Just five months after its first resale transaction, Bedok South Horizon<\/a><\/strong> has raised Bedok\u2019s HDB price record once again.<\/span><\/p>\n\n\n\n

A 5-room flat at Block 152C Bedok South Road changed hands for S$1,458,888 in September 2026. This is now the most expensive HDB resale recorded in Bedok, regardless of flat type.<\/span><\/p>\n\n\n\n

The latest sale narrowly surpassed another 5-room flat at the same project, which fetched S$1.45 million in August. More significantly, Bedok South Horizon now accounts for all six of the town\u2019s most expensive HDB transactions, overtaking even the larger executive flats that previously dominated the list.<\/span><\/p>\n\n\n\n

    Bedok\u2019s new HDB record stands at S$1.459 million<\/b><\/h2>\n\n\n\n

    The record-setting unit spans 1,216 sqft and is located between the 10th and 12th storeys of Block 152C. At S$1,458,888, the transaction works out to approximately S$1,199 psf.<\/span><\/p>\n\n\n\n

    This is S$8,888 higher than the previous town record set just one month earlier. That transaction involved another 1,216 sqft 5-room flat at Block 153B, located between the 16th and 18th storeys.<\/span><\/p>\n\n\n\n

    While the difference in absolute price is small, the latest sale is noteworthy because it came from a lower floor band, suggesting that high-floor positioning is not the only factor supporting prices at Bedok South Horizon. <\/span><\/p>\n\n\n\n

    From S$1.4 million to S$1.459 million in five months<\/b><\/h2>\n\n\n\n

    Bedok South Horizon\u2019s first recorded 5-room resale took place in May 2026. <\/span><\/p>\n\n\n\n

    That unit was also located at Block 153B, between the 16th and 18th storeys. It sold for S$1.4 million, immediately becoming<\/span> Bedok\u2019s most expensive HDB resale at the time<\/span><\/a>. The September transaction is S$58,888, or about 4.2%, higher than that first sale.<\/span><\/p>\n\n\n\n

    Since May, all six 5-room flats sold at the project have crossed S$1.28 million. Five changed hands for at least S$1.37 million, showing how quickly a high-end resale segment has formed within the newly MOP-ed development.<\/span><\/p>\n\n\n\n

    Interestingly, the transactions did not rise in a chronological order. For example, the S$1.28 million July sale was lower than three deals recorded before it.<\/span><\/p>\n\n\n\n

    This is a useful reminder that individual HDB transactions can vary considerably, even when the flats share the same project and floor area. Renovation, facing, urgency and negotiations can all affect the final price.<\/span><\/p>\n\n\n\n

    Bedok South Horizon now holds the town\u2019s six highest prices<\/b><\/h2>\n\n\n\n

    Before Bedok South Horizon reached its Minimum Occupation Period (MOP), the top end of Bedok\u2019s HDB market was largely occupied by executive flats.<\/span><\/p>\n\n\n\n

    These homes typically offer much more space. The executive units in Bedok\u2019s current top 10 range from around 1,539 sqft to 1,658 sqft, compared with 1,216 sqft for a 5-room flat at Bedok South Horizon. Despite the size difference, all six recorded 5-room sales at Bedok South Horizon have now overtaken Bedok\u2019s priciest executive transactions.<\/span><\/p>\n\n\n\n

    This does not necessarily mean buyers value space less than before. The executive flats on the list date back to 1989 or 1995, while Bedok South Horizon was completed in 2021 and 2022. The comparison instead shows how some buyers may be willing to trade some floor area for a much newer flat with a longer remaining lease, modern surroundings and stronger transport convenience.<\/span><\/p>\n\n\n\n

    The average psf of Bedok South Horizon\u2019s 5-room flats with 5-room flats across Bedok from 2021 to 2026<\/figcaption><\/figure>\n\n\n\n

    Based on the six transactions recorded so far, 5-room flats at Bedok South Horizon averaged approximately S$1,142 psf. By comparison, the average for 5-room flats across Bedok stood at around S$629 psf over the same period. This places Bedok South Horizon at a whopping <\/span>82% higher than the wider town average<\/b>.<\/span><\/p>\n\n\n\n

    Bedok\u2019s 5-room flats as a whole have also performed steadily, with their average psf rising by approximately 25.6% over the past five years. Bedok South Horizon\u2019s premium therefore sits on top of broader price growth across the town.<\/span><\/p>\n\n\n\n
