But if you look at year-on-year numbers, prices still climbed by 5.1% from March 2024.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The Central Core Region (CCR) experienced a monthly price drop of 1.9%. That\u2019s a 19.7% increase from the 993 units sold in February.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Not only that, resale volumes were 26% higher than in March 2024 and 12.2% above the five-year March average. When breaking down these numbers:<\/span><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><span style=\"font-weight: 400;\">48.3% of sales came from OCR<\/span><\/li>\r\n\r\n\r\n\r\n<li><span style=\"font-weight: 400;\">31.7% were in RCR<\/span><\/li>\r\n\r\n\r\n\r\n<li><span style=\"font-weight: 400;\">20% were in CCR<\/span><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Also, sub-sale transactions \u2013 those that happen before a project is completed \u2013 made up 7.9% of all secondary transactions. That\u2019s S$12,000 lower than in February.<\/span><\/p>\r\n\r\n\r\n\r\n<p>When broken down by district, District 20 \u2013 covering areas like Ang Mo Kio, Bishan, and Thomson \u2013 saw the highest median capital gain at S$742,000. On the other hand, District 1, which includes Boat Quay, Raffles Place, and Marina, posted the lowest median capital gain at just S$37,000.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-median-unlevered-returns-also-dipped-slightly\" class=\"wp-block-heading\"><b>Median unlevered returns also dipped slightly<\/b><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The overall median unlevered return for resale condos in March stood at 31.1%.
