On an annualised basis, this equates to an impressive 8.15% return per year.<\/p>\n\n\n\n<p>Compared to the <a href=\"https:\/\/www.99.co\/singapore\/insider\/jadescape-penthouse-december-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">penthouse sale in Bishan (District 20) which made 75% capital gain within 5 years<\/a>, this 19-year holding period seems like a very long time. Locations indeed play a significant part in capital appreciation. However, there are a lot of other factors that make this record-breaking sale noteworthy.<\/p>\n\n\n\n<p>The previous record in District 17 was held by <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/ballota-park-condominium\" target=\"_blank\" rel=\"noreferrer noopener\">Ballota Park Condominium<\/a> along Mariam Way, a freehold property just beside the Edelweiss Park complex. In 2014, a unit there sold for S$1.638M, earning the owner a S$700,000 profit. Market conditions, location, tenure, etc. all play a role in determining value growth. While a longer holding period can increase the chances of appreciation, external factors often have an even greater influence on a property&#8217;s final selling price.<\/p>\n\n\n\n<p>For example, the greatest capital loss ever recorded in District 17 involved a transaction at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/palm-isles\" target=\"_blank\" rel=\"noreferrer noopener\">Palm Isles<\/a>, a 99-year leasehold condo along Flora Drive. A 5-bedroom unit sold for S$2.05M (S$540 psf) in 2020, resulting in a capital loss of S$556,552 after a 9-year holding period. <\/p>\n\n\n\n<p>Several factors could have contributed to this loss. This trend highlights the strong capital appreciation potential of properties in less central locations.<\/p>\n\n\n\n<p>Thanks to rapid urban development, more malls, MRT stations, and decentralised commercial hubs continue to emerge. This creates a strong buyer confidence that, over time, accessibility concerns tend to diminish, strengthening the investment appeal of properties in these areas.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-if-you-re-going-for-rentability-it-s-a-different-story\">If you&#8217;re going for rentability, it\u2019s a different story<\/h3>\n\n\n\n<p>For landlords, location is a bigger concern.
