Prices have gone up again, more flats are changing hands, and the number of million-dollar homes is now at an all-time-high (ATH). Overall prices rose by 0.7% from March 2025. Meanwhile, 2,309 flats were sold \u2013 that\u2019s a significant jump of 20.8% in one month.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">But here\u2019s the headline-grabber: 141 flats crossed the million-dollar mark \u2013 it\u2019s the highest monthly number ever recorded.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<h3 id=\"h-hdb-resale-prices-are-climbing-across-the-board\" class=\"wp-block-heading\"><b>HDB resale prices are climbing across the board<\/b><\/h3>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"910\" height=\"442\" class=\"wp-image-85172\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/hdb-resale-april-2025-price-index.png\" alt=\"graph of hdb resale price index\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/hdb-resale-april-2025-price-index.png 910w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/hdb-resale-april-2025-price-index-150x73.png 150w\" sizes=\"(max-width: 910px) 100vw, 910px\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Compared to March 2025, resale prices in mature estates rose by 1%, while those in non-mature estates increased by 0.4%. Across flat types, you\u2019ll find price growth in most categories too.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">3-room flats were up by 1%, and 4-room units went up by 0.6%. Executive flats saw the sharpest climb at 3.5%. However, 5-room flats saw no change in prices this time.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Looking at the bigger picture, the <\/span><span style=\"font-weight: 400;\">SRX Property Price Index<\/span><span style=\"font-weight: 400;\"> shows that prices in April 2025 were 9.3% higher than in April 2024. All room types posted gains year-on-year \u2013 3-room prices surged by 10.2%, 4-room by 9.5%, 5-room by 8.5%, and Executive flats by 6.8%.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">In terms of location, resale flat prices in mature estates were 9.1% higher than the same month last year. However, if you compare it to a year ago, April 2024, volumes were actually down by 3.3%. So while recent activity looks strong, there\u2019s still a drop from the previous year.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Breaking the numbers down by flat type:<\/span><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><span style=\"font-weight: 400;\">3-room flats made up 25.8% of all April sales,<\/span><\/li>\r\n\r\n\r\n\r\n<li><span style=\"font-weight: 400;\">4-room units took the lion\u2019s share at 44.9%,<\/span><\/li>\r\n\r\n\r\n\r\n<li><span style=\"font-weight: 400;\">5-room flats made up 22.9%, and<\/span><\/li>\r\n\r\n\r\n\r\n<li><span style=\"font-weight: 400;\">Executive flats accounted for 6.3% of all transactions.<\/span><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">As for the location of these flats, 59.7% of them were in non-mature estates, while the remaining 40.3% came from mature estates.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<h3 id=\"h-record-breaking-141-million-dollar-flat-sales\" class=\"wp-block-heading\"><b>Record-breaking 141 million-dollar flat sales<\/b><\/h3>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"969\" height=\"447\" class=\"wp-image-85173\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/hdb-resale-april-2025-million-dollar-flats.png\" alt=\"graph of million-dollar hdb resale flats sold \" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/hdb-resale-april-2025-million-dollar-flats.png 969w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/hdb-resale-april-2025-million-dollar-flats-150x69.png 150w\" sizes=\"(max-width: 969px) 100vw, 969px\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">As mentioned previously, an all-time high of 141 <\/span>million-dollar flats were sold in April. That\u2019s a big leap from March\u2019s 108 units. These high-value flats made up 6.1% of all resale transactions for the month.<\/p>\r\n\r\n\r\n\r\n<p>Toa Payoh stood out again with 27 of these transactions, followed closely by:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><b>Bukit Merah:<\/b><span style=\"font-weight: 400;\"> 23 flats<\/span><\/li>\r\n\r\n\r\n\r\n<li><b>Kallang\/Whampoa and Queenstown:<\/b><span style=\"font-weight: 400;\"> 14 flats each<\/span><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Other areas where buyers closed million-dollar deals include Bishan, Serangoon, Ang Mo Kio, Central Area, Clementi, Hougang, Bedok, Woodlands, Tampines, Punggol, Jurong East, Pasir Ris, Marine Parade, Geylang, Sengkang, Bukit Timah, and Bukit On one hand, there\u2019s growing urgency. With talks of potential policy changes and the upcoming general election, some buyers may have rushed to secure homes before possible new rules and cooling measures kick in. Possible concerns over added property taxes or other costs may have pushed them to act now.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">At the same time, new condo prices are still quite high. Because of this, larger HDB flats \u2013 especially Executive ones \u2013 are now seen as attractive alternatives.
