1. I am looking for a relatively new 4BR at a good $PSF around this area because I want to eliminate the need for the additional costs that’s required to spend on repairs and renovation which ultimately add up to the total cost.

2. Seriously, I am not willing to pay for a 99-year leasehold 4BR unit around this area as it feels like living in ticking time bomb that is ultra uncomfortable for me and my family to enjoy our stay with the freedom to move as and when we feel the time is right.

3. I may need to start a family in the next few years and wish that my kids are able to enroll in a relatively well known primary school that is 1km away

4. I wish to have my closed family members to stay all in one roof. The typical HDB units which are able to offer the 4 rooms are typically too old or lack the facilities (e.g. various BBQ or food Pavilions to house gatherings), decent sized gym, multiple pools and playground safe from dangerous roads) and are not found in this location. 

5. I want the flexibility to travel by my private car or public transport that is easily accessible within 1km for all my loved ones so everyone can be happy!

6. It will be great to live in a lush environment with no west sun and an elevated ground to enjoy a better view & air flow to cut down on the need to switch on the air conditioner

7. I would prefer not to see or be seen by anyone walking past my door. Best if there is a private lift?

8. Many new units now do not have any bomb shelter and I hope I can still find one for safety reason as well as a form of additional storage space.

9. A loft room will be interesting to have and I hope that the unit should be fitted with at least 3 toilets and best to have a wet and a dry kitchen to maximize the quality of living for the stayers. 

10. I hope the pools and gym are of decent sizes and there should be more than one designated area (bbq pits or even outdoor kitchen etc) which I can host my gatherings efficiently. 

11.  Lastly, I wish that the seller is a motivated one so as not to waste each other’s time.
