HDB resale prices have been growing steadily, with an 8.6% increase in 2024. However, in 2025, growth may slow down if buyers start shifting towards private properties due to falling mortgage rates. Despite this, demand for larger HDB units, such as Executive flats, is likely to remain strong due to their affordability compared to condominiums and limited supply. Condominium resale prices grew by only 3.9% in 2024, much lower than the 7.8% growth in 2023. However, with expected interest rate cuts making private properties more affordable, condominium resale prices could see higher growth in 2025. If borrowing costs drop significantly, more buyers may shift from HDB to condominiums, potentially reversing the slower growth seen in 2024.

In 2024, the average price for HDB flats reached S$611,000. By 2025, this figure has increased to S$635,843, marking a significant rise of 15.89% over the past three years. Specifically, the average prices for HDB flats in 2025 are as follows: one-bedroom units at S$260,000, two-bedroom units at S$356,000, three-room flats at S$461,000, four-room flats at S$660,000, five-room flats at S$767,000, and executive units at S$893,000. For multi-generational units, the average selling price was S$1,049,000 in 2024, but none have been sold so far in 2025. Turning to condominiums, the average price in 2025 stands at S$2,173,407, compared to S$1,998,201 in 2024. This represents a 12.06% increase over the last three years. The average prices for condos in 2025 are as follows: one-bedroom units at S$1.182 million, two-bedroom units at S$1.777 million, three-bedroom units at S$2.370 million, four-bedroom units at S$3.672 million, and five-bedroom or larger units at S$4.371 million.

In 2024, the average price per square foot (psf) for properties in Singapore was S$602. By 2025, this figure rose to S$634, reflecting an impressive increase of 19.38% over the past three years.

In Singapore, most HDB flats come with a 99-year lease. Once this lease runs out, ownership of the flat reverts to the state, and the property may be demolished or repurposed. However, there are programs to consider. Selective En bloc Redevelopment Scheme (SERS): This government initiative offers residents of selected flats the opportunity to move to new homes with a fresh 99-year lease, often at a subsidized rate. It's akin to hitting the jackpot, but only a small number of flats are chosen for SERS. Voluntary Early Redevelopment Scheme (VERS): Announced to address aging flats not selected for SERS, VERS allows residents to vote for the government to buy back their flats before the lease expires. Details are still emerging, and it's yet to be implemented. For private properties with expiring leases, owners can collectively decide to sell the property, often to developers for redevelopment.
