Sitting between the 22nd and 24th floors, the unit spans 1,755 sqft across two levels \u2013 a defining feature of maisonette flats, which are no longer being built.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">At S$904 psf, this transaction is significant for several reasons. class=\"wp-block-heading\"><b>The previous national executive flat all-time high was set only months ago<\/b><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Back in May 2025, a maisonette at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/147-mei-ling-street-adaPxwQRuQVDVGcJbudRsvTP\" target=\"_blank\" rel=\"noreferrer noopener\">Block 147 Mei Ling Street<\/a>, between floors 4 to 6, was <a href=\"https:\/\/www.99.co\/singapore\/insider\/queenstown-ang-mo-kio-hdb-resale\/\" target=\"_blank\" rel=\"noreferrer noopener\">sold for S$1.51 million<\/a>. That unit had a slightly smaller size of 1,572 sqft, working out to about S$960 psf.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">In comparison, the S$1.588 million sale at Bishan Spring is 5.17% higher, or S$78,000 more \u2013 a clear sign that prices for rare, spacious HDB flats are continuing to climb.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Within Bishan alone, the previous estate record for an executive flat was set in May 2024. That unit, located at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/286-bishan-street-24-adbBo5QTSEgfbG8fuFixz3uK\" target=\"_blank\" rel=\"noreferrer noopener\">Block 286 Bishan Street 24<\/a>, also sat between the 22nd and 24th floors and was even larger at 1,851 sqft. Despite the bigger size, it was sold for S$1.5 million, which translates to about S$810 psf.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"Another-executive-flat-in-Toa-Payoh-also-hits-a-high\" class=\"wp-block-heading\"><b>Another executive flat in Toa Payoh also hits a high<\/b><\/h2>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image alignnone size-full wp-image-78389\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-78389\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2024\/09\/most-expensive-exe-in-toa-Payoh.jpg\" alt=\"most expensive exe in toa Payoh - 133, potong pasir avenue 1\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2024\/09\/most-expensive-exe-in-toa-Payoh.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2024\/09\/most-expensive-exe-in-toa-Payoh-150x113.jpg 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/>\r\n<figcaption class=\"wp-element-caption\">Image credit: Google Maps<\/figcaption>\r\n<\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Bishan wasn\u2019t the only town seeing record activity last week.\u00a0\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Over in <a href=\"https:\/\/www.99.co\/singapore\/sale\/areas\/toa-payoh\" target=\"_blank\" rel=\"noreferrer noopener\">Toa Payoh,<\/a> another executive unit matched the estate\u2019s all-time high at S$1.26 million. This flat is located at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/131-potong-pasir-avenue-1-adDhXP24DRRgg5WjFCSvd3hi\" target=\"_blank\" rel=\"noreferrer noopener\">Block 131 Potong Pasir Avenue 1<\/a> and sits on a low floor \u2013 between the 1st and 3rd floors. Spanning 1,733 sqft, this works out to a psf of S$727.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Coincidentally, the previous record holder was just a few blocks away at Block 124 Potong Pasir Avenue 1, and it was sold in February 2025. That title goes to a 5-room loft unit at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/skyterrace-dawson-devsZooVy6RBg9U8hU9WHW2Z\" target=\"_blank\" rel=\"noreferrer noopener\">SkyTerrace @ Dawson<\/a>, which <a href=\"https:\/\/www.99.co\/singapore\/insider\/queenstown-5-room-national-hdb-record-s1658888\/\" target=\"_blank\" rel=\"noreferrer noopener\">changed hands in June 2025 for\u00a0<\/a><\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/queenstown-5-room-national-hdb-record-s1658888\/\">S$1,658,888<\/a>.<\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Located at Block 92 Dawson Road, the unit sits on a mid-floor between the 22nd and 24th storeys and spans 1,313 sqft. The transaction price worked out to a record-breaking S$1,263 psf.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">SkyTerrace @ Dawson is also a relatively new development, with its lease starting in 2016.
