Despite the dip, this volume is 9.2% higher than in June 2024 and 10.4% above the five-year average for the month.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-87925 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/June-condo-resale-volume-by-region.png\" alt=\"\" width=\"1105\" height=\"766\" \/><\/p>\n<p>Regionally, OCR remained the most active market, accounting for 51.3% of resale transactions. RCR contributed 30.5%, while CCR made up 18.2%. The dominance of OCR highlights ongoing affordability considerations among buyers, who are gravitating towards more spacious and cost-effective homes in suburban locations.<\/p>\n<h2 id=\"price-movements\">Price movements<\/h2>\n<p><img decoding=\"async\" class=\"size-full wp-image-87926 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/June-condo-resale-SPI-by-region-2025.jpg\" alt=\"\" width=\"1162\" height=\"781\" \/><\/p>\n<p>Resale condo prices remained largely unchanged month-on-month, rising a marginal 0.04% in June 2025. Regionally, the <a href=\"https:\/\/www.99.co\/singapore\/insider\/singapores-districts-ccr-rcr-ocr\/\" target=\"_blank\" rel=\"noopener\">Core Central Region<\/a> (CCR) saw a 1.2% increase, while the <a href=\"https:\/\/www.99.co\/singapore\/sale\/new-launches\/outside-central-region\" target=\"_blank\" rel=\"noopener\">Outside Central Region<\/a> (OCR) rose by 0.3%. In contrast, the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-rest-of-central-region-rcr\/\" target=\"_blank\" rel=\"noopener\">Rest of Central Region<\/a> (RCR) dipped by 0.9%.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-87927 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/June-SPI-condo-resale-2025.png\" alt=\"\" width=\"1168\" height=\"793\" \/><\/p>\n<p>On a year-on-year basis, prices showed stronger growth, climbing 5.2% overall. CCR led with a 7.4% increase, followed by OCR at 5.7% and RCR at 2.8%. These figures indicate steady long-term value appreciation in spite of monthly fluctuations.<\/p>\n<h2 id=\"high-value\">High-value transactions in June 2025<\/h2>\n<p><img decoding=\"async\" class=\"size-full wp-image-87928 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/Sculptura-Ardmore-Singapore.jpg\" alt=\"\" width=\"1200\" height=\"900\" \/><\/p>\n<p data-pm-slice=\"1 1 []\">The most expensive resale transaction in the month was recorded at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/sculptura-ardmore\" target=\"_blank\" rel=\"noopener\">Sculptura Ardmore<\/a> in the CCR, with a sale price of S$20 million. Known for its ultra-exclusive design by renowned architect Carlos Zapata, Sculptura Ardmore commands some of the highest prices in Singapore\u2019s luxury segment.<\/p>\n<p data-pm-slice=\"1 1 []\">Its appeal lies in its dramatic cantilevered balconies, panoramic views over the <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/orchard\" target=\"_blank\" rel=\"noopener\">Orchard<\/a> skyline, and a private lift lobby for each residence. With just 34 units in the entire development and a location nestled in the prestigious Ardmore Park enclave, it continues to attract ultra-high-net-worth buyers looking for privacy, prestige, and architectural flair.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-87929 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/Camelot-By-The-Water-Singapore.jpg\" alt=\"\" width=\"1200\" height=\"900\" \/><\/p>\n<p>In the RCR, a unit at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/camelot-by-the-water\" target=\"_blank\" rel=\"noopener\">Camelot By-The-Water<\/a> fetched S$5 million. Located in <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/tanjong-rhu\" target=\"_blank\" rel=\"noopener\">Tanjong Rhu<\/a>, this development is prized for its large-format units and resort-style facilities. Residents enjoy tranquil waterfront views, access to recreational amenities like the Geylang Park Connector and Marina Bay, and excellent connectivity to the CBD via the upcoming <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/katong-park-mrt\" target=\"_blank\" rel=\"noopener\">Katong Park MRT<\/a> station.<\/p>\n<p>The neighbourhood has become increasingly desirable thanks to the nearby <a href=\"https:\/\/www.99.co\/singapore\/insider\/kallang-alive-masterplan-details\/\" target=\"_blank\" rel=\"noopener\">Kallang Alive!<\/a> development, which is transforming the area into a sports and entertainment hub.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-87930 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/Ocean-Park-Singapore.jpg\" alt=\"\" width=\"1200\" height=\"900\" \/><\/p>\n<p>Meanwhile, in the OCR, <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/ocean-park\" target=\"_blank\" rel=\"noopener\">Ocean Park<\/a> saw its highest transaction at S$4.2 million. This freehold project along East Coast Road has long been valued for its generously sized units, many of which exceed 2,000 sqft, making it an attractive option for multi-generational families or those upgrading from HDB flats.<\/p>\n<p>Its location offers direct access to East Coast Park, the upcoming <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\/marine-terrace-mrt\" target=\"_blank\" rel=\"noopener\">Marine Terrace MRT<\/a> station, and a thriving food scene. Coupled with its proximity to reputable schools such as Tao Nan School and CHIJ Katong, Ocean Park continues to stand out in the resale market.<\/p>\n<h2 id=\"subsale\">Sub-sale activity<\/h2>\n<p><img decoding=\"async\" class=\"size-full wp-image-87931 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/June-2025-sub-sale-transactions.png\" alt=\"\" width=\"1165\" height=\"796\" \/><\/p>\n<p>Sub-sale transactions represented 6.8% of total secondary sales in June 2025. This marks a slight decline from May\u2019s 7.1%, suggesting a softening in speculative activity. We may see sub-sale activity dip even further in the coming months in light of recent SSD policy changes.<\/p>\n<h2 id=\"capital-gain\">Capital gains and investment returns<\/h2>\n<p><img decoding=\"async\" class=\"size-full wp-image-87932 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/June-2025-median-gains.png\" alt=\"\" width=\"1159\" height=\"700\" \/><\/p>\n<p>The median capital gain for condo resale units in June was S$379,000, a S$14,000 increase from May. District 10 (Tanglin \/ Holland \/ Bukit Timah) recorded the highest median capital gain at S$841,000. At the other end of the spectrum, District 1 (Boat Quay \/ Raffles Place \/ Marina) saw the lowest median capital gain at -S$25,000.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-87933 aligncenter\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/07\/June-2025-median-unlevered-returns.png\" alt=\"\" width=\"1177\" height=\"732\" \/>When it comes to investment performance, the median unlevered return stood at 31.5%. District 16 (Bedok \/ Upper East Coast) posted the highest return at 46.1%, while District 1 again ranked lowest with a return of -2.3%.
