If you are in the market for a large and unique property that extends over 130 are of freehold land, bordering a scenic river with abundant green views and absolute privacy, but still within an easy reach of restaurants and shopping, then you must see ‘The Arsana’. The estate can become your private residence in the pretty village of Nyambu or you can continue operating it as a luxury holiday rental and vacation home. It has five separate sleeping & living pavilions, including the master suite with its own pool and cinema equipment, large ensuite bath area, a super-sized dressing room and an office. There is so much space on this estate that you could easily double or triple the number of suites if you wish to optimize the rental revenue of the estate. The centerpiece of the property is a large living and dining pavilion with a top-notch commercial kitchen that can cater for large groups and functions. It also houses a home cinema and a games room with pool billiard. The views from up here towards the river are truly soothing and calming. The lush river canopy bordering the river protects your privacy and makes you think you are in Ubud, above the Sayan river! Looking down from here you see the magnificent 20 m long lap pool and with the new gazebo and a bar to entertain guests and ample space to laze in the sun and pass the afternoon. The owner has recently rejuvenated the entire estate and replaced all furnitures, fittings and fixtures to the latest standards, including smart home equipment from Control4. The estate looks brand-new with no signs of wear and tear. This is also due to the villa management that is meticulously taking care of the estate and its gardens. Along the river is a wooden bungalow that houses a large airconditioned gym with top equipment that invites you and your guests to work out with a view to the river. If that is not enough of a workout, try the full-size tennis court at the entrance of the estate. It has floodlights, so you can wait until the sun sets and play when it cools down a bit. But it never really gets too hot at The Arsana as the gentle ocean breezes swipe through the estate. You are invited to come and experience the estate and stay at The Arsana to convince yourself that the reality is even better than what a thousand words and pictures can say. The luxury villa is strategically located in Nyambu village, 60 minutes from Ngurah Rai International Airport, 25 minutes to Canggu, 20 minutes to Tanah Lot temple and only 18 minutes to the famous Nyanyi beach. 13,035 Sqm land area 1,200 Sqm property size Extensively Remodelled Top-to-Bottom in 2016 Landscaped 11,500 Sqm Garden Tennis Court & Gym Staff Quarters Neighborhood The Luxury villa Estate is located in the quiet traditional village of Nyambu in the Tabanan Regency of Southwest Bali.
