However, transaction volumes dipped by 9.2% from <a href=\"https:\/\/www.99.co\/singapore\/insider\/condo-resale-market-december-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">December<\/a> as <a href=\"https:\/\/www.99.co\/singapore\/insider\/the-orie-bagnall-haus-launch\/\" target=\"_blank\" rel=\"noreferrer noopener\">new launch projects captured some of the market\u2019s attention<\/a>. The <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-core-central-region-ccr\/\" target=\"_blank\" rel=\"noreferrer noopener\">Core Central Region<\/a> (CCR) led price growth with a 2.8% increase, while the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-rest-of-central-region-rcr\/\" target=\"_blank\" rel=\"noreferrer noopener\">Rest of Central Region<\/a> (RCR) and <a href=\"https:\/\/www.99.co\/singapore\/sale\/new-launches\/outside-central-region\" target=\"_blank\" rel=\"noreferrer noopener\">Outside Central Region<\/a> (OCR) recorded gains of 1.7% and 1.2%, respectively.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"1012\" height=\"684\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-spi-region-jan-25.jpg\" alt=\"condo resale price by region \" class=\"wp-image-83034\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-spi-region-jan-25.jpg 1012w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-spi-region-jan-25-150x101.jpg 150w\" sizes=\"(max-width: 1012px) 100vw, 1012px\" \/><\/figure>\n\n\n\n<p>Year-on-year, prices were up 6.1%, with CCR, RCR, and OCR seeing annual increases of 4.1%, 5.8%, and 6.5%, respectively. The growing price gap between new launches and resale condos kept demand steady, particularly for move-in-ready properties that offer immediate occupancy without construction waiting time.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-condo-resale-transactions-in-january-2025\">Condo resale transactions in January 2025<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img decoding=\"async\" width=\"1026\" height=\"600\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-vol-jan-25.png\" alt=\"Condo resale transactions in January 2025\" class=\"wp-image-83035\" style=\"width:768px;height:auto\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-vol-jan-25.png 1026w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-vol-jan-25-150x88.png 150w\" sizes=\"(max-width: 1026px) 100vw, 1026px\" \/><\/figure>\n\n\n\n<p>While prices edged up, transaction volumes declined to 884 units in January, marking a 9.2% drop from December\u2019s 974 units. This decrease was largely attributed to competition from new launches, where <a href=\"https:\/\/www.99.co\/singapore\/insider\/strong-new-condo-sales-january-analysis\/\" target=\"_blank\" rel=\"noreferrer noopener\">developers moved a combined 1,083 units in the month<\/a>. The highly anticipated launches, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-orie\" target=\"_blank\" rel=\"noreferrer noopener\">The Orie<\/a>&nbsp;and&nbsp;<a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/bagnall-haus\" target=\"_blank\" rel=\"noreferrer noopener\">Bagnall Haus<\/a>,&nbsp;accounted for nearly 70% of these new sales. <\/p>\n\n\n\n<p>Despite the month-on-month decline, demand for resale condos remained strong. Transactions were still up 14.3% compared to January 2024 and exceeded the five-year January average by 12.1%.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"1048\" height=\"621\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-vol-region-jan-25.png\" alt=\"\" class=\"wp-image-83037\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-vol-region-jan-25.png 1048w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/condo-vol-region-jan-25-150x89.png 150w\" sizes=\"(max-width: 1048px) 100vw, 1048px\" \/><\/figure>\n\n\n\n<p>Breaking it down by region, OCR remained the most active segment, accounting for 51.2% of total transactions, followed by RCR at 30.8% and CCR at 17.9%. The sustained interest in suburban properties highlights continued buyer demand for affordability and space.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"1014\" height=\"691\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/subsale-condo-jan-25.png\" alt=\"subsale transactions in january 2025\" class=\"wp-image-83036\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/subsale-condo-jan-25.png 1014w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/subsale-condo-jan-25-150x102.png 150w\" sizes=\"(max-width: 1014px) 100vw, 1014px\" \/><\/figure>\n\n\n\n<p>Sub-sale transactions, which involve the resale of uncompleted units, accounted for 8% of total secondary market transactions, a slight decrease from December. The low percentage of sub-sales suggests that most buyers are choosing to hold onto their units rather than flip them before completion. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-notable-high-value-condo-resale-transactions\">Notable high-value condo resale transactions<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"875\" height=\"625\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/ritz-carlton-residences-1.jpg\" alt=\"highest resale transaction in January recorded at The Ritz-Carlton Residences Singapore for S$13.8 million\" class=\"wp-image-83038\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/ritz-carlton-residences-1.jpg 875w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/02\/ritz-carlton-residences-1-150x107.jpg 150w\" sizes=\"(max-width: 875px) 100vw, 875px\" \/><\/figure>\n\n\n\n<p>Luxury properties continued to command top prices, with the highest resale transaction in January recorded at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-ritz-carlton-residences-singapore-cairnhill\" target=\"_blank\" rel=\"noreferrer noopener\">The Ritz-Carlton Residences Singapore, Cairnhill<\/a>, where a unit sold for S$13.8 million. In RCR, the most expensive resale transaction was a S$7.2 million unit at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/reflections-at-keppel-bay\" target=\"_blank\" rel=\"noreferrer noopener\">Reflections at Keppel Bay<\/a>, while in OCR, a unit at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/skies-miltonia\" target=\"_blank\" rel=\"noreferrer noopener\">Skies Miltonia<\/a> fetched S$3.38 million.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-capital-gains-and-investment-returns\">Capital gains and investment returns<\/h2>\n\n\n\n<p>Resale condos continued to deliver strong capital appreciation, with the median capital gain rising to S$404,000 in January, an increase of S$36,000 compared to December 2024. <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/d12\" target=\"_blank\" rel=\"noreferrer noopener\">District 12<\/a> (<a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/balestier\">Balestier<\/a> \/ <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/toa-payoh\" target=\"_blank\" rel=\"noreferrer noopener\">Toa Payoh<\/a>) recorded the highest median capital gain at S$734,000, while <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/d1\" target=\"_blank\" rel=\"noreferrer noopener\">District 1<\/a> (<a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/boat-quay\" target=\"_blank\" rel=\"noreferrer noopener\">Boat Quay<\/a> \/ <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/raffles-place\" target=\"_blank\" rel=\"noreferrer noopener\">Raffles Place<\/a> \/ Marina) saw the lowest at -S$33,000.<\/p>\n\n\n\n<p>The median unlevered return on investment stood at 32.2%, with District 12 leading at 76%. In contrast, District 1 posted a negative return of -2.7%. The widening price gap between new launches and resale condos, alongside a preference for larger living spaces, will likely keep resale demand strong.<\/p>\n\n\n\n<p>If current trends persist, prices could rise by 4% to 7% over the year.
