plus Flats:<\/b><span style=\"font-weight: 400;\"> Found in desirable locations such as town centers or near public transport, these flats come with additional subsidies to enhance affordability. Due to their prime locations, they are likely to be in high demand.<\/span><\/li>\r\n\r\n\r\n\r\n<li><b>Prime Flats:<\/b><span style=\"font-weight: 400;\"> Located in city centers or highly desirable towns, these flats carry higher price points but are kept affordable through subsidies. Singles are now eligible to apply for 2-Room Flexi flats in mature estates such as Bedok and Kallang\/Whampoa. Previously, they were limited to non-mature estates.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">HDB has reserved up to 65% of 2-Room Flexi flats (not designated for seniors) for singles, particularly first-time applicants earning up to S$7,000 per month. Eligible singles can also benefit from the <a href=\"https:\/\/www.99.co\/singapore\/glossary\/enhanced-cpf-housing-grant-ehg\/\" target=\"_blank\" rel=\"noreferrer noopener\">Enhanced CPF Housing Grant (EHG)<\/a>, receiving up to S$60,000 to reduce the cost of their flat purchase.
