Since then, data from 99.co\u2019s Researcher tool shows prices have climbed by 5.87% in just a few months.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Now, let\u2019s look at resale projects. Among those not located directly in Tanjong Rhu, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/one-fort\" target=\"_blank\" rel=\"noreferrer noopener\">One Fort<\/a> (a freehold development from 2005) has appreciated by 40.26% over the past 5 years. That\u2019s a notable gain for an older development, and it shows the potential upside for freehold condos in District 15. Meanwhile, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/riveredge\" target=\"_blank\" rel=\"noreferrer noopener\">Riveredge<\/a>, a leasehold condo completed in 2008, has appreciated by 19.48% over the same time. That\u2019s the lowest among the projects here and may be partly due to its 99-year lease.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Moving on to developments within Tanjong Rhu, the figures are even more compelling. <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-line-tanjong-rhu\" target=\"_blank\" rel=\"noreferrer noopener\">The Line @ Tanjong Rhu<\/a> completed in 2016 and has seen an impressive 47.89% appreciation over the past four years. <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/de-centurion\" target=\"_blank\" rel=\"noreferrer noopener\">De Centurion<\/a>, which TOP-ed in 2010, recorded a 41.71% increase over the same time frame. Plans include a rejuvenated Singapore Sports Hub, new waterfront walkways, and event zones that will draw more visitors and residents alike. For property owners nearby, that means more amenities, better lifestyle offerings, and likely increased demand.<\/span><\/p>\r\n\r\n\r\n\r\n<h4 id=\"h-kallang-river-rejuvenation\" class=\"wp-block-heading\"><b>Kallang River Rejuvenation<\/b><\/h4>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The Kallang River is set to become even more attractive, with plans to enhance its greenery, walkability, and recreational value. This project aims to create an active, connected riverfront, benefiting properties like Arina East that are close to these upgrades.<\/span><\/p>\r\n\r\n\r\n\r\n<h4 id=\"h-tanjong-rhu-february-bto-launch\" class=\"wp-block-heading\"><b>Tanjong Rhu February BTO launch<\/b><\/h4>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Earlier in 2025, over 800 new <a href=\"https:\/\/www.99.co\/singapore\/hdb\/bto\" target=\"_blank\" rel=\"noreferrer noopener\">BTO flats<\/a> were launched in Tanjong Rhu. On one hand, this will bring more life, transport improvements, and community amenities to the area. But on the other, it could also make the area less tranquil over time as the population density increases. If you value peace and exclusivity, that\u2019s something to consider.
