Sitting between the 19th and 21st floor out of a total of 25 storeys, the unit enjoys a high-floor position. And thanks to the development\u2019s proximity to the sea, there\u2019s a good chance that the buyer is now enjoying scenic sea views, a rare perk at this price point.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The lease started in 2021, which means there\u2019s still 94 years and 10 months left \u2013 another major plus for the buyer, especially in terms of long-term value.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">According to <a href=\"https:\/\/www.99.co\/singapore\/property-value-tool#:~:text=What%20is%2099%20Property%20Value,%2C%20upgrading%20or%20re%2Dfinancing.\" target=\"_blank\" rel=\"noreferrer noopener nofollow external\" data-wpel-link=\"external\">99.co\u2019s Property Value Tool<\/a>, the estimated value of this exact unit is S$573,000. This suggests the buyer likely paid about S$65,000 in\u00a0<a href=\"https:\/\/www.99.co\/singapore\/insider\/cash-over-valuation-cov-hdb\/\" target=\"_blank\" rel=\"noreferrer noopener\" data-wpel-link=\"internal\">Cash Over Valuation (COV)<\/a> \u2013 which pushes the price well beyond its market valuation.<\/span><\/p>\r\n<p><a href=\"https:\/\/www.99.co\/singapore\/agents\/R057197D-ryan-koo\" target=\"_blank\" rel=\"noopener\">Ryan Koo (R057197D)<\/a>, the agent who brokered the deal, shared, \u201cThis is my second record-breaking transaction this year, with the previous being a 5-room unit at Block 126C Canberra Street that transacted for S$878,000. This 3-room flat at 406C Northshore underscores the fact that certain homes carry unique selling points that cannot be replicated elsewhere. In such cases,\u00a0 while the COV is an added cost for buyers, it can also be seen as a price they&#8217;re willing to pay for a home with rare qualities and long-term appeal. That would bring the estimated original price closer to S$260,000\u2013S$280,000 before any grants.<\/p>\r\n<p data-start=\"694\" data-end=\"997\">With a resale price of S$638,000, the seller could still be looking at gains of around S$350,000 to S$370,000 <span style=\"font-weight: 400;\">\u2013 <\/span>or roughly a 130% to 140% return on their purchase. And that&#8217;s before considering any housing grants, which would\u2019ve lowered the upfront cost and increased the effective profit.<\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Of course, this isn\u2019t a hard-and-fast figure. There are always additional costs to consider \u2013 such as agent commissions, legal fees, and other transaction-related expenses. That transaction took place back in November 2022, so considering it&#8217;s been about three years, the timing of this new record from Northshore Residences I seems fairly reasonable.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The previous record-holder was a 3-room flat in <a href=\"https:\/\/www.99.co\/singapore\/hdb\/waterway-sunray-de2M5gi5iNQF2A2VHxQhPDi3\" target=\"_blank\" rel=\"noreferrer noopener\">Waterway Sunray<\/a>, located at Block 659B. That particular unit sat between the 13th and 15th floors, offering decent height and possibly unblocked views. It measured 732 sqft, and based on its S$622,000 selling price, the flat was transacted at roughly S$849.73 psf.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Waterway Sunray is now 7 years old, which means it had just reached its MOP when that sale was made \u2013 very similar to the situation at Northshore Residences I.<\/span><\/p>\r\n<p style=\"border: 2px solid black; padding: 10px;\"><em><strong>Looking for more HDB flats that MOP-ed recently besides Northshore Residences I? But what stands out is the wide price gap between those two sales. One was the recent record-setting unit that sold for S$638,000, while the other, located at Block 406B, transacted for just S$550,000.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The main difference likely boils down to floor level and views. The S$550K unit was located on the 7th to 9th floors, which may not offer the same sea-facing views or unblocked scenery that higher-floor units enjoy.<\/span><\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-87807\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/punggol-3-room-ath-july-sales-trend-analysis.png\" alt=\"graph depicting the sale trend for punggol 3-room resales and northshore residences 3-room units over 5 years\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Even so, if you look at broader price trends in Punggol, data from 99.co\u2019s Researcher tool shows that 3-room flats have appreciated by 45.56% over the past five years. And when comparing the average prices of the two 3-room sales from Northshore Residences I with Punggol\u2019s 2025 average resale prices, there\u2019s a 10.20% price gap.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Still, it\u2019s worth noting that this comparison could be slightly skewed since the limited number of 3-room transactions at Northshore Residences I might inflate the average.
