After serving in the Special Operations Forces (SOF), he chose to leave with a S$48,000 bond and just S$4,000 in savings. \u201cI wanted something where I could see the outcome,\u201d Jayson shared. \u201cIn real estate, you follow through the entire process, and you know you\u2019ve helped someone make a real decision.\u201d<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Meanwhile, Charlene (<\/span><a href=\"https:\/\/www.instagram.com\/charlenechse?igsh=aDNlOXcxdTdnOW14\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><span style=\"font-weight: 400;\">@charlenechse<\/span><\/a><span style=\"font-weight: 400;\">) had already begun her journey in the industry straight out of university. In their early years, much of their time was spent building a foundation from scratch \u2013 distributing flyers across HDB estates and gradually learning how the market worked.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Those early days were not easy. For about six months, both of them worked up to six days a week, often until 1 to 2am, just to generate leads. Gradually, smaller deals, from room rentals to referrals, helped them build capital, which was then reinvested into growing the business.<\/span><\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-95604\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/05\/jason-and-charlene-division-director.jpg\" alt=\"\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">That persistence eventually translated into rapid progress. It\u2019s always about what\u2019s right for them.\u201d<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">There have been cases where clients were prepared to proceed despite additional costs, such as higher stamp duties. However, after reviewing the numbers and exit strategy, Jayson and Charlene recommended holding back instead. \u201cSometimes clients come to us very set on something,\u201d Jayson explained. \u201cBut when we run through the numbers, it just doesn\u2019t make sense. So we\u2019ll tell them honestly that it\u2019s not a good move.\u201d<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">This level of honesty has built trust over time. Clients are not only guided through the upsides, but also made aware of potential risks, allowing them to make more informed decisions.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-turning-research-into-real-results\" class=\"wp-block-heading\"><b>Turning research into real results<\/b><\/h2>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-95606\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/05\/jason-and-charlene-research-to-results.jpg\" alt=\"\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Their emphasis on research and market analysis has consistently translated into measurable results.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">One example involved a young family upgrading from an HDB flat into a 3-bedroom unit at Lentor Modern in 2022. At the time, the area was still developing, which created some hesitation. \u201cThey were unsure because it was a new township,\u201d Jayson shared. \u201cSo we walked them through the transformation plans, connectivity, and long-term growth potential.\u201d With a clearer understanding, the clients proceeded with the purchase. By 2026, the unit was sold upon completion for a profit of approximately S$430,000 within three and a half years. Following this, the same clients moved on to upgrade into a larger 4-bedroom unit in a city-fringe development.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">\u201cThey were ready to walk away,\u201d Charlene recalled. \u201cBut we revisited their main objective, which was investment, and looked at what made the most sense from there.\u201d After reviewing the options, Jayson and Charlene proposed a 2-bedroom plus study unit within the same development. The client proceeded with the purchase, and by 2025, the property generated gains of around S$445,000. Since then, the relationship has continued to grow. The client has moved on to their next investment, while still engaging Jayson and Charlene for rental matters and referring others within their network.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-driving-impact-through-new-launches-and-content\" class=\"wp-block-heading\"><b>Driving impact through new launches and content<\/b><\/h2>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1200\" height=\"900\" class=\"wp-image-95596\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/05\/jason-and-charlene-nl-projects.jpg\" alt=\"\" \/><\/figure>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Beyond individual transactions, Jayson and Charlene have also made their mark in the new launch space. There have been instances where clients were influenced by external opinions and chose not to proceed \u2013 only to later express regret.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Instead of dwelling on these situations, Jayson and Charlene focus on what can be improved. \u201cIt just means we didn\u2019t meet their expectations in some way,\u201d Charlene reflected. \u201cThen we work on doing better.\u201d<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Over time, this mindset has helped them stay grounded.
