With the 32nd floor being the highest in the project, the elevated floor height likely played a role in commanding the premium price.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Sized at 1,001 sq ft, this flat works out to about S$1,137 psf. One of the biggest draws of this project is how Cheng San Court just recently met its <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-minimum-occupation-period-mop\/\" target=\"_blank\" rel=\"noreferrer noopener\">Minimum Occupation Period (MOP)<\/a>. For Cheng San Court, 4-room flats started from around S$435,000, excluding grants. However, this drop was short-lived. For comparison, the average across Ang Mo Kio is about S$692,000, and across all areas in Singapore, it\u2019s roughly S$669,000.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">That said, there\u2019s still some price diversity within the project. Based on current listings, you can find 4-room units for <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\/cheng-san-court-deBMhFsg6JyEditPAagkx9eH?main_category=hdb&amp;name=Cheng%20San%20Court&amp;page_num=1&amp;page_size=36&amp;property_segments=residential&amp;query_coords=1.370862096088331%2C103.85408472604672&amp;query_ids=deBMhFsg6JyEditPAagkx9eH&amp;query_name=Cheng%20San%20Court&amp;query_text=Cheng%20San%20Court&amp;query_type=cluster&amp;show_cluster_preview=true&amp;show_description=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;sort_field=price&amp;sort_order=asc&amp;zoom=15\" target=\"_blank\" rel=\"noreferrer noopener\">as low as S$600,000<\/a>. And if you&#8217;re open to 3-room flats, prices can go down to around S$400,000.
