Bedok South Horizon’s S$1.459M flat sets new townwide record

Just five months after its first resale transaction, Bedok South Horizon has raised Bedok’s HDB price record once again.

A 5-room flat at Block 152C Bedok South Road changed hands for S$1,458,888 in September 2026. This is now the most expensive HDB resale recorded in Bedok, regardless of flat type.

The latest sale narrowly surpassed another 5-room flat at the same project, which fetched S$1.45 million in August. More significantly, Bedok South Horizon now accounts for all six of the town’s most expensive HDB transactions, overtaking even the larger executive flats that previously dominated the list.

Bedok’s new HDB record stands at S$1.459 million

The record-setting unit spans 1,216 sqft and is located between the 10th and 12th storeys of Block 152C. At S$1,458,888, the transaction works out to approximately S$1,199 psf.

This is S$8,888 higher than the previous town record set just one month earlier. That transaction involved another 1,216 sqft 5-room flat at Block 153B, located between the 16th and 18th storeys.

While the difference in absolute price is small, the latest sale is noteworthy because it came from a lower floor band, suggesting that high-floor positioning is not the only factor supporting prices at Bedok South Horizon.

From S$1.4 million to S$1.459 million in five months

Bedok South Horizon’s first recorded 5-room resale took place in May 2026. 

That unit was also located at Block 153B, between the 16th and 18th storeys. It sold for S$1.4 million, immediately becoming Bedok’s most expensive HDB resale at the time. The September transaction is S$58,888, or about 4.2%, higher than that first sale.

Since May, all six 5-room flats sold at the project have crossed S$1.28 million. Five changed hands for at least S$1.37 million, showing how quickly a high-end resale segment has formed within the newly MOP-ed development.

Interestingly, the transactions did not rise in a chronological order. For example, the S$1.28 million July sale was lower than three deals recorded before it.

This is a useful reminder that individual HDB transactions can vary considerably, even when the flats share the same project and floor area. Renovation, facing, urgency and negotiations can all affect the final price.

Bedok South Horizon now holds the town’s six highest prices

Before Bedok South Horizon reached its Minimum Occupation Period (MOP), the top end of Bedok’s HDB market was largely occupied by executive flats.

These homes typically offer much more space. The executive units in Bedok’s current top 10 range from around 1,539 sqft to 1,658 sqft, compared with 1,216 sqft for a 5-room flat at Bedok South Horizon. Despite the size difference, all six recorded 5-room sales at Bedok South Horizon have now overtaken Bedok’s priciest executive transactions.

This does not necessarily mean buyers value space less than before. The executive flats on the list date back to 1989 or 1995, while Bedok South Horizon was completed in 2021 and 2022. The comparison instead shows how some buyers may be willing to trade some floor area for a much newer flat with a longer remaining lease, modern surroundings and stronger transport convenience.

Why are Bedok South Horizon flats commanding such a premium?

Based on the six transactions recorded so far, 5-room flats at Bedok South Horizon averaged approximately S$1,142 psf. By comparison, the average for 5-room flats across Bedok stood at around S$629 psf over the same period. This places Bedok South Horizon at a whopping 82% higher than the wider town average.

Bedok’s 5-room flats as a whole have also performed steadily, with their average psf rising by approximately 25.6% over the past five years. Bedok South Horizon’s premium therefore sits on top of broader price growth across the town.

Its specific location helps explain why the project stands apart. Bedok South Horizon is next to the upcoming Bedok South MRT station on the Thomson-East Coast Line. It is also directly linked to Siglap Community Club by a sheltered bridge, giving residents convenient access to dining, retail and recreational facilities.

The development is relatively close to East Coast Park, while selected stacks may also enjoy open or sea-facing views. Combined with its long remaining lease and limited supply of larger flats, these qualities have helped to establish it as one of Bedok’s most sought-after HDB projects. In fact, the first resale at the development was a 4-room flat that sold for S$1.12 million in April 2026. That transaction also set a new 4-room record for Bedok.

The project contains only 274 5-room flats. With just six recorded resales so far, there are still relatively few opportunities for buyers who specifically want a larger unit here.

More housing choices are coming to Bedok

Bedok is already one of Singapore’s largest HDB towns, with 64,414 dwelling units under HDB’s management as of 31 March 2025. Its projected ultimate housing stock stands at 96,000 units, leaving considerable room for the town to grow over the longer term.

Several public housing projects are already being built across Bedok, including Bedok South Blossoms, Chai Chee Green, Bedok South Bloom, Bedok North Springs, Bayshore Vista, Bayshore Palms, Kembangan Wave and Ping Yi Court. Together, these projects will add around 6,500 flats.

Another approximately 1,640 flats are expected to be offered in Bayshore during the upcoming November 2026 BTO exercise, which was moved from October to give buyers more time to obtain an HFE letter under the revised income ceilings.

Private housing supply is growing too. Vela Bay, the first private development launched in the new Bayshore precinct, comprises 515 units. Meanwhile, the upcoming mixed-use development at Bayshore Drive could add another 1,280 homes and will be integrated with Bedok South MRT station.

Elsewhere in the town, the upcoming Bedok Rise development could yield around 380 homes, while the New Upper Changi Road site could provide another 1,010 units near Bedok MRT station.

This pipeline means buyers will gradually have more public and private housing options across different parts of Bedok. The Bayshore precinct will also bring an integrated transport hub, a central park, a school and more community and recreational facilities to the wider area.

For now, Bedok South Horizon’s early resale performance shows how strongly buyers can respond to a rare combination of a long remaining lease, larger layouts and future MRT access. Whether its next 5-room sale pushes the record even higher remains to be seen – but with only six transactions recorded, the project’s resale story may still be in its opening chapter.
