Situated between the 10th and 12th floors of the 17-floor building, it offers a slightly elevated position within the development.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Having reached its MOP in 2024, the flat still has about 95 years and one month remaining on its lease.<\/span><\/p>\r\n\r\n\r\n\r\n<p>According to the <span style=\"font-weight: 400;\"><a href=\"https:\/\/www.99.co\/singapore\/property-value-tool#:~:text=What%20is%2099%20Property%20Value,%2C%20upgrading%20or%20re%2Dfinancing.\" target=\"_blank\" rel=\"noreferrer noopener\">99.co\u2019s Valuation Tool<\/a><\/span>, this unit could have been valued at approximately S$1.18 million, suggesting the buyer likely paid around S$78,888 in <span style=\"font-weight: 400;\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/cash-over-valuation-cov-hdb\/\" target=\"_blank\" rel=\"noreferrer noopener\">Cash Over Valuation (COV)<\/a><\/span>. Since the unit sold was situated in mid-project, we&#8217;re assuming the original purchase price was around the middle S$491,500 , the recent sale at S$1,258,888 means the seller walked away with an estimated S$767,388 in gains \u2013 a whopping 156.13% profit.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Of course, the actual profit could be even higher or slightly lower, depending on a few factors.
