It\u2019s not in <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/queenstown\" target=\"_blank\" rel=\"noopener\">Queenstown<\/a> or <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/toa-payoh\" target=\"_blank\" rel=\"noopener\">Toa Payoh<\/a>, the usual suspects in the million-dollar club. It\u2019s in MacPherson, an area once known for its working-class housing, and which is now become a crowd. Its modern corridors, lifts, and common areas reflect the new generation of HDB design standards, offering a significant step up from older housing models.<\/p>\n<p>What sets newer blocks like 82A apart is their alignment with HDB\u2019s housing philosophy centred on liveability, community, and sustainability. The block is a 5-minute walk from <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\/macpherson-mrt\" target=\"_blank\" rel=\"noopener\">MacPherson MRT<\/a>, which conveniently sits on both the Circle and <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\/downtown-mrt\" target=\"_blank\" rel=\"noopener\">Downtown<\/a> lines. If you need to switch lines,<a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\/paya-lebar-mrt\" target=\"_blank\" rel=\"noopener\"> Paya Lebar MRT<\/a> is about a kilometre away.<\/p>\n<p>Getting around is easy whether you&#8217;re taking public transport or driving. MacPherson Linear Park offers a peaceful green escape right in the middle of the estate, while community hubs like the MacPherson Community Club and Geylang Serai CC host regular activities and classes.<\/p>\n<h2 id=\"whythisunit\">So, why this 4-room HDB unit?<\/h2>\n<p>This 4-room flat spans ~1,001\u202fsqft and is located on a high floor (16th\u201318th storey), and we all know that high-floor units usually fetch higher prices! Plus, it had just met its <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-minimum-occupation-period-mop\/\" target=\"_blank\" rel=\"noopener\">Minimum Occupation Period<\/a> (MOP), making it eligible for immediate occupancy.<\/p>\n<p>Other reasons for the unit fetching a high price include its Model A layout, ample size, high-floor position, and nearly 95 years left on its lease. No surprise, then, that it set a town-level all-time high.<\/p>\n<h2 id=\"MOP\">Recently MOP-ed flats in the million-dollar bracket<\/h2>\n<p>The unit at Block 82A is the latest in a spate of recently MOP-ed flats that have reached the million-dollar bracket. Recent resale market data shows a surge in million-dollar transactions involving flats that have only just fulfilled their MOP; especially those in mature, well-connected towns. For example, <a href=\"https:\/\/www.99.co\/singapore\/hdb\/alkaff-vista-dejpJHZ6m6NA4MRQpbSabX74\" target=\"_blank\" rel=\"noopener\">Alkaff Vista<\/a> in Bidadari reached MOP in 2024 and saw a 5-room unit <a href=\"https:\/\/www.99.co\/singapore\/insider\/recently-mop-projects-in-bidadari-ang-mo-kio-sold-for-million-dollars\/\" target=\"_blank\" rel=\"noopener\">sold for S$1.2 million<\/a> (~S$986 psf) shortly after.<\/p>\n<p>Similarly, in <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb-towns\/kallang-whampoa\" target=\"_blank\" rel=\"noopener\">Kallang\/Whampoa<\/a>, 156 million-dollar flats were sold in 2024, out of which 43% were from <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\/saint-georges-towers-deN8HG4XLmUmpgXALJw4YX54?main_category=hdb&amp;name=Saint%20George%27s%20Towers&amp;page_num=1&amp;page_size=36&amp;property_segments=residential&amp;query_coords=1.3219981663450184%2C103.86226996469333&amp;query_ids=deN8HG4XLmUmpgXALJw4YX54&amp;query_name=Saint%20George%27s%20Towers&amp;query_text=Saint%20George%27s%20Towers&amp;query_type=cluster&amp;rental_type=all&amp;show_cluster_preview=true&amp;show_description=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;sort_field=relevance&amp;sort_order=desc&amp;zoom=15\" target=\"_blank\" rel=\"noopener\">St. George\u2019s Towers<\/a>.
