Under the proposed changes, three plots would accommodate housing.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The largest, measuring about 3.6ha and fronting Kallang Bahru, is intended solely for residential use. Based on its size, property market observers estimate that around 1,200 condominium units could potentially be developed there.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">A second residential parcel beside Pelton Canal measures about 1.6ha and could accommodate approximately 450 to 550 units. Meanwhile, a third plot of about 2.4ha is proposed for residential development with commercial space on the first storey. This parcel could potentially yield another 600 to 800 homes.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Taken together, the three sites could therefore contribute roughly 2,250 to 2,550 private homes, although the eventual number will depend on the final development plans. For buyers keeping an eye on upcoming supply outside Singapore&#8217;s traditional new-launch hotspots, the scale of the site makes Kallang Distripark one to watch.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-mix-of-freehold-and-leasehold-land\"><b>A mix of freehold and leasehold land<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Kallang Distripark is privately owned by entities associated with Lee Rubber Company. Parts of the site are freehold, while other portions sit on a 99-year lease that runs until 2067.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The two purely residential plots are located largely on freehold land, while the plot proposed for residential and commercial use sits on leasehold land.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">However, this does not necessarily mean that future projects will be sold under the same tenure arrangements. The tenure of any future developments will be clearer once more detailed redevelopment plans are released.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-new-park-and-supporting-roads-are-also-planned\"><b>A new park and supporting roads are also planned<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Housing would not take up the entire 13ha site. Around 2ha has been set aside for a neighbourhood park, while new roads are proposed to improve access to the future developments. Another approximately 1.8ha parcel has been designated as a reserve site, meaning its eventual use has not yet been determined.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">For future residents, the mix of housing, commercial space and recreational areas could help create a more complete residential precinct rather than a standalone collection of condominium developments.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-the-location-could-offer-future-residents\"><b>What the location could offer future residents<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Location could be one of Kallang Distripark\u2019s main advantages if the proposed redevelopment moves ahead. The site is close to Geylang Bahru MRT station on the Downtown Line, with everyday amenities such as Geylang Bahru Market and Food Centre also nearby.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Its position beside the waterways is another notable feature, with parts of the site potentially offering views towards the Kallang River and Pelton Canal. Kallang is also relatively central, giving future residents convenient access to the city.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Together, these factors could make any eventual residential developments here appealing to buyers looking for newer private housing with MRT connectivity and relatively central access.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-redevelopment-could-bring-newer-homes-into-an-older-estate\"><b>The redevelopment could bring newer homes into an older estate<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">The proposal could also gradually change the housing profile around Kallang Bahru and Geylang Bahru.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Much of the existing HDB stock in these neighbourhoods dates back several decades, although newer public housing is also being introduced through projects such as <\/span><a href=\"https:\/\/www.99.co\/singapore\/hdb\/kallang-view-de8oXxkezBgvConURU6yqAA6\" target=\"_blank\" rel=\"noreferrer noopener\"><b>Kallang View<\/b><\/a><span style=\"font-weight: 400;\">, which is currently under construction. Adding potentially more than 2,000 private homes could therefore introduce a sizeable new pool of residents and newer housing options into the area.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">More residents may, in turn, support additional retail activity and services over time, particularly if commercial uses form part of the future development. For existing homeowners nearby, the transformation may also be worth monitoring as new projects could reshape buyer interest in the wider Kallang and Geylang Bahru market.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-more-housing-could-eventually-come-to-the-wider-area\"><b>More housing could eventually come to the wider area<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Kallang Distripark is not the only large site nearby earmarked for residential use. The neighbouring Geylang Bahru Industrial Estate, which spans about 6ha near Geylang Bahru MRT station, is also zoned for housing. Its land is held on a 99-year lease that expires in the mid-2070s.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">There are no confirmed redevelopment details for that site yet, but its residential zoning points to the possibility of further housing supply in the longer term. This fits into broader plans to progressively transform land around the Kallang River into a more mixed-use waterfront district.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-happens-next-for-kallang-distripark\"><b>What happens next for Kallang Distripark<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">For now, the proposed Master Plan amendment is an early step in the redevelopment process.
