Executive flats in the town first crossed the seven-figure mark in 2022, and the overall resale record has since climbed to S$1.26 million.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Now, a smaller flat type has joined the club.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">A 5-room DBSS flat at Block 530D Pasir Ris Drive 1 sold for S$1.15 million on 25 August 2026. The transaction marks both the first million-dollar 5-room sale in Pasir Ris and the first million-dollar transaction recorded at <a href=\"https:\/\/www.99.co\/singapore\/hdb\/pasir-ris-one-deRnUCMNSUtEinUfZaM8qup3\" target=\"_blank\" rel=\"noreferrer noopener\"><b>Pasir Ris One<\/b><\/a>.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Located between the 10th and 12th floors, the unit spans 1,130 sqft and has approximately 87 years remaining on its lease. It changed hands for S$869 psf.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The latest sale is therefore S$167,200, or around 17%, higher. Given that the two flats share the same block, size and floor range, the difference is especially eye-catching. special about Block 530D?<\/b><\/h3>\n\n\n\n<figure class=\"wp-block-image alignnone size-full wp-image-97955\"><img decoding=\"async\" width=\"1200\" height=\"900\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/08\/pasir-ris-one-map.jpg\" alt=\"pasir ris one map \" class=\"wp-image-97955\"\/><figcaption class=\"wp-element-caption\">Image credit: One Map.<\/figcaption><\/figure>\n\n\n\n<p><span style=\"font-weight: 400;\">Block 530D\u2019s strong showing may partly come down to numbers, as it contains 42 of Pasir Ris One\u2019s 107 5-room flats \u2013 the largest concentration among the project\u2019s four residential blocks. By comparison, Blocks 530A, 530B and 530C contain 26, 14 and 25 such flats, respectively. With more 5-room homes, Block 530D naturally has more opportunities to register high-value transactions.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Certain units may also benefit from the block\u2019s position along the outer edge of the development. The record-setting flat is in stack 416, one of only two stacks said to have unblocked views towards the nearby saltwater pond and Pasir Ris Town Park. This could have added to its appeal, particularly as the unit was also located between the 10th and 12th floors.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Still, Block 530D alone does not explain the S$1.15 million price. Another 5-room flat on the first to third floors of the same block sold for S$920,000 in August 2026. The S$230,000 difference suggests that floor level, facing, condition and the circumstances of the sale likely played an important part too.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-it-is-still-not-pasir-ris-most-expensive-hdb-sale\"><b>It is still not Pasir Ris\u2019 most expensive HDB sale<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">While the S$1.15 million sale is already noteworthy in its own right, it remains below the town\u2019s overall HDB resale record.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">That title belongs to an executive flat at Block 531 Pasir Ris Drive 1, which sold for S$1.26 million in March 2026. Located between the seventh and ninth floors, the unit spans a much larger 1,604 sqft and achieved a price of around S$785 psf.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The executive flat cost S$110,000 more in total, but the latest 5-room sale achieved a considerably higher price on a per-square-foot basis. This reflects the premium attached to Pasir Ris One\u2019s younger age, DBSS status and location, rather than size alone.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-makes-pasir-ris-one-stand-out\"><b>What makes Pasir Ris One stand out?<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Completed in 2015,<\/span> Pasir Ris One<span style=\"font-weight: 400;\"> comprises 447 flats across four residential blocks. As mentioned, only 107 of these are 5-room flats, limiting the number of comparable units that can enter the resale market at any one time.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">As a DBSS development, Pasir Ris One was designed and built by a private developer but remains public housing. Its 4-room and 5-room flats also come with two balconies, one adjoining the living area and another in the main bedroom, which gives them a layout that differs from conventional HDB flats.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">At 1,130 sqft, however, its 5-room flats are smaller than many older 5-room homes in Pasir Ris. The July 2026 transaction at Block 528B Pasir Ris Street 51, for example, offered 1,216 sqft but sold for S$175,000 less.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">This means buyers aren\u2019t just looking at floor area alone.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-a-hard-to-beat-town-centre-location\"><b>A hard-to-beat town-centre location<\/b><\/h3>\n\n\n\n<p><iframe loading=\"lazy\" style=\"border: 0;\" src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3801.705887850566!2d103.949567!3d1.3716!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0x31da3daf890b2229%3A0xf7000bbb0563da7e!2sPasir%20Ris%20One!5e1!3m2!1sen!2smy!4v1787912685272!5m2!1sen!2smy\" width=\"600\" height=\"450\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Pasir Ris One\u2019s strongest advantage is arguably its location.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The development is a short, mostly sheltered walk from Pasir Ris MRT station, White Sands and the recently opened Pasir Ris Integrated Transport Hub. Residents also have Pasir Ris Mall, the bus interchange, a polyclinic and the town plaza close to home.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">For recreation, Pasir Ris Town Park, Pasir Ris Park and the surrounding park connector network are also nearby.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Its connectivity is expected to improve further when Pasir Ris becomes an interchange between the East-West and Cross Island lines. Phase 1 of the Cross Island Line is targeted for completion in 2030, providing more direct connections towards areas such as Tampines North, Hougang and Ang Mo Kio.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">For buyers who want to live in Pasir Ris without relying heavily on buses to reach the MRT, there are relatively few HDB projects that can offer the same combination of location, remaining lease and amenities.