Just a couple of weeks ago, a <a href=\"https:\/\/www.99.co\/singapore\/insider\/3-room-hdb-resale-ath-toa-payoh\/\" target=\"_blank\" rel=\"noreferrer noopener\">3-room unit in Toa Payoh changed hands for S$920,000<\/a> \u2013 just S$15,000 short of the national all-time high for the most expensive non-landed <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\" target=\"_blank\" rel=\"noreferrer noopener\">HDB resale flat<\/a> in Singapore.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Not long after that, at the end of July, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bukit-merah\" target=\"_blank\" rel=\"noreferrer noopener\">Bukit Merah<\/a> saw its own record broken. The flat sits on a very high floor, between the 34th and 36th levels \u2013 the project\u2019s topmost levels \u2013 which likely played a role in pushing its value higher. Based on the sale price, the unit\u2019s price works out to about S$1,157 per square foot (psf).<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Havelock View\u2019s lease began in 2013, which means it still has roughly 86 years and 10 months remaining. From Tiong Bahru MRT, Outram Park and Tanjong Pagar are just one and two stops away respectively, giving residents quick access to the CBD. Meanwhile, Havelock MRT provides direct connections to Great World and its surrounding amenities. class=\"wp-block-heading\"><b>Havelock View\u2019s prices are on the rise<\/b><\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Havelock View\u2019s strong resale performance isn\u2019t just a one-off. Including this latest record sale, there have already been seven other 3-room transactions in the project falling within the S$800K range, along with 18 others in the S$700K range.<\/span><\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-88453\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/08\/3-room-hdb-resale-all-time-high-bukit-merah-sales-trend.png\" alt=\"a graph depicting the 3-room hdb resale transactions in havelock view, bukit merah and district 3\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Looking at the price trend over the past five years, the average psf growth has been relatively steady, with prices in 2025 averaging around S$1,069 psf. This is nearly 50% higher than the average psf for 3-room flats in Bukit Merah, which currently stands at S$717 psf. When compared to the broader District 3 average for 3-room flats, the gap narrows slightly but still remains significant at about 42%. Overall, the average price gap for 3-room units in Havelock View has grown by almost 32% over the past five years.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">According to <a href=\"https:\/\/www.99.co\/singapore\/property-agent-hub\/researcher\" target=\"_blank\" rel=\"noreferrer noopener\">99.co\u2019s Researcher tool<\/a> the average 3-room price in Havelock View as of 2025 is around S$794K, while the Bukit Merah average for the same flat type sits much lower at S$519K. At the time of writing, there\u2019s currently one 3-room listing in Havelock View <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\/havelock-view-de7dLckJcgGs46hBNuuhdSM3?main_category=hdb&amp;name=Havelock%20View&amp;page_num=1&amp;page_size=36&amp;property_segments=residential&amp;query_coords=1.289800662297883%2C103.8286739894068&amp;query_ids=de7dLckJcgGs46hBNuuhdSM3&amp;query_name=Havelock%20View&amp;query_text=Havelock%20View&amp;query_type=cluster&amp;show_cluster_preview=true&amp;show_description=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;sort_field=price&amp;sort_order=asc&amp;zoom=15\" target=\"_blank\" rel=\"noreferrer noopener\">priced at S$728K<\/a>. Beyond that, the next lowest asking price jumps to S$830K, with the highest reaching S$890K \u2013 suggesting it may not be long before another all-time high is set here. The recent S$860K sale sits on one of the project\u2019s highest floors, but beyond this individual case, the development itself stands out as one of the tallest in the area. The generous spacing between blocks also provides residents with more privacy \u2013 another attractive point for buyers.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Age is another major driver. Many flats in the Tiong Bahru and Bukit Merah area are decades old, and lease decay tends to put off younger buyers. In contrast, Havelock View was completed in 2013, giving it the advantage of a newer lease while still being close to Tiong Bahru. That combination of central location and relative youth is clearly reflected in its pricing.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Havelock View also benefits from its proximity to Tiong Bahru. The area\u2019s cluster of artisanal caf\u00e9s, boutique retailers and homegrown fashion labels has helped transform it into a gentrified, stylish precinct popular with residents and foreign visitors alike.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">On top of that, recent changes to the <a href=\"https:\/\/www.99.co\/singapore\/hdb\/bto\" target=\"_blank\" rel=\"noreferrer noopener\">Build-To-Order (BTO)<\/a> classification have shifted buyer dynamics. Singles are no longer restricted by location when applying for BTO flats, but they remain limited to 2-room units.
