Interestingly, that sale also came from Block 666 and within the same 10th-to-12th-floor band. On a per-square-foot basis, its price was approximately 9.7% higher.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-singapore-s-second-highest-multi-generation-flat-sale\"><b>Singapore\u2019s second-highest Multi-Generation flat sale<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">The latest deal also places Yishun just behind the national Multi-Generation flat record.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">That title belongs to a 1,776 sqft flat at Block 137 Bishan Street 12, which<\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/3gen-flat-ath\/\" target=\"_blank\" rel=\"noreferrer noopener\"> <span style=\"font-weight: 400;\">sold for S$1,388,888 in May 2025<\/span><\/a><span style=\"font-weight: 400;\">. Located within the same 10th-to-12th-floor band, it fetched approximately S$781 psf.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The Yishun sale is S$176,888 below the Bishan record, but it has overtaken the previous S$1.2 million Yishun transaction to become the second-highest sale for the flat type nationwide.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Such transactions are uncommon partly because the original Multi-Generation flat model has an extremely limited supply. These homes were designed to accommodate extended families under one roof, usually with more separation between living areas than a conventional HDB flat.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The legacy model can be found in only a small number of blocks across Bishan, Tampines and Yishun. In Yishun, they are concentrated along Yishun Avenue 4 and Yishun Street 61. All the homes at Block 666 are Multi-Generation units, with floor areas ranging from around 1,500 sqft to more than 1,900 sqft. Their size makes them particularly difficult to replace. At 1,625 sqft, the latest unit is around <\/span><b>37% larger than a typical new 5-room BTO flat<\/b><span style=\"font-weight: 400;\"> of approximately 1,184 sqft.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-practical-location-near-khatib-mrt-and-wisteria-mall\"><b>A practical location near Khatib MRT and Wisteria Mall<\/b><\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3801.629534168557!2d103.8404202!3d1.4188467000000002!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0x31da15c697a401c9%3A0x78f8c9bd15f7932b!2s666%20Yishun%20Ave%204%2C%20%234%20Block%20666%2C%20Singapore%20760666!5e1!3m2!1sen!2smy!4v1788514323289!5m2!1sen!2smy\" width=\"600\" height=\"450\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"strict-origin-when-cross-origin\"><\/iframe>\n\n\n\n<p><span style=\"font-weight: 400;\">Scarcity and size are not the only factors working in the flat\u2019s favour.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Block 666 is around an 11-minute walk from Khatib MRT station on the North-South Line. While it does not provide immediate station access, residents can travel directly towards destinations such as Bishan, Orchard, City Hall and Raffles Place.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">For everyday conveniences, Wisteria Mall is located across the road. It offers a supermarket, food and beverage outlets and other neighbourhood services, while several coffee shops can also be found beneath nearby HDB blocks.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Families have access to schools across different education levels in the wider area, including Northland Primary School, Naval Base Primary School, Orchid Park Secondary School, Chung Cheng High School (Yishun) and Northbrooks Secondary School.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Together, these amenities give the block a useful balance: it sits within an established residential neighbourhood while remaining reasonably close to Khatib MRT and Yishun\u2019s wider town centre.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-prices-have-climbed-despite-the-flats-getting-older\"><b>Prices have climbed despite the flats getting older<\/b><\/h2>\n\n\n\n<figure class=\"wp-block-image alignnone size-full wp-image-98057\"><img decoding=\"async\" width=\"1200\" height=\"900\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2026\/09\/yishun-multi-gen-transaction-record.png\" alt=\"Chart comparing the average psf prices and transaction volumes of Yishun Multi-Generation HDB flats and Yishun condo units up to 1,750 sqft from 2021 to 2026\" class=\"wp-image-98057\"\/><figcaption class=\"wp-element-caption\">Average psf prices and transaction volumes for Yishun Multi-Generation flats and Yishun condo units of up to 1,750 sqft. Source: URA, Realis and 99.co.<\/figcaption><\/figure>\n\n\n\n<p><span style=\"font-weight: 400;\">Based on 99.co\u2019s Researcher data, the average psf price of Multi-Generation flats in Yishun has risen by almost 50% over the past five years, from around S$458 psf in 2021 to S$686 psf in 2026.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">This growth has taken place even as the flats\u2019 remaining leases have shortened. However, the figures need to be read in the context of an exceptionally small market. Yishun typically records only around three Multi-Generation transactions a year. The highest annual volume recorded over the past five years was nine sales, while 2026 has seen three transactions so far, including the latest deal.