Back in 1999, the average size peaked at about 125.35 sqm. By 2008, that had fallen to around 118.20 sqm, and projections suggest it will settle at 117.63 sqm by 2025. So you\u2019re looking at a size loss of about 7 to 8 sqm over time.<\/span><\/p>\r\n\r\n\r\n\r\n<h3 id=\"h-3-room-flats-staying-consistent\" class=\"wp-block-heading\"><b>3-room flats: Staying consistent<\/b><\/h3>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">If you\u2019re considering a 3-room flat, you\u2019ll find that the size hasn\u2019t changed much. Since 1989, these flats have consistently stayed within the 67\u201368 sqm range. In 2008, the average was about 96.31 sqm, while the projected size for 2025 is around 94.95 sqm. While this drop isn\u2019t dramatic, it\u2019s still something to keep in mind as you compare older and newer units.<\/span><\/p>\r\n\r\n\r\n\r\n<h3 id=\"h-executive-flats-no-longer-built-but-still-in-demand\" class=\"wp-block-heading\"><b>Executive flats: No longer built, but still in demand<\/b><\/h3>\r\n\r\n\r\n\r\n<p>Executive flats were the largest HDB option for years. Since then, no new Executive flats have been produced, so what\u2019s available today can only be found on the resale market. Since 2010, <a href=\"https:\/\/www.straitstimes.com\/singapore\/housing\/condo-sizes-shrank-in-past-15-years-as-developers-sought-to-keep-prices-manageable\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">private home prices have jumped by 76.9%<\/a>. As a result, developers want to keep the total price tag of each unit manageable \u2013 even if that means offering less space.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">It comes down to this: It\u2019s easier to sell a 900 sqft condo at S$1.5 million than a 1,500 sqft one at S$2.5 million. So while you might pay less in total, you&#8217;re actually paying more per square foot. And in the end, you\u2019re getting less space for more money.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-executive-condos-are-holding-up-better\" class=\"wp-block-heading\"><b>Executive Condos are holding up better<\/b><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Interestingly,<a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-executive-condominium-ec\/\" target=\"_blank\" rel=\"noreferrer noopener\"> Executive Condominiums (ECs)<\/a> haven\u2019t seen the same sharp reduction in size. That\u2019s because ECs are meant for owner-occupiers, not investors. Most buyers here are families, so developers have kept the units a bit more spacious to suit their needs.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">On the other hand, private condos attract many investors, and smaller units are easier to rent out and cost less upfront. On top of that, building materials and labour are now more expensive. One way they do that is by building more units in a project \u2013 but that also means each unit is smaller. This allows them to keep the overall price of each home lower, which makes it more affordable for you as a buyer.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">In fact, the Ministry of National Development has pointed out the need to balance flat sizes with housing supply. That\u2019s why smaller flats are being built \u2013 to make sure more people have the chance to own a home.<\/span><\/p>\r\n\r\n\r\n\r\n<h3 id=\"h-government-measures-and-developer-tactics\" class=\"wp-block-heading\"><b>Government measures and developer tactics<\/b><\/h3>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Next, it\u2019s worth looking at the policies that have shaped how properties are built.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">One key policy is the <a href=\"https:\/\/www.99.co\/singapore\/insider\/additional-buyers-stamp-duty-absd\/\" target=\"_blank\" rel=\"noreferrer noopener\">Additional Buyer\u2019s Stamp Duty (ABSD)<\/a>. Because it\u2019s harder to get big loans, many buyers are now looking for more compact homes that fit within their budget. Developers are keeping up by offering smaller units that are still functional.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">To make these smaller homes more useful, developers have been rethinking how space is used. They now include \u201cflex\u201d rooms, which you can turn into a study, a guest room, or a kids&#8217; playroom. They also use \u201cdumbbell\u201d layouts, where bedrooms are placed at opposite ends to avoid long hallways. These designs help cut down on wasted space and make your home feel larger than it actually is.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">There are also rules from the <a href=\"https:\/\/www.99.co\/singapore\/glossary\/urban-redevelopment-authority-ura\/\" target=\"_blank\" rel=\"noreferrer noopener\">Urban Redevelopment Authority (URA)<\/a> that control how units are designed. In 2012 and 2019, the URA set limits on how many units can be built in each project. This helped prevent homes from getting too small. Around the same time, balcony size bonuses were reduced. Today, balconies can\u2019t be more than 15% of the unit\u2019s liveable area. And since mid-2023, developers must count all strata areas as part of the total floor area, including things like air-con ledges.
