Upper Thomson Road (Parcel A) GLS Site: An Upcoming Mixed-use Development in Springleaf
Upper Thomson Road (Parcel A) is projected as a new launch mixed-use development (residential with commercial at 1st storey) adjacent to Springleaf MRT Station in Yishun, District 26. Covering around 2.44 hectares, the site could accommodate 595 private homes and 2,000 square metres of commercial space. Its appeal lies in both its scale and accessible location within a serene, low-density enclave surrounded by nature.
Upper Thomson Road (Parcel A) is close to the former Nee Soon Village, which served as the commercial centre for the North until the early 1980s. The site is now part of the tranquil, lush and historically significant Springleaf Identity Node, which includes shophouses across Upper Thomson Road that provide amenities for the neighbourhood.
The adjacent Springleaf Forest offers lush vegetation and a wide variety of flora and fauna, including threatened and endangered species. Being one of the few tall buildings in the area, most of the units in Upper Thomson (Parcel A) will have unblocked panoramic views of the neighbourhood and the surrounding greenery – this includes the Upper Seletar Reservoir Parks, which is home to 15 hectares of natural vegetation and the Upper Seletar Reservoir.
Upper Thomson Road (Parcel A) is also adjacent to Parcel B, now Springleaf Residence, which is a new launch condo by GuocoLand and Hong Leong Holdings that offers a total of 941 housing units.
