5 former schools could make way for over 3,000 new homes in Singapore

Five sites in eastern Singapore, once home to primary and secondary schools, will soon be transformed into fresh residential developments. These plans fall under a broader effort to optimise land use and introduce more homes into the market.

Let’s break down what’s in store – and what it could mean for you.

Temasek Primary & Temasek Secondary – Bedok South

Located at the junction of New Upper Changi Road and Bedok South Road, this combined former school site spans around 31,500 square metres. With a plot ratio of 2.8, it could yield either 1,000 to 1,100 condominium units or 700 to 820 HDB flats.

These schools were active at this location from the early 1980s until the late 1990s, before moving elsewhere. One concern raised is that the site’s proximity to industrial facilities might not sit well with condo buyers. Still, the central location in Bedok could make it appealing for public housing under new housing Singapore initiatives.

Bedok Town Secondary School – Bedok North Street 3

This school merged with Ping Yi Secondary in 2016 and is currently being demolished, with completion expected by Q2 2025. Once cleared, around 22,000 square metres will be available for housing use (plot ratio 2.5), while the rest of the land has been set aside for health or medical-related purposes.

With this, the site could see 630 to 700 condo units or 450 to 520 HDB flats. Experts believe that new HDB BTO plans are more likely, especially given the adjacent medical zoning. If you’re looking for public housing in a mature estate, this could be a prime opportunity.

Qiaonan Primary School – Tampines Street 11

You might remember this school, which was formed in 1985 from a merger and later integrated into Angsana Primary in 2015. The site has already been demolished, and land preparation is ongoing.

Covering 14,000 square metres with a plot ratio of 2.0, the land could yield somewhere between 125 and 250 flats, depending on how the space is configured. Analysts lean toward public housing again, especially since part of the site is reserved for medical use.

So if Tampines is on your radar, this new housing Singapore development could be something to watch closely.

 

Siglap Secondary School – Pasir Ris Drive 10

This site hosted the school from 1998 to 2017 before it merged with Coral Secondary. Its demolition is expected to finish in Q1 2026. The land spans about 30,500 square metres, and with a plot ratio of 3.2 – the highest among the former schools – it holds potential for dense development.

What does this mean for you? Possibly 1,000 to 1,200 condo units, or 700 to 900 HDB flats. Because of the higher density, experts believe new public housing is more likely here.

Other sites in the pipeline

Beyond former school grounds, a few other sites are also being prepared for residential use.

Sin Ming Avenue (Opposite Ai Tong School)

Just 200 metres from Bright Hill MRT, this compact 4,000 square metre site with a plot ratio of 2.8 is expected to host 120 to 150 condo units. Because of its small size, public housing is unlikely. There just isn’t enough space for typical HDB facilities like playgrounds or childcare centres. Still, for those looking at new condo plans near MRT lines, this site could be appealing.

Toa Payoh Lorong 4

This centrally located open-air carpark, surrounded by older HDB blocks, is set for change. The plot ratio was recently raised from 3.0 to 3.4, allowing for higher density development. With a size of 7,500 square metres, it could offer 200 to 260 flats. Given the context, this site is expected to support new HDB BTO plans.

Upcoming healthcare facilities

In line with integrated planning, some plots will also support health and medical facilities.

  • Dover: A nursing home is planned to serve the ageing population.
  • Eunos Avenue 5: A new medical development near Paya Lebar MRT is on the way. This will work alongside the Eunos Polyclinic, which opened in 2022, to provide more healthcare options for the region.
