Located in Block 1D on Cantonment Road, the unit sits between the 34th and 36th floors of the 50-storey development, offering sweeping, unblocked views of the city skyline. With its lease starting in 2011, the unit still has 84 years and 8 months remaining, a solid runway for potential buyers.<\/p>\n\n\n\n<p>Spanning 1,130 sqft, the sale works out to a record of S$1,398 psf, the highest PSF ever achieved for a 5-room HDB flat nationwide. In fact, all the top PSF benchmarks for 5-room units are now held by The Pinnacle @ Duxton. However, in terms of absolute price, the 5-room loft&nbsp;in Queenstown still holds the <a href=\"https:\/\/www.99.co\/singapore\/insider\/queenstown-5-room-national-hdb-record-s1658888\/\" target=\"_blank\" rel=\"noreferrer noopener\">national price record of S$1,658,888<\/a>, set earlier this month.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-third-time-to-break-town-s-ath-price-record-this-year\">Third time to break town&#8217;s ATH price record this year<\/h2>\n\n\n\n<p>This S$1.58 million transaction in June 2025 marks the third time this year that The Pinnacle @ Duxton has surpassed its own Central Area resale price record. Just a month earlier in May, a slightly larger 1,152 sqft unit sold for S$1.568 million (S$1,361 psf). Its design sets it apart, blending dense urban living with architectural elegance and lifestyle appeal. For many buyers, this is the closest thing to a condo lifestyle within the HDB framework.<\/p>\n\n\n\n<p>Its location is hard to beat, just minutes from both Outram Park and Tanjong Pagar MRT stations. It\u2019s close to offices, lifestyle amenities, and eateries. Parents will also appreciate the proximity to Cantonment Primary, Radin Mas Primary, and River Valley Primary School.<\/p>\n\n\n\n<p>But perhaps its most unique selling point is the sky gardens on the 26th and 50th floors. These sprawling sky bridges offer panoramic views of the CBD and beyond, and are among the most distinctive features in public housing today. Other lifestyle offerings include fitness stations, jogging tracks, and communal pavilions, blurring the line between HDB and private living.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-top-10-most-expensive-hdb-resale-transactions\">Top 10 most expensive HDB resale transactions<\/h2>\n\n\n\n<p>You\u2019d think that Pinnacle @ Duxton, with all its fanfare, would dominate the top of the resale price charts. But several other projects have also hit sky-high prices, especially in Queenstown and Toa Payoh. For starters, the recent record-breaking sale at the <a href=\"https:\/\/www.99.co\/singapore\/hdb\/skyterrace-dawson-devsZooVy6RBg9U8hU9WHW2Z\" target=\"_blank\" rel=\"noreferrer noopener\">SkyTerrace @ Dawson<\/a> reached S$1.659 million over the same month in June. It closely followed the &#8220;outlier&#8221; transaction recorded within its neighbour last year.<\/p>\n\n\n\n<p>When the news came out in June 2024, it sparked disbelief across the market. A 1,195-sqft 5-room flat at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/skyoasis-dawson-de6erUZkqiVRNqtuacCvGKaK\" target=\"_blank\" rel=\"noreferrer noopener\">SkyOasis @ Dawson<\/a> changed hands for <a href=\"https:\/\/www.99.co\/singapore\/insider\/skyoasis-dawson-1-7m-ath\/\" target=\"_blank\" rel=\"noreferrer noopener\">above S$1.7 million<\/a>. There was a notion not to use this particular sale as a new benchmark in the resale market due to its significant jump. At S$1.73 million, it was a full S$142,000 higher than the&nbsp;<a href=\"https:\/\/www.99.co\/singapore\/insider\/s1-588m-5r-hdb-bukit-merah-singapores-most-expensive-resale\/\" target=\"_blank\" rel=\"noreferrer noopener\">previous national all-time high of S$1.588 million<\/a>, set by a 5-room flat in&nbsp;<a href=\"https:\/\/www.99.co\/singapore\/hdb\/tiong-bahru-view-deytdWf85PuHa9GVK3Vq6MU5\" target=\"_blank\" rel=\"noreferrer noopener\">Tiong Bahru View<\/a>.&nbsp;<\/p>\n\n\n\n<p>However, with the S$1.659 million sale at SkyTerrace @ Dawson officially recorded by HDB this month, that new benchmark of S$1.7 million might not be as far away anymore. However, it is quite notable that the last two record-breaking sales from the project have made it into the top 10 list. Before these new highs from The Pinnacle @ Duxton, the only HDB project appearing more than once in the 10 most expensive HDB resale list was <a href=\"https:\/\/www.99.co\/singapore\/hdb\/the-peak-toa-payoh-deXtuepHupKv6oAjz46EbLxh\" target=\"_blank\" rel=\"noreferrer noopener\">The Peak @ Toa Payoh<\/a>.<\/p>\n\n\n\n<p>If you didn&#8217;t count in the S$1.73 million sale in June last year, The Peak @ Toa Payoh is the first one to ever reach the S$1.6 million mark. In January 2025, a Premium loft, spanning 1,259 sqft, sold for exactly <a href=\"https:\/\/www.99.co\/singapore\/insider\/the-peak-toa-payoh-dbss-first-s1-6m-hdb-resale\/\" target=\"_blank\" rel=\"noreferrer noopener\">S$1.6 million or S$1,270 psf<\/a>.<\/p>\n\n\n\n<p>The Peak @ Toa Payoh has consistently been a top performer in the high-value resale market. Out of the 23 S$1.5 million transactions recorded in 2024, 7 originated from this development alone, the highest count for any single project. Within the same period, The Pinnacle @ Duxton recorded only 5 such transactions. The prime contender, The Peak @ Toa Payoh, is already at its sixth transaction.<\/p>\n\n\n\n<p>However, looking at the stronger rate at which prices are climbing at The Pinnacle @ Duxton, it won&#8217;t be a surprise if this HDB development will dominate the high-value sales by the end of the year. Of the sales occurring in 2025 so far, The Pinnacle @ Duxton averages at S$1,321 psf, while The Peak Toa Payoh is well below at S$1,109 psf.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-pinnacle-duxton-the-priciest-hdb-resale-flat-in-singapore\">The Pinnacle @ Duxton: The priciest HDB resale flat in Singapore<\/h2>\n\n\n\n<p>In March 2025, The Pinnacle @ Duxton also set a national price record for a <a href=\"https:\/\/www.99.co\/singapore\/insider\/most-expensive-hdb-resale-transactions-singapore\/\" target=\"_blank\" rel=\"noreferrer noopener\">4-room HDB at S$1.518 million<\/a>. Though it is still below the price record for the 5-room counterpart, it is actually the most expensive HDB flat ever transacted in Singapore by price PSF. This unit, located in&nbsp;Block 1C&nbsp;on Cantonment Road, spans 1,012 sqft. It means the transacted price translates to S$1,500 psf.<\/p>\n\n\n\n<p>While not the highest in total price, this underscores how the price PSF can be even more telling of buyer sentiment. Pinnacle@Duxton\u2019s smaller unit sizes have driven its PSF values to record levels, often surpassing even bigger DBSS flats and HDB terrace houses. <\/p>\n\n\n\n<p>Some find these numbers hard to stomach, especially for public housing. But clearly, the rising price of HDB resale mostly stems from demand \u2014 and not just from sellers with inflated expectations.
