Year-to-date, there have already been 488 million-dollar flat transactions. That\u2019s more than the 470 transactions seen across all of 2023, and we\u2019re only in August. School holidays may have caused some buyers to pause earlier in the year. But by July, many returned to the market. Even with this rebound, resale volumes were still 15.4% lower than the same period last year. That could be due to growing concerns about affordability.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Also, the <a href=\"https:\/\/www.99.co\/singapore\/hdb\/bto\/jul-2025-bto\" target=\"_blank\" rel=\"noreferrer noopener\">July BTO launch<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/insider\/sale-of-balance-flats-hdb\/\" target=\"_blank\" rel=\"noreferrer noopener\">Sale of Balance Flats exercises<\/a> may have drawn some younger buyers away from the resale market.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Even so, demand for larger units in city-fringe locations stayed strong. Many of you are still on the hunt for spacious homes \u2013 especially if you\u2019re upgrading from a smaller flat or right-sizing from a private property. This demand has helped push million-dollar sales to a new peak in July.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-hdb-resale-prices-in-july-2025\" class=\"wp-block-heading\"><b>HDB resale prices in July 2025<\/b><\/h2>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1006\" height=\"658\" class=\"wp-image-88299\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/08\/july-million-dollar-hdb-resale-all-time-high-resale-price.png\" alt=\"\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.99.co\/singapore\/hdb-resale-price\" target=\"_blank\" rel=\"noreferrer noopener\">HDB resale prices<\/a> overall stayed flat in July 2025. However, if you take a closer look, some room types saw small changes. Prices in Mature Estates increased by 0.2%, while Non-Mature Estates saw a smaller rise of 0.1%. At the same time, 3-room flats recorded a dip of 0.2%, and both 5-room and Executive flats saw a decrease of 0.5%. 4-room flats also experienced a slight drop in prices.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">On a year-on-year basis, overall HDB resale prices climbed by 6.6% from July 2024. Among the different flat types, 3-room flats saw the biggest jump at 8.2%, followed by 4-room flats with a 6.2% increase. 5-room flats went up by 5.6%, and Executive flats rose by 4.2%. Meanwhile, prices in Mature Estates increased by 6.8% year-on-year, with Non-Mature Estates close behind at 6.6%.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-breakdown-of-july-2025-s-transactions\" class=\"wp-block-heading\"><b>Breakdown of July 2025\u2019s transactions<\/b><\/h2>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"988\" height=\"568\" class=\"wp-image-88303\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/08\/july-million-dollar-hdb-resale-all-time-high-resale-volume-1.png\" alt=\"\" \/><\/figure>\r\n\r\n\r\n\r\n<p>\u00a0<span style=\"font-weight: 400;\">In total, 2,580 HDB resale flats changed hands in July 2025, reflecting a 13.4% increase from the previous month. When broken down by flat type, 3-room flats made up 24.1% of the month\u2019s resale transactions, while 4-room flats accounted for the largest share at 45.4%. 5-room flats contributed 23.6%, and Executive flats made up the remaining 6.9% of the total resale volume.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">In terms of estate type, Non-Mature Estates accounted for 60.5% of all resale transactions in July. The remaining 39.5% of flats sold were located in Mature Estates, showing a continued interest in more affordable housing options outside of central regions.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-the-most-expensive-flats-sold-in-july\" class=\"wp-block-heading\"><b>The most expensive flats sold in July<\/b><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The highest resale price for the month came from an Executive flat at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/bishan-spring-deHBTTSHBeEijYBcZEeEW59e\" target=\"_blank\" rel=\"noreferrer noopener\">Bishan Spring<\/a>, which <a href=\"https:\/\/www.99.co\/singapore\/insider\/most-expensive-executive-flat-in-singapore\/\" target=\"_blank\" rel=\"noopener\">changed hands for S$1,588,000<\/a>.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Over in <a href=\"https:\/\/www.99.co\/singapore\/hdb\/yishun\/yishun-avenue-4\" target=\"_blank\" rel=\"noreferrer noopener\">Yishun Avenue 4<\/a>, the most expensive flat in a Non-Mature Estate was another Executive flat \u2013 this one sold for S$1,288,888.<\/span><\/p>\r\n\r\n\r\n    <section id=\"portal-widget-tab-panel-6a03e1ee1e871\" class=\"portal-widget-tab-panel\">\n        <div class=\"swiper-container\" id=\"swiper-container-6a03e1ee1e871\">\n                        <div class=\"row-title-widget\">\n                <div class=\"portal-widget-carousel-title-left\"><h4 class=\"portal-widget-title\">Looking for affordable properties?
