Wynwood Grand: A New EC in Woodlands’ Growing Northern Gateway

Wynwood Grand EC is an upcoming Executive Condominium (EC) located along Woodlands Drive 17 in District 25. Developed by City Developments Limited (CDL), the project sits near Woodlands South MRT Station, Woodlands Health Campus and Singapore Sports School, placing it within an established residential area that is also undergoing significant transformation.

The development is expected to appeal to HDB upgraders and families looking for a more spacious condominium-style home in the north. Beyond its immediate amenities, Wynwood Grand also benefits from Woodlands’ longer-term transformation into a major regional centre, with new employment nodes, transport infrastructure, retail spaces and cross-border connectivity planned for the area.

Wynwood Grand EC - Project Details

Wynwood Grand EC will be developed on a 271,330 sqft site along Woodlands Drive 17. CDL plans to build around 420 residential units across 14 blocks of eight-storey towers, giving the project a relatively mid-rise profile compared with many newer condominiums in Singapore. The site has a 99-year leasehold tenure.

The project was awarded to CDL Divine Pte. Ltd. after the developer submitted a winning bid of S$360.9 million, translating to approximately S$782 psf per plot ratio (psf ppr). The bid was only 0.17% higher than the second-highest offer, highlighting the strong competition for the site.

Woodlands Drive 17 GLS Site

Wynwood Grand EC sits on one of two EC sites along Woodlands Drive 17 that have been introduced through the Government Land Sales (GLS) programme.

The first Woodlands Drive 17 parcel, which will become Wynwood Grand, was launched for tender in April 2025 and closed on 5 August 2025. CDL emerged as the successful bidder with its S$360.9 million offer. The site measures approximately 271,330 sqft and has a gross plot ratio of 2.1.

The land rate of S$782 psf ppr was notable at the time as it represented a new benchmark for EC land prices. More importantly, the site attracted strong interest despite being located in the Outside Central Region (OCR), reflecting developers' confidence in the Woodlands residential market and the area's longer-term transformation.

A second Woodlands Drive 17 EC parcel was subsequently launched and awarded to Sim Lian Land and Sim Lian Development in January 2026. This neighbouring site is expected to add another 560 homes to the area.

Together, the two EC developments will introduce close to 1,000 new homes along Woodlands Drive 17. While this will increase the supply of new EC homes in the area, it also means future residents will be living within a larger new residential cluster supported by the same MRT, schools, healthcare facilities and amenities.

Woodlands: Singapore’s Northern Gateway

Wynwood Grand is located within one of the most significant transformation areas in Singapore's north.

Woodlands Regional Centre (WRC) is planned as the economic hub of the Northern Gateway, with new office, retail, industrial, research and development, learning and innovation spaces planned across the wider precinct. The 100ha regional centre is intended to bring more jobs and commercial activity closer to residents in the north.

The WRC is divided into four main precincts: Woodlands Central, Woodlands Gateway, Housing by the Woods, and Woodlands Waterfront. Woodlands Central will serve as the main commercial node, while Woodlands Gateway will be closely linked to the future Johor Bahru-Singapore Rapid Transit System (RTS) Link.

This broader transformation could gradually change Woodlands from primarily a residential town into a more self-sufficient regional centre. New employment opportunities, retail spaces and community facilities are expected to reduce the need for residents to travel towards the city centre for work and everyday activities.

The area is also set to benefit from stronger cross-border connectivity. The JB-SG RTS Link is targeted to be ready by the end of 2026, while the redeveloped Woodlands Checkpoint is expected to be progressively operationalised from 2029.

For Wynwood Grand residents, these developments could strengthen the appeal of Woodlands as both a residential and employment location over the longer term.

Public Transport and Connectivity around Wynwood Grand

One of Wynwood Grand's biggest advantages is its proximity to Woodlands South MRT Station (TE3) on the Thomson-East Coast Line (TEL).

Woodlands South MRT is located along Woodlands Avenue 1, near the junction with Woodlands Drive 16 and Woodlands Drive 17. The station serves several schools in the immediate area, including Woodgrove Secondary School, Singapore Sports School and Christ Church Secondary School.

From Woodlands South, residents can travel along the TEL towards the city centre, including areas such as Orchard, Shenton Way and Marina Bay. The TEL also connects to other MRT lines at interchange stations, providing alternative routes across Singapore.

Woodlands MRT is another important transport node nearby. It provides an interchange between the North-South Line (NSL) and TEL, giving residents access to the established NSL corridor towards Orchard, City Hall and the northern and central parts of Singapore.

For drivers, Woodlands Drive 17 connects to the wider road network serving the northern region, while the Bukit Timah Expressway (BKE) and Seletar Expressway (SLE) provide connections towards central, western and northeastern Singapore.

The area's transport network will continue to expand. Woodlands Regional Centre is planned with an integrated pedestrian network and a future multimodal transport hub, while the RTS Link will provide a direct rail connection between Woodlands North and Bukit Chagar in Johor Bahru.

Although Wynwood Grand is located away from the more commercial parts of Woodlands, residents are still within convenient reach of established shopping and dining destinations.

The project is close to Causeway Point, one of the main shopping malls in Woodlands. Located beside Woodlands MRT, the mall offers supermarkets, F&B outlets, retail shops, entertainment and essential services.

Nearby Woods Square adds more commercial and lifestyle options within the Woodlands Central area, while Vista Point serves residents around the Woodlands Drive 17 and Woodlands Avenue 1 neighbourhoods with supermarkets, food options and everyday services.

The presence of Woodlands Civic Centre, the regional library and other community facilities also means residents have access to a relatively comprehensive range of services without needing to travel into the city.

Shopping Malls

Causeway Point remains the main shopping destination in Woodlands, with a broad mix of retail, dining, entertainment and essential services. Its location directly beside Woodlands MRT also makes it convenient for residents travelling by public transport.

Woods Square, located within Woodlands Regional Centre, provides another cluster of offices, retail and F&B options. As the wider regional centre develops, more commercial spaces are expected to be added around the area.

For more neighbourhood-oriented shopping, Vista Point offers supermarkets, food outlets and daily conveniences closer to the residential areas around Woodlands Drive 17.

Dine and Drink

The Woodlands area has a strong mix of local eateries, food courts, cafés and restaurants serving residents from the surrounding HDB estates and private developments.

Causeway Point and Woods Square provide convenient options for casual dining, while the wider Woodlands town centre offers a larger variety of local food. Residents can also access the numerous eateries and hawker centres located around Woodlands Avenue 1 and Woodlands Street 13.

As Woodlands Regional Centre continues to develop, the area's dining and lifestyle scene is expected to become more diverse, particularly around the future commercial and mixed-use developments.

Reputable Schools

Wynwood Grand is surrounded by a sizeable education cluster, which could make the development particularly relevant to families with school-going children.

Nearby primary schools include Innova Primary School, Woodgrove Primary School, Woodlands Primary School and Si Ling Primary School. Secondary schools in the wider vicinity include Christ Church Secondary School, Woodgrove Secondary School and Woodlands Ring Secondary School. Singapore Sports School is also located close to the development.

Healthcare Facilities

One of the more distinctive features of Wynwood Grand's location is its proximity to Woodlands Health.