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">With so few flats changing hands, the average can shift noticeably depending on the size, floor, location and condition of the units sold in a particular year. The 49.82% increase therefore reflects the transactions recorded, rather than suggesting that every Multi-Generation flat in Yishun has appreciated by the same amount.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-large-hdb-flats-still-cost-much-less-per-square-foot-than-condos\"><b>Large HDB flats still cost much less per square foot than condos<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">The size of these flats also makes them an interesting alternative for households comparing HDB and private housing.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">In 2026, Multi-Generation flats in Yishun transacted at an average of approximately S$686 psf. By comparison, Yishun condo units of up to 1,750 sqft averaged around S$1,427 psf. This means that the condo average was approximately 108% higher, or slightly more than double the Multi-Generation flat average.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">It is not a completely like-for-like comparison. Condos come with facilities and differ in age, tenure and location, while the condo data may include smaller units that naturally command higher psf prices. HDB and private homes also come with different ownership rules and buyer eligibility requirements.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Nevertheless, the gap shows why a large Multi-Generation flat can still appeal to households that prioritise internal space. Even at a record S$1.212 million, the unit provides considerably more floor area per dollar than a similarly sized private home is likely to offer.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-this-is-yishun-s-sixth-highest-hdb-sale\"><b>This is Yishun\u2019s sixth-highest HDB sale<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Despite setting a Multi-Generation record, the latest transaction sits sixth among Yishun\u2019s most expensive HDB resale sales.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The five transactions above it were all Executive flats, including three 1,948 sqft homes along Yishun Avenue 4. Seven of the top 10 were Executive flats, while the remaining three were Multi-Generation units.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-not-every-large-yishun-flat-costs-s-1-2-million\"><b>Not every large Yishun flat costs S$1.2 million<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">As eye-catching as the latest transaction is, it should not be taken as the starting price for every large flat in Yishun.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">At the time of writing, Multi-Generation flats listed on 99.co start from <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale?main_category=hdb&amp;name=666+Yishun+Avenue+4&amp;page_num=1&amp;page_size=36&amp;property_segments=residential&amp;query_coords=1.41899847213282%2C103.840568002498&amp;query_ids=adSXZV6QNo2YobRAC6URTxFH&amp;query_name=666+Yishun+Avenue+4&amp;query_text=666+Yishun+Avenue+4&amp;query_type=cluster&amp;show_cluster_preview=true&amp;show_description=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;sort_field=price&amp;sort_order=asc&amp;zoom=15\" target=\"_blank\" rel=\"noreferrer noopener\"><span style=\"font-weight: 400;\">around S$1.2 million<\/span><\/a><span style=\"font-weight: 400;\">. Their limited supply gives buyers few direct alternatives, especially if they specifically want the layout and separation offered by the original Multi-Generation model.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">However, households that mainly want more floor area may find lower-priced Executive flats elsewhere in the town. Asking prices for some <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale?hdb_sub_categories=hdb_executive_apartment%2Chdb_executive_maisonette%2Chdb_terrace&amp;main_category=hdb&amp;name=Yishun&amp;page_num=1&amp;page_size=36&amp;property_segments=residential&amp;query_coords=1.4150394409593872%2C103.83711789470912&amp;query_ids=zoyishun&amp;query_name=Yishun&amp;query_text=Yishun&amp;query_type=zone&amp;show_cluster_preview=true&amp;show_description=true&amp;show_internal_linking=true&amp;show_meta_description=true&amp;show_nearby=true&amp;sort_field=price&amp;sort_order=asc&amp;zoom=15\" target=\"_blank\" rel=\"noreferrer noopener\"><span style=\"font-weight: 400;\">Executive units measuring at least 1,500 sqft start from around S$730,000<\/span><\/a><span style=\"font-weight: 400;\">. These alternatives may differ in location, storey, remaining lease, condition and precise layout. Still, the difference shows that buyers do not necessarily have to spend more than S$1 million to secure a particularly spacious HDB home in Yishun.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-more-public-and-private-homes-are-coming-to-yishun\"><b>More public and private homes are coming to Yishun<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Yishun already contains more than 65,000 HDB dwelling units, making it one of Singapore\u2019s largest public-housing towns. Another<\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/november-bto-2026\/#h-chencharu-and-sembawang-north-could-offer-better-application-chances\" target=\"_blank\" rel=\"noreferrer noopener\"> <span style=\"font-weight: 400;\">1,580 BTO flats are planned for the November 2026 sales exercise<\/span><\/a><span style=\"font-weight: 400;\">, comprising 2-room Flexi to 5-room homes. This includes 650 5-room flats, the largest supply of the flat type among the projects expected in the exercise.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Private housing options are growing as well.
