Sitting on a mid-floor between levels 22 to 24, the flat spans a generous 1,313 square feet, which puts the price per square foot at S$1,263.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">SkyTerrace @ Dawson is still relatively new \u2013 the lease officially began in 2016, so there\u2019s still about 89 years and 11 months left, making it a long-term option for buyers looking for a well-located home in Queenstown.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"A-potential-100%-profit-for-the-seller\" class=\"wp-block-heading\"><b>A potential 100% profit for the seller<\/b><\/h2>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image alignnone size-full wp-image-85891\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-85891\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/06\/queenstown-5-room-national-hdb-record-s1658888.jpg\" alt=\"Google Maps screengrab of SkyTerrace @ Dawson, where the 5-room unit just sold for a national record breaking S$1,658,888\" \/>\r\n<figcaption class=\"wp-element-caption\">Image credit: Google Maps.<\/figcaption>\r\n<\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Back when SkyTerrace @ Dawson was first launched as a BTO project in December 2009, 5-room flats were going for around S$532,000. Fast forward about nine years, and one of those units just changed hands for S$1,658,888.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">That\u2019s a massive increase of roughly S$1,126,888, which works out to a capital gain of about 102.87% \u2013 not counting agent commissions, legal fees, or any subsidies the original owner may have received under various HDB schemes.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Since the development only hit its <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-minimum-occupation-period-mop\/\" target=\"_blank\" rel=\"noreferrer noopener\">Minimum Occupation Period (MOP)<\/a> recently, it\u2019s likely that this unit was sold by the original owner. If that\u2019s the case, the seller could have walked away with over S$1 million in profit from this single sale.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">On the flip side, the buyer may have had to fork out a sizeable <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-cash-over-valuation-cov\/\" target=\"_blank\" rel=\"noreferrer noopener\">Cash Over Valuation (COV)<\/a>. That title belongs to a unit at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/skyoasis-dawson-de6erUZkqiVRNqtuacCvGKaK\" target=\"_blank\" rel=\"noreferrer noopener\">SkyOasis @ Dawson<\/a>, which sold for <a href=\"https:\/\/www.99.co\/singapore\/insider\/skyoasis-dawson-1-7m-ath\/\" target=\"_blank\" rel=\"noreferrer noopener\">S$1.73 million in June 2024.<\/a> SkyOasis is just a 9-minute walk away from SkyTerrace.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting, though, that the S$1.73M deal isn\u2019t listed on HDB\u2019s official transaction data. Meanwhile, the S$1,658,888 sale from SkyTerrace is currently the highest publicly recorded 5-room HDB resale transaction on HDB\u2019s books.<\/span><\/p>\r\n\r\n\r\n\r\n<h2
