Tembusu Grand

Tembusu Grand is a new launch condominium with a 99-year lease at Jalan Tembusu within the Katong neighbourhood in District 15. The Jalan Tembusu GLS tender closed with CDL as the top bidder. Among eight bidders, City Developments Ltd (CDL) emerged as the winner for Jalan Tembusu, which is located at Tanjong Katong Road in District 15.

A bid of $768 million was submitted by CDL for the Jalan Tembusu GLS site, which amounted to $1,302 psf per plot ratio. This development's Gross Floor Area (GFA) is 589,743.89 sq ft (54,789 sqm). CDL is an established developer and has launched various other developments in the area, such as Amber Park, which was highly popular.

Tembusu Grand will be jointly developed by CDL and MCL Land under Tembusu Residential Pte Ltd. Both developers have worked on successful projects in 2022 such as Piccadilly Grand (sold 77% on launch weekend) and Copen Grand which is already fully sold. Combining their experience and expertise, the developers will be able to develop a high-quality project that homebuyers can look forward to. 

Unit Mix

Tembusu Grand will come with a total of 638 residential across 4 blocks of 20 and 21 storeys. The architecture of the residential towers features a crown design inspired by the sculptural form and texture of the heritage Tembusu trees.

These blocks will have units ranging from 1 to 5-bedroom configurations. There will also be two 5-bedroom penthouse units that will appeal to luxury buyers. Here is the unit mix:

The newly launched Tembusu Grand boasts an impressive array of facilities for residents to enjoy. A highlight is a concierge service called the Residential Services where staff will assist residents in arranging certain services such as housekeeping, laundry or parcel pick-ups.

There will be a 50m infinity lap pool and two clubhouses, among other facilities. The Grand Club will have an entertainment room, a karaoke pod, a gaming pod and a function room. The Tembusu Club will have a private dining room and observation deck and a gym. There are also several family-friendly facilities such as a playhouse and a kids' playroom.

Connectivity around Tembusu Grand

Tembusu Grand will be around an 8-minute walk (734m) to Tanjong Katong MRT station, improving connectivity and linking commuters to the Thomson-East Coast Line (TEL). The TEL brings residents close to the Marina Bay area in under 20 minutes, and those that work in the city area will be able to get to their offices easily. Residents can also take the TEL directly to Orchard, Maxwell and Upper Thomson. There are also several bus services that will bring residents to the city centre conveniently.

For those who drive, Tembusu Grand is located near the East Coast Parkway (ECP) and Marina Coastal Expressway (MCE), which allow residents to reach the city and Changi Airport within 15 minutes, making it highly convenient. From the development, it's a short drive to the CBD, Marina Bay Financial District and Changi Airport.

Chung Cheng High School (Main)

There are several popular primary schools near Tembusu Grand. Primary schools within a 1km radius are Tanjong Katong Primary, Kong Hwa School and Haig Girls' School. Tao Nan School, CHIJ (Katong) Primary and Geylang Methodist School (Primary) are within a 2km radius.

Due to a reform to the Ministry of Education's home-school distance programme, the distance between schools and residences will be measured during the Primary 1 registration exercise by calculating the shortest distance between a point around the school and the applicants' homes. As a result, this move will reduce parents' concerns regarding the distance between their homes and nearby schools.

Other reputable schools in the area include Tanjong Katong Girls' School, Tanjong Katong Secondary School, Chung Cheng High School (Main), Dunman High, Victoria School and Victoria Junior College.

For expatriate families, the nearest school is the Canadian International School, located just opposite Tembusu Grand.

Parkway Parade

There are several malls within the area, such as Parkway Parade Mall and i12 Katong Mall, which can be accessed via a 4-minute drive. There are even more retail malls further down towards the Paya Lebar Area, such as Paya Lebar Quarter, Paya Lebar Square and Singpost Centre.

Additionally, residents can take the TEL directly towards the Orchard Road shopping belt and visit the many malls within the area, such as ION Orchard, Takashimaya Shopping Centre and Paragon Shopping Centre.

Eateries near Tembusu Grand

Marine Parade Food Centre

The East Coast is known to be a gastronomic enclave, lined with a diverse array of cafes and restaurants along the shophouses in the vicinity. The shopping malls in the area are also filled with many eateries, such as Sushiro in Parkway Parade, and Churros Republic in i12 Katong.

Tembusu Grand is within walking distance of famous eateries in the Katong area such as Little Italy, Oven & Fried Chicken, Seng House, 6 Letter Coffee and more. The Joo Chiat conservation area is also a short drive away.

Additionally, there are several hawker centres nearby, such as Marine Parade Central Market & Food Centre, Dunman Food Centre, and Old Airport Road Food Centre.

The shoreline at East Coast Park

Tembusu Grand is situated near East Coast Park, the longest park in Singapore, which stretches along the eastern coastline. East Coast Park offers a wide variety of amenities for people to utilise. For example, residents can head down to the Coastal Playgrove let their kids play around, rent Quad Bikes for the whole family, or even rent a glamping spot to unwind with loved ones.

Residents will also be close to some recreational spots such as the Chinese Swimming Club and the Singapore Sports Hub.

URA Masterplan near Tembusu Grand

Tembusu Grand will be near upcoming developments around the Kallang River area. The Kallang Industrial Estate will be transformed into a mixed-use precinct along the waterfront. Residents can also look forward to the rejuvenation of the Old Kallang Airport into a lifestyle hub and Kampong Bugis.
