When we said “highly anticipated”, we meant it. Some market watchers believe Bloomsbury Residences is a game-changer for One-North. It is the biggest private residence development in the area, with 358 residential units and 400 square metres (sqm) of retail space on Level 1, dubbed Bloomsbury Shoppes.
Mixed-use project
Bloomsbury Shoppes is expected to cater to both residents and the wider One-North community. Given the area’s increasing population of professionals and expatriates, this retail hub could become a vibrant focal point for dining and leisure in the Media Circle neighbourhood.
Rare unblocked views

One of Bloomsbury Residences’ standout features is its unblocked views of Wessex Estate, with 60–70% of units designed to maximise the scenery. In a district dominated by high-rise commercial developments, this is a rare offering.
However, note that unblocked views in Singapore are never a lifetime guarantee. For now, Bloomsbury Residences enjoys the best vantage point among the three GLS sites there. Units facing Media Circle will also have some open views, at least until the neighbouring GLS plots are developed.
The first robot-run private residence development
Qingjian is also pushing innovation further at Bloomsbury Residences with robot-assisted maintenance, making it the first robot-run private residence development in Singapore. This includes autonomous cleaning, contactless delivery, pool-cleaning, and even tennis ball-picking robots.

Unlike many new launches in One-North, there are no 1-bedders — a bold move in an area known for strong rental demand from professionals. Instead, the inclusion of spacious 5- and 6-bedroom penthouses, which are rare in this district, suggests a stronger focus on homeowners who prioritise space and exclusivity.
This unit mix is similar to nearby launches like Blossoms by the Park and The Hill @ One-North, but here’s what sets Bloomsbury Residences apart: It’s the first in the area to follow the new GFA harmonisation guidelines.
With aircon ledges no longer counted in the total square footage, layouts are expected to be more space-efficient, offering better usability compared to past One-North launches.
Facilities

Bloomsbury Residences comes packed with over 50 facilities, making it by far the most well-equipped private residence development in One-North. Residents can enjoy three swimming pools, indoor and outdoor gyms, a tennis court, a library, and a co-working space, among others.
What’s even better? Some of these amenities are located on the rooftop, giving even lower-floor residents a chance to soak in the unblocked views of Wessex Estate.
A prime location that changes everything

Bloomsbury Residences is the first private residence development in Mediapolis, one of the eight precincts in One-North. While other new launches have popped up in the district, none are quite as strategically positioned to serve the Mediapolis community.
One-North is a hotspot for tech giants, research labs, and media companies, making Bloomsbury Residences an ideal home for professionals working nearby. Instead of dealing with long commutes, residents can enjoy the convenience of living just minutes from work.
Accessibility
The development sits at the junction of Media Circle and Portsdown Road, offering quick access to major roads like Queensway, North Buona Vista Road, and the AYE. While the nearest MRT station, One-North (CC23), is not within walking distance, a short bus ride or drive solves the issue.
Note that similar concerns — no MRT within walking distance — were raised about Normanton Park, yet it saw strong demand due to good bus connectivity.
Lifestyle offerings
When it comes to lifestyle, there is no shortage of options. Other than the on-site Shoppes, The Star Vista, Holland Village, and Rochester Mall are nearby, offering a mix of dining, shopping, and entertainment.
Bloomsbury Residences is also a short drive from Dempsey Hill, known for its upscale restaurants and boutique stores.
Renowned schools nearby
Families will also appreciate the strong lineup of schools nearby. Tanglin Trust School, a private British-based institution, is less than 300 metres away, while other international options include UWC Dover Campus, INSEAD, and ACS International.
Local schools such as Fairfield Methodist Primary School, ACS (Independent), and NUS are also within easy reach, adding to the project’s appeal. However, note that Fairfield Methodist Primary School’s status within 1 kilometre of Bloomsbury Residences remains unclear, as OneMap does not confirm this.

One-North has been an investment hotspot for years, thanks to its live-work-play environment. With Mediapolis expanding as a key hub for infocomm and media, a steady flow of high-earning professionals will be looking for quality homes, driving both rental demand and long-term value.
Looking at past transactions, recent launches in One-North have seen strong take-up rates. Blossoms by the Park, for instance, moved nearly 75% of units on launch day at an average of S$2,423 psf. Given that, Bloomsbury Residences is competitively priced with its S$2,396 psf starting point.
Beyond that, One-North is still evolving. As the district grows with new developments and government-backed enhancements, property values could follow an upward trajectory. Against the backdrop of rising demand and tight supply, Bloomsbury Residences stands out as a solid long-term investment.
