May 2025 saw that trend continue. The top two loss-making transactions occurred within <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-scotts-tower\" target=\"_blank\" rel=\"noreferrer noopener\">The Scotts Tower<\/a> by Far East Organization, located at 38 Scotts Road, and <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/sui-generis\" target=\"_blank\" rel=\"noreferrer noopener\">Sui Generis<\/a>, situated in Balmoral Crescent, just off Bukit Timah Road. Both condos enjoy prime accessibility with Newton MRT station within walking distance.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-scotts-tower-s-2-bedder-lost-nearly-s-1m-within-7-years\">The Scotts Tower&#8217;s 2-bedder lost nearly S$1M within 7 years<\/h2>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1620\" height=\"1080\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/scotts-towers-edited.jpg\" alt=\"\" class=\"wp-image-85792\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/scotts-towers-edited.jpg 1620w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/scotts-towers-edited-1536x1024.jpg 1536w\" sizes=\"(max-width: 1620px) 100vw, 1620px\" \/><figcaption class=\"wp-element-caption\">The Scotts Tower comprises 231 units of 1- to 3-bedroom apartments near Orchard.<\/figcaption><\/figure>\n\n\n\n<p>The most unprofitable condo sale of the month was a 2-bedroom unit at The Scotts Tower. Measuring 872 square feet (sqft), it was sold on 5 May for S$1.9 million, or S$2,178 per square foot (psf). This same unit had been bought in October 2017 for S$2.85 million, which means the seller took a hit of S$950,000 over a holding period of seven and a half years. Annually, that&#8217;s a loss of roughly S$127,000.<\/p>\n\n\n\n<p>On the surface, The Scotts Tower has the hallmarks of a high-value property by <a href=\"https:\/\/www.fareast.com\/en\/residential\/the-scotts-tower\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">a renowned developer<\/a>. And with a 103-year lease starting in 2010, this Newton condo has about 88 years left to it. This is a relatively good balance in the resale market, so it shouldn\u2019t trigger alarm bells around <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-lease-decay\/\" target=\"_blank\" rel=\"noreferrer noopener\">lease decay<\/a>. However, there\u2019s more at play.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-a-leasehold-among-freeholds\">A leasehold among freeholds<\/h3>\n\n\n\n<p>The broader context may offer some clues. The Scotts Tower sits in a neighbourhood filled with freehold alternatives, such as <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/suites-cairnhill\" target=\"_blank\" rel=\"noreferrer noopener\">Suites @ Cairnhill<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/klimt-cairnhill\" target=\"_blank\" rel=\"noreferrer noopener\">Klimt Cairnhill<\/a>, and <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-ritz-carlton-residences-singapore-cairnhill\" target=\"_blank\" rel=\"noreferrer noopener\">The Ritz-Carlton Residences<\/a>. Lease decay might not be as relevant when most projects in the area don&#8217;t even have a lease to worry about in the first place. <\/p>\n\n\n\n<p>While new luxury condos in Newton command a higher price psf, older freehold projects such as <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/cavenagh-gardens\" target=\"_blank\" rel=\"noreferrer noopener\">Cavenagh Gardens<\/a> offer literal forever homes more affordable than The Scotts Tower.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"2048\" height=\"1365\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/JyrMmfTLEbpY3LpWExi56b.jpg\" alt=\"Cavenagh Gardens price\" class=\"wp-image-85789\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/JyrMmfTLEbpY3LpWExi56b.jpg 2048w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/JyrMmfTLEbpY3LpWExi56b-1536x1024.jpg 1536w\" sizes=\"(max-width: 2048px) 100vw, 2048px\" \/><figcaption class=\"wp-element-caption\">The 172-unit Cavenagh Gardens is among the more affordable freeholds in Newton.<\/figcaption><\/figure>\n\n\n\n<p>Case in point: A 1,163-sqft unit at Cavenagh Gardens changed hands in May for S$1.799 million or just S$1,546 psf. That\u2019s lower than The Scotts Tower\u2019s sale, yet it comes with freehold tenure and a similar central location. For value-conscious buyers, this creates a tougher competitive landscape for leasehold condos in Newton.<\/p>\n\n\n\n    <section id=\"portal-widget-tab-panel-6a0a9305e601a\" The recent losses could therefore reflect ongoing price adjustments following an initially ambitious launch price.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-behind-the-s-868k-loss-at-the-freehold-sui-generis\">Behind the S$868K loss at the freehold Sui Generis<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"765\" height=\"510\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/sui-generis-edited.webp\" alt=\"Sui Generis resale price\" class=\"wp-image-85799\"\/><figcaption class=\"wp-element-caption\">Sui Generis is a 40-unit freehold development located along Balmoral Crescent.<\/figcaption><\/figure>\n\n\n\n<p>Talking about freehold condos in Newton, the second-biggest loss actually came from a boutique freehold development in the area. Completed in 2010, Sui Generis comprises of just 40 residential units surrounded by lush greenery, an attractive choice for those seeking privacy and tranquillity near the city centre.<\/p>\n\n\n\n<p>The unit in question was a 1,754 square foot, 3-bedroom apartment on the fifth floor. It was sold in May for S$3.9 million, or S$2,223 psf. Back in April 2008, it had been purchased for S$4.8 million. After 17 years, the owner exited with a capital loss of S$868,000. On an annualised basis, that works out to about S$51,000 a year.<\/p>\n\n\n\n<p>While this unprofitable condo deal is far less significant compared to <a href=\"https:\/\/www.99.co\/singapore\/insider\/most-unprofitable-condo-april-2025\/#h-what-s-behind-the-s-1-798m-loss-at-the-ritz-carlton-residences\" target=\"_blank\" rel=\"noreferrer noopener\">last month&#8217;s loss at The Ritz-Carlton Residences (S$284,000 per year)<\/a>, we found that it&#8217;s not an isolated case for Sui Generis.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-sui-generis-resale-transactions\">Sui Generis resale transactions<\/h3>\n\n\n\n<p>There was one sub-sale transaction recorded in 2010 before the project was completed. However, the first resale transaction within Sui Generis was in 2013. Interestingly, this unit, fetching S$3.02 million, was sold at a loss of around S$438,000 after just 5 years.<\/p>\n\n\n\n<p>Multiple units were sold at a loss over the years, with one sold in 2020 taking the biggest hit of minus S$1.12 million after 12 years. Despite that, Sui Generis&#8217; resale price is actually showing a positive trend compared to freehold condos in Newton.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"780\" height=\"669\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/graph-43.png\" alt=\"\" class=\"wp-image-85780\"\/><figcaption class=\"wp-element-caption\">Resale price: Sui Generis vs. freehold condos in Newton<\/figcaption><\/figure>\n\n\n\n<p>Over the last 5 years, the resale price psf has been growing by 18% while the overall freehold resale market in Newton has only appreciated by around 10%.
