Since May 2025, overall resale prices have increased by just 0.2%, indicating that monthly fluctuations have largely offset one another. <\/p>\n\n\n\n<p>While prices dipped in April, May&#8217;s rebound effectively restores the market to its recent trading range rather than signalling the start of another strong upward cycle.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"868\" height=\"533\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T142025.168.png\" alt=\"\" class=\"wp-image-96352\"\/><\/figure>\n\n\n\n<p>Resale prices in mature estates rose 0.4% month-on-month, slightly outpacing the 0.2% increase recorded in non-mature estates. However, the difference remains marginal, suggesting that demand continues to be relatively broad-based across the island rather than concentrated in any particular segment.<\/p>\n\n\n\n<p>On an annual basis, prices in both mature and non-mature estates were largely unchanged compared to May 2025. This further reinforces the view that the HDB resale market has entered a more stable phase after the sharp gains seen in previous years.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-larger-flats-continue-to-lead-price-growth\">Larger flats continue to lead price growth<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"838\" height=\"457\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T143317.637.png\" alt=\"\" class=\"wp-image-96356\"\/><\/figure>\n\n\n\n<p>The latest figures show that demand for larger HDB homes remained resilient in May.<\/p>\n\n\n\n<p>Executive flats posted the strongest monthly price growth, rising 1%, while 5-room flats climbed 0.9%. Four-room flats saw a more modest increase of 0.2%. In contrast, prices for 3-room flats slipped by 0.3%, making them the only segment to register a decline for the month.<\/p>\n\n\n\n<p>Interestingly, Executive flats also posted the most decline on a year-on-year basis. The prices were down 1.9%, while prices for smaller 3-room flats slipped by 1% compared to May 2025. The 4-room and 5-room flats edged up by 0.4% and 1.0%, respectively.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>The divergence between flat types could reflect current buyer preferences. Larger flats continue to attract families looking for more space, while smaller units face softer demand amid a growing supply of resale options. <\/p>\n\n\n\n<p>Particularly in the Executive flat segment, which is known for its rarity and larger layout, the price growth appears to be more moderate compared to a year ago.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-median-resale-price-by-town-and-flat-type\">Median resale price by town and flat type<\/h3>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"860\" height=\"611\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T141928.212.png\" alt=\"\" class=\"wp-image-96355\"\/><\/figure>\n\n\n\n<p style=\"border: 2px solid #000; padding: 16px; border-radius: 8px; background-color: #f9f9f9; font-size: 16px; line-height: 1.6;\">\n  <em><strong>\n    Find Out Your Home\u2019s Worth with \n    <a href=\"https:\/\/go.99.co\/srx-xvalue-99co-insider\" target=\"_blank\" rel=\"noreferrer noopener\" style=\"color: #0066cc; text-decoration: underline;\">\n      X-Value\n    <\/a>\n    \u2014 Singapore\u2019s #1 Most Trusted Property Valuation\n  <\/strong><\/em>\n<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-supply-appears-to-be-catching-up-with-demand\">Supply appears to be catching up with demand<\/h2>\n\n\n\n<p>The relatively muted pace of price growth comes as the HDB resale market enters a very different supply environment from the one seen in 2025.<\/p>\n\n\n\n<p>&#8220;The measured trajectory reflects supply catching up with demand: an estimated 13,500 flats reach their five-year Minimum Occupation Period (MOP) in 2026, nearly double the low 2025 figure, and units already entering the market are tempering price growth,&#8221; Mr Luqman explained.<\/p>\n\n\n\n<p>Many of these newly eligible flats are gradually entering the resale market, giving buyers more choices and reducing the urgency that previously fuelled stronger price increases.<\/p>\n\n\n\n<p>This helps explain why monthly price movements have remained relatively small despite healthy buyer demand. After falling 0.6% in April and recovering 0.3% in May, the market has essentially been moving sideways over the past year.<\/p>\n\n\n\n<p>The fact that overall resale prices are only 0.2% higher than they were in May 2025 suggests that the additional supply is helping to moderate growth rather than trigger another surge in prices.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-hdb-resale-volumes-recover-from-april-s-slowdown\">HDB resale volumes recover from April&#8217;s slowdown<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"864\" height=\"482\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T150000.358.png\" alt=\"\" class=\"wp-image-96362\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T150000.358.png 864w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T150000.358-160x90.png 160w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T150000.358-256x144.png 256w\" sizes=\"(max-width: 864px) 100vw, 864px\" \/><\/figure>\n\n\n\n<p>Alongside the modest price recovery, transaction activity also picked up during the month.<\/p>\n\n\n\n<p>An estimated 2,139 resale flats were transacted in May, representing a 10.1% increase from April&#8217;s 1,943 units. The rebound may indicate that some buyers who had adopted a wait-and-see approach earlier in the year have returned to the market.<\/p>\n\n\n\n<p>Even so, transaction volumes remained below last year&#8217;s levels, with May 2026 recording 6.3% fewer resale deals than May 2025.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"822\" height=\"448\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T145649.721.png\" alt=\"\" class=\"wp-image-96360\"\/><\/figure>\n\n\n\n<p>Four-room flats continued to account for the largest share of transactions, making up 46.0% of all resale deals. They were followed by 3-room flats at 24.6%, 5-room flats at 23.4%, and Executive flats at 6.0%.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"848\" height=\"482\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T145702.784.png\" alt=\"\" class=\"wp-image-96359\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T145702.784.png 848w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T145702.784-160x90.png 160w\" sizes=\"(max-width: 848px) 100vw, 848px\" \/><\/figure>\n\n\n\n<p>Location-wise, the transaction mix also remained fairly balanced. Non-mature estates accounted for 55.1% of all resale deals in May, while mature estates made up the remaining 44.9%, indicating that buyers continue to find value across both established and newer towns.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-million-dollar-hdb-segment-sees-166-units-transacted\">Million-dollar HDB segment sees 166 units transacted<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"887\" height=\"390\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T151126.592.png\" alt=\"\" class=\"wp-image-96365\"\/><\/figure>\n\n\n\n<p>The million-dollar HDB segment also saw activity recover in tandem with the broader market. Mr Luqman noted that &#8220;at the top end, the million-dollar segment held its steady 7.8% share, though the count rose to 166 from 138 in April as overall volume recovered&#8221;.<\/p>\n\n\n\n<p>Notably, the 166 million-dollar resale flats transacted in May marked the strongest showing in the past six months. It was also just six deals shy of the all-time monthly record of <a href=\"https:\/\/www.99.co\/singapore\/insider\/record-172-million-dollar-hdb-flats-sep-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">172 transactions set in September 2025<\/a>.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"836\" height=\"661\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/06\/download-2026-06-04T152055.564.png\" alt=\"\" class=\"wp-image-96367\"\/><\/figure>\n\n\n\n<p>As has been the case for much of the past year, mature estates dominated the million-dollar segment. Bukit Merah recorded the highest number of such transactions with 22 deals in May, followed by Toa Payoh and Queenstown with 21 each.<\/p>\n\n\n\n<p>The month&#8217;s highest resale transaction was a 5-room flat at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/the-pinnacle-duxton-de84zoRNJ9gpzbow3a7N2CS3\" target=\"_blank\" rel=\"noreferrer noopener\">The Pinnacle@Duxton<\/a>, which sold for S$1.63 million. While both prices and transaction volumes recovered from April&#8217;s slight dip, the broader trend remains one of stability rather than acceleration. <\/p>\n\n\n\n<p>At the same time, transaction volumes have shown signs of rebound without placing significant upward pressure on prices.