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-pasir-ris-one-has-not-always-made-headlines-for-the-right-reasons\"><b>Pasir Ris One has not always made headlines for the right reasons<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">The record is also notable given Pasir Ris One\u2019s more &#8230;complicated history (insert side-eye here).&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">When residents began collecting their keys in 2015, the project drew complaints over narrow common corridors, workmanship defects and other design concerns. The issues were <a href=\"https:\/\/www.straitstimes.com\/singapore\/housing\/residents-of-dbss-project-pasir-ris-one-complain-over-flaws-lack-of-corridor-space\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">widely reported at the time<\/a>, although the authorities noted that many reported defects were surface imperfections that could be rectified.\u00a0<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The latest sale does not mean that every buyer will overlook these design trade-offs. It does, however, show that the project\u2019s location, relatively long remaining lease and distinctive DBSS layouts continue to hold considerable appeal for some households.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-pasir-ris-one-and-the-wider-town-have-appreciated-together\"><b>Pasir Ris One and the wider town have appreciated together<\/b><\/h2>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1200\" height=\"900\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/08\/pasir-ris-one-5-year-sales-trend.png\" alt=\"pasir ris one's 5 year resale trend for 5 room units\" class=\"wp-image-97954\"\/><\/figure>\n\n\n\n<p><span style=\"font-weight: 400;\">According to a 99.co\u2019s Researcher report covering the five years from 14 August 2021 to 14 August 2026, the average PSF price of 5-room flats at Pasir Ris One increased by approximately 27.55%.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Average PSF prices for 5-room flats across Pasir Ris rose by a similar 28.01% over the same period, suggesting that Pasir Ris One\u2019s growth did not happen in isolation. Instead, it broadly kept pace with the wider 5-room market while continuing to transact at a considerably higher average PSF.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Its premium is likely supported by its younger lease and town-centre location. However, the relatively small pool of 5-room flats at the project also means that a handful of unusually high or low transactions can have an outsized effect on its average. The S$1.15 million sale should therefore be viewed as a new high for a particularly differentiated flat, rather than a new baseline for every 5-room home in Pasir Ris.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-not-every-pasir-ris-flat-comes-with-a-seven-figure-price-tag-and-more-housing-options-are-coming-to-the-town\"><b>Not every Pasir Ris flat comes with a seven-figure price tag and more housing options are coming to the town<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Buyers still have options at substantially lower asking prices.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">At the time of writing, <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale?hdb_sub_categories=hdb_5_generic%2Chdb_5_standard%2Chdb_5_improved%2Chdb_5_simplified%2Chdb_5_a%2Chdb_5_a_maisonette%2Chdb_5_premium&amp;main_category=hdb&amp;name=Pasir+Ris&amp;page_num=1&amp;page_size=36&amp;property_segments=residential&amp;query_coords=1.3813615006108957%2C103.94931338660076&amp;query_ids=zopasir_ris&amp;query_name=Pasir+Ris&amp;query_text=Pasir+Ris&amp;query_type=zone&amp;show_cluster_preview=true&amp;show_description=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;sort_field=price&amp;sort_order=asc&amp;zoom=15\" target=\"_blank\" rel=\"noreferrer noopener\"><span style=\"font-weight: 400;\">5-room HDB listings in Pasir Ris<\/span><\/a><span style=\"font-weight: 400;\"> on 99.co start from around S$650,000. Those looking for a smaller home can find <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale?created_at=1787742163457&amp;formatted_subtitle=Sale+%C2%B7+HDB&amp;main_category=hdb&amp;name=Pasir+Ris&amp;page_num=1&amp;page_size=36&amp;property_segments=residential&amp;query_coords=1.3813615006108957%2C103.94931338660076&amp;query_ids=zopasir_ris&amp;query_name=Pasir+Ris&amp;query_text=Pasir+Ris&amp;query_type=zone&amp;show_cluster_preview=true&amp;show_description=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;sort_field=price&amp;sort_order=asc&amp;title=Pasir+Ris&amp;zoom=15\" target=\"_blank\" rel=\"noreferrer noopener\"><span style=\"font-weight: 400;\">4-room flats from approximately S$575,000.<\/span><\/a><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Pasir Ris already has an established base of close to 30,000 HDB flats, many of which are the spacious 4-room, 5-room and executive homes built during the town\u2019s earlier development.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Newer public housing has also begun adding variety to this stock. Costa Grove brought 1,070 flats to the area, while the 767-unit <\/span><a href=\"https:\/\/www.99.co\/singapore\/hdb\/costa-riviera-i-ii-de8tV6fW6DpeyPaVAVe7oD2S\" target=\"_blank\" rel=\"noreferrer noopener\"><span style=\"font-weight: 400;\"><strong>Costa Riviera I and II<\/strong> <\/span><\/a><span style=\"font-weight: 400;\">projects were launched in October 2024. The latter will include 2-room Flexi, 3-room, 4-room, 5-room and 3Gen Standard flats near Pasir Ris Park.\u00a0<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Private housing choices are expanding too. The 487-unit <\/span><strong><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/pasir-ris-8\" target=\"_blank\" rel=\"noreferrer noopener\">Pasir Ris 8<\/a><\/strong><span style=\"font-weight: 400;\"> has added new homes directly above the town\u2019s integrated development, while the 748-unit<\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/coastal-cabana\" target=\"_blank\" rel=\"noreferrer noopener\"> <span style=\"font-weight: 400;\"><strong>Coastal Cabana<\/strong> <\/span><\/a><span style=\"font-weight: 400;\">executive condominium is expected to be completed in 2029.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Further ahead, the URA Master Plan 2025 outlines plans for more mixed-use developments around Pasir Ris Town Centre. A new neighbourhood near Sungei Loyang is also being studied, with the potential to introduce more homes, commercial and community facilities, and a linear park.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">For residents hoping to remain in the east, this means the S$1.15 million record is only one end of an increasingly varied market.
