Buyers started to prioritise space and suburban living over proximity to the CBD, lifting prices in previously overlooked areas like Yishun.<\/p>\r\n<p data-start=\"2350\" data-end=\"2657\">By 2023\u20132024, the average PSF crosses S$750, a record high for the decade. This reflects not only the infrastructural transformation but also the spillover demand from other pricier districts. He points out that lower-income neighbourhoods are often perceived as having higher crime rates, a bias that can overshadow the actual statistics.<\/span><\/p>\r\n<p><span style=\"font-weight: 400;\">This perception, coupled with Yishun&#8217;s history, may have contributed to its image, regardless of the reality.<\/span><\/p>\r\n<h3 class=\"wp-block-heading\"><em>So, what strange things have happened in Yishun that have contributed to this image?  <\/em><\/h3>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<p>Animal lovers may remember the disturbing string of <a href=\"https:\/\/www.todayonline.com\/singapore\/yishun-cat-deaths-mp-appeals-residents-provide-car-camera-footage\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">cat abuse cases<\/a> between September and December 2015, when 17 cats were reportedly killed or seriously injured. The abuse was brutal\u2014cats were <a href=\"https:\/\/mothership.sg\/2021\/04\/third-kitten-dead-yishun\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">thrown from high floors<\/a>, bludgeoned, or found with gruesome injuries. While two suspects were <a href=\"https:\/\/www.todayonline.com\/singapore\/yishun-cat-deaths-patrols-continue-after-2-suspects-arrested\" target=\"_blank\" rel=\"noopener\">arrested<\/a>, the killings didn&#8217;t stop. As recently as April 2021, three kittens were found dead at the same block within four days\u2014chillingly, the same location had similar cases in both January and October 2020.\u00a0<\/p>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<p>In what sounds like a plot from a TV drama, Yishun has also seen not one, but multiple incidents involving <a href=\"http:\/\/mothership.sg\/2016\/08\/yishun-thug-life-2-men-playing-with-stun-gun-outside-northpoint-arrested\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">stun guns<\/a>. In August 2016, two men were caught playing with a stun gun outside Northpoint. Then in January 2017, two suspects trying to steal from a car decided it was a good idea to attack police officers\u2014with a stun gun. Spoiler: they were quickly arrested. The bigger question though\u2014how did they even get their hands on these weapons in the first place?<\/p>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<p>Yishun also battled a <a href=\"https:\/\/www.asiaone.com\/singapore\/shop-owner-uses-bamboo-pole-whack-rats-kills-8-2-days\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">rat infestation<\/a> in parts of the town. One determined shop owner took matters into his own hands, killing eight rats in two days using a bamboo pole. Some residents joked that the rising rat problem might be karma for the cat killings. Either way, it didn&#8217;t help the town\u2019s image.<\/p>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<p>In 2016, Yishun made headlines again\u2014this time for its involvement in a <a href=\"https:\/\/www.asiaone.com\/singapore\/26-year-old-suspected-drug-syndicate-leader-arrested-yishun\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">drug syndicate<\/a> bust. Authorities arrested 111 suspected traffickers, with the leader found operating out of Yishun. Fast forward to April 2020\u2014yes, during the Circuit Breaker\u2014five more individuals were <a href=\"https:\/\/www.channelnewsasia.com\/singapore\/yishun-drugs-5-arrested-cnb-crime-cash-weapons-seized-764761\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">arrested<\/a> in the area, and drugs worth at least S$360,000 were seized. But the most shocking case? A Yishun resident, Barry Zheng Chongde, was allegedly involved in a <a href=\"http:\/\/mothership.sg\/2017\/01\/yishun-resident-allegedly-involved-in-s64-6m-cocaine-syndicate-in-australia\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">S$64.6 million cocaine syndicate<\/a> in Australia. He was later charged in court overseas in 2016.<\/p>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<p>Adding to the strange reports, there was the mysterious man from November 2016 who went around <a href=\"http:\/\/mothership.sg\/2016\/11\/mystery-man-knocking-on-doors-in-yishun-asking-families-for-their-children-yishun-thug-life\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">knocking on doors asking for people\u2019s children<\/a>. No, really\u2014he would show up unannounced and ask parents if he could have their kids. It\u2019s like the stuff of local horror shows, only it happened in real life.