The estate is an amazing bto. Largest bto in Singapore. Many people will mistake it as a condominium since it's designed like one with ample green spaces from landscape deck, to roof garden, to greenery area on the first floor facing the river, multiple access points in and out of the PCN. Filled with many shops, eateries, and supermarket that are going to open in a few months. With a guaranteed unblocked view of sungei serangoon and forest opposite, based on the paya lebar new town plan.
The only thing to complain about is that there is only 1 vehicle entrance despite it being the largest estate in Singapore. HDB really should consider opening another access for the estate to control traffic better.

There are no supermarkets or coffee shops, residents have had to leave the area to shop and eat for almost a year

Nicely done project but location is not ideal. All units were built along a triangular plot of land with 2 sides along a highway or a busy road hence quite noisy, even for units facing inward. Having a hard time to decide whether to choose a balance unit since none is facing the river, away from the persistent traffic noise.

Beautiful new HDB development, looks like a condominium, many units facing the river with beautiful views and some river facing units coming with balconies. PCN is like 1 minute away which connecting to the north and east PCNs. Definitely the resale price will appreciate too much in 5 years MOP time.
I see people already starting to move in by Dec 2023. 🤩🤩
