Opus Bay: A New Life, Over the Water

Set for completion within the next three to five years, the present stage of development at Opus Bay focuses upon the residential collection of luxury villas and high-rise apartments. Occupying almost a third of Opus Bay’s 125-hectare footprint, these residences are divided into two categories: Cluny Villas, a gated community of resort-chic luxury villas, and a series of three high-rise residential apartment complexes with stunning ocean views. While also responsible for many acclaimed larger projects, this practice is perhaps best known for its work on numerous luxury landed properties in Singapore, including the award-winning KAP-House, Faber House and 55 Blair Rd.

Properties within the Cluny Villas development have been designed with the goal of embodying understated luxury, displaying attention-to-detail in handcrafted finishes, utilising a warm colour scheme and materials, and importantly, possessing a timeless style that will remain in good taste for many years to come.

In keeping with the luxury resort atmosphere, every home at Cluny Villas features its own private pool, surrounded by gorgeous greenery, lending a sense of oneness with nature. Balmoral Tower: On Another Level

Balmoral is the work of celebrated Singapore practice, RT+Q Architects. This firm has designed countless luxurious modernist landed properties, condominiums, commercial and hospitality projects around the region, winning several local and international awards along the way, including the sought-after Singapore Institute of Architecture Architectural Awards.

Featuring glassed balconies and floor-to-ceiling windows, apartments at Balmoral have been configured to maximise natural light and open up the spectacular views of Batam’s bay, the Singapore Strait and the South China Sea that residents here will enjoy. Design is modern yet welcoming, with warm and subtle hues, and ample integration of nature.

Balmoral should be completed within the next three to five years, to be joined by another two towers — Ardmore and Claymore — which will also be constructed within the Opus Bay seaside apartment development. All units will include onsite pool, gym and other facilities, in addition to access to the brilliant beachfront Clubhouse.

A New Vision for Batam

The Opus Bay masterplan was designed by Kohn Pedersen Fox Associates, a top international architectural firm whose portfolio includes the redevelopment of Hudson Yards in New York, Roppongi Hills in Tokyo, the Shanghai World Financial Centre, and many other prominent projects.

Augmenting the residential element, in keeping with a larger philosophy of “Live, Work, Play and Learn,” the development will also integrate an expansive high-traffic retail precinct, prestigious private and international schools, medical and healthcare, plus entertainment venues and exciting F&B offerings, from casual bars and cafés through to fine dining establishments. There are even plans for a theme park.

This ambitious township project is being developed on a 125-hectare site that is fully owned by Tuan Sing Holdings. It plays into a greater initiative by the Indonesian authorities to reshape Batam as a thriving tourist destination — a ‘new Bali’ — and capitalise upon its status as a free-trade zone, with business-friendly tax exemptions.

Working toward that goal, the Indonesian government has announced infrastructure projects including a 7km bridge linking Batam with nearby Bintan, the construction of a second terminal at Batam’s Hang Nadim Airport, widening of major roads from Batu Ampar Harbour, development of Batu Ampar Port, the establishment of Nongsa as a tourism-based special economic zone, and the construction of a floating solar power plant to provide the burgeoning population with clean energy.

The Batam ferry terminal is to be expanded and renewed, while highfliers will soon have access to another form of transport — two air-taxi companies intend to operate 20-minute flights from Singapore to Batam in the near future.