<\/p>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<p>Yishun\u2019s name has also come up frequently in connection with violent crimes, particularly <a href=\"https:\/\/www.straitstimes.com\/singapore\/courts-crime\/man-37-charged-with-murder-at-yishun-ring-road\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">murders<\/a> and <a href=\"https:\/\/www.straitstimes.com\/singapore\/gory-scene-at-yishun-shopping-centre\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">suicides<\/a>. One of the most horrific incidents was the <a href=\"https:\/\/www.99.co\/singapore\/insider\/murder-property-value\/\" target=\"_blank\" rel=\"noopener\">2008 triple murder<\/a> at Blk 349 Yishun Street 11, where a man killed his three housemates. Other cases include deaths involving acquaintances and church members.\u00a0<\/p>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n\r\n\r\n <\/em><\/h3>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<p>More recently, in April 2025, a molestation incident shocked commuters on a Yishun Ring Road bus. An elderly man was arrested after allegedly molesting a young girl during the ride. According to police reports, he was promptly <a href=\"https:\/\/www.channelnewsasia.com\/singapore\/molestation-yishun-bus-arrest-spf-448236\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">charged in court<\/a> within the same week.<\/p>\r\n<h3 class=\"wp-block-heading\"><em> \r\n\r\n <\/em><\/h3>\r\n<h2><b>The reality: Declining crime rates and a neighbourhood on the rise<\/b><\/h2>\r\n<p><img decoding=\"async\" class=\"size-full wp-image-85265\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/Yishun-city-life-at-night.jpg\" alt=\"Yishun-city-life-at-night\" width=\"2000\" height=\"1500\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/Yishun-city-life-at-night.jpg 2000w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2025\/05\/Yishun-city-life-at-night-1536x1152.jpg 1536w\" sizes=\"(max-width: 2000px) 100vw, 2000px\" \/><\/p>\r\n<p><span style=\"font-weight: 400;\">Each of these incidents when taken in isolation paint a very dreary picture of the estate. However, recent figures from the Singapore Police Force (SPF) tell a compelling story of improvement. A decade of dedicated effort has yielded impressive results, with both Yishun North and Yishun South Neighbourhood Police Centres recording a remarkable drop of at least 50% in annual crime cases from 2013 (<a href=\"https:\/\/www.channelnewsasia.com\/singapore\/police-force-spf-crime-yishun-geylang-scams-money-laundering-focus-4770686\" target=\"_blank\" rel=\"noopener\">Source<\/a>). <\/span><\/p>\r\n<p><span style=\"font-weight: 400;\">This significant decrease in crime rates is a testament to the effectiveness of community policing initiatives and targeted interventions.<\/span><\/p>\r\n<p><span style=\"font-weight: 400;\">Beyond crime statistics, several key drivers are contributing to Yishun&#8217;s revitalisation. The upcoming integrated development in <a href=\"https:\/\/www.chongpangcity.sg\/\" target=\"_blank\" rel=\"noopener\">Chong Pang City<\/a>, slated for completion in 2027, is a game-changer. <\/span><\/p>\r\n<p><span style=\"font-weight: 400;\">This ambitious project will rejuvenate the area&#8217;s oldest hub, bringing modern amenities, improved market facilities, and enhanced community spaces. It signals a significant investment in the heart of Yishun, boosting its appeal as a vibrant and self-sufficient town centre.<\/span><\/p>\r\n<h3><b>Increased focus on elder care and accessibility<\/b><\/h3>\r\n<p><span style=\"font-weight: 400;\">Yishun&#8217;s focus on its ageing population is another defining characteristic. With approximately 10% of residents aged 65 or over, the neighbourhood is geared towards providing comprehensive eldercare.<\/span><\/p>\r\n<p><span style=\"font-weight: 400;\"> The presence of Yishun Community Hospital, supplementing Khoo Teck Puat Hospital, along with upcoming nursing homes, underscores this commitment. Yishun&#8217;s designation as Singapore&#8217;s <a href=\"https:\/\/www.sg101.gov.sg\/yishun\/#:~:text=Yishun%20also%20holds%20the%20honour,and%20easily%20within%20the%20community.\" target=\"_blank\" rel=\"noopener\">first dementia-friendly neighbourhood<\/a>, with grassroots initiatives and community involvement, further solidifies its reputation as a caring and inclusive community.<\/span><\/p>\r\n<p><span style=\"font-weight: 400;\">Accessibility, a long-standing challenge, has also seen dramatic improvements.
